furniture items that they may leave behind and pointed out outstanding repairs neededWe were tasked w/ taking the home in condition it was given and preparing it for rentMr*** was not present for this walkthrough or the conversation with AncaOur vendor did visit the property and addressed issues outlined in attached documents including an extensive project to haul away a myriad of heavy and assorted furniture and personal items abandoned at the property upon *** move outThis cumulative work resulted in a bill payable to our vendor in the amount of $This invoice was passed directly through, without markup (as is the case with all vendor invoices)This invoice was also presented to Mr*** on his September statement, NOT months into our working togetherAs a result of the work done to the property, along with other efforts, the property was leased to well qualified Tenants who were happy with the condition of the propertyOn November 2nd, I received an email from Mr*** that he was surprised by the bill for the work done to the homeOn November 3rd, I replied asking to speak with him by phoneMr *** emails became insulting and threateningAfter repeated, unanswered requests to discuss the situation, I was left to determine what a mutually acceptable resolution despite our position that the vendor did a large amount of work to prepare the property for tenantsI paid 1/of the invoice, and requested that our vendor do the same, leaving Mr *** with a balance of $The initial landscaping cost more than regular $quarterly visits because there was a significant amount of debris removal required, also outlined in attached doc

The camper in question was sold as a model year end close. The Hautamaki's were well aware of the model year at the time of sale and took advantage of the discounted price, which is not uncommon at that time of year. As with most camper companies, they are constantly changing
the type of lights they use throughout the manufacturing year. The light we ordered was incorrect, as the manufacturer had switched to a new light midway through the manufacturing season. The correct light arrived at our dealership on August 30th, 2016. We then called the Hautamaki's and left a message with Jeremiah asking if he would like us to ship the light to their residence or if they would prefer to pick it up at the dealership We called again on September 1st, and did finally speak with Jeremiah and he asked to have the light shipped to their residence.
