In responce to the complaint filed by [redacted] about his front stoop and stairs:
 My company was hired to replace the front stoop, stairs and railings only. He wanted this work completed because the previous stairs had sunk a couple of inches from their original position and the...

stoop top was looking rough. We removed and disposed of the stairs, stoop and railing and replaced them. The entire amount paid to my company was $5,195.00 with the final payment being made on 1/17/13. A sidewalk was installed later that my company had nothing to do with. The house was originally built with a  integrated stoop that sits on the same foundation as the house with stairs that have their own separate footing. This caused the original stoop and stairs to fail where they came together. Our new work integrated the two area together with reinforcing rebar to prevent the previous settling. To date we have seen a hair line crack less than 1/16 of an inch wide appear where the new stoop and stairs join each other. Often this type of hair line crack happens where two different size masses are joined together where one is much heavier than the other. Because the stoop is hollow and the stairs are solid this is a perfect example where an expansion joint will fix the problem. In reviewing the issue with the Homeowner he has repeatedly declined to let us install this joint. He has insited that we must use mortar at this joint. To date we have regrouted this area with mortar twice. The stairs are secure to the stoop and have not sunk. This issue can be easily permantly addressed with an expansion joint and we are ready to perform this work upon [redacted] approval. I have talked with [redacted] many times about this matter and it was only when he left a message saying he had retained a lawyer and was demanding that we replace the entire stoop that I did not promptly return his call. Enclosed is a picture of the front stair and stoop taken on 1/15/14, the crack is at the back of the top stair. I take great pride in my work and the satisfaction of my clients and work hard to ensure that all issues are addressed promptly.

Review: I contracted [redacted] at Premiere Construction to remove and then replace my front porch and steps on my house. I was told that lentils had to be placed under the steps so that they would not sink and break away from the front porch. This raised the price significantly from what I had expected. Not wanting to have a problem in the future I agreed and the work began. After the work performed the work, the steps were over 12 inches from meeting the pre-existing sidewalk leaving an open dug out area that was a significant hazard. Needless to say the steps were supposed to join the existing sidewalk. After MUCH discussion I unfortunately agreed to pay a substantial amount more ($3,200) to have the old sidewalk replaced with a new sidewalk that would actually connect to the steps even though I did not want to. After 3 months the steps began to crack and pull away from the front porch. I was told by [redacted] at Premiere Construction that this was just a stress crack and was easily fixed. They proceeded to patch it 3 different times over the next 9 months and each time it cracked again. After I called out a different company to look at it they informed me that they never put the lentils in that I paid a lot more money for and the entire work must me replaced. At this point [redacted] told me that he did not have the money to pay to replace the steps and stopped returning my calls.Desired Settlement: I would accept the work being completed as promised or a complete refund.
