In contacting our management team at Shannon Glen Preston Pointe, please be advised that the water leak did in fact come from the washer and not the toilette. The property management team has access to the voicemail received by the tenant stating the washer overflowed. Additionally, we
have attached the water damage invoice and an incident report. The apartment unit below the *** residence incurred water damage from the over flow of the washer and drywall had to be replaced. The management team also had to release the downstairs tenant from their lease. These additional costs have not been added to the resident's final billing. Our team would be happy to discuss the overall damage and costs. Any disparaging photos or statements in a public forum will be addressed by our legal team

The apartment complex is trying to redirect from what the REAL issue is. With this being my first lease, I was naive in trusting the management.  I have been taken advantage of. I didn't receive a copy of the lease, didn't know I was supposed to. The management is blatantly lying. They didn't provide the 120 or 90 day notices as they claim. The only notice  received is the 60 day, which came after 60 days. Even if they have the notices in their system, they either didn't issue or issued them late. It's would be easy to back date a notice on the computer, save it, then claim to have issued it. This is a fraudulent ploy to obtain additional fees.I'm not disputing that I owe for damaged carpet and paint. They have my deposit and pet deposits. This is a complaint for a fraudulent money scheme. When I verbally notified the management that I wasn't renewing, they had multiple opportunities to say that I needed to have my notice in writing. Again, they took advantage of my naivete. At this point they are unwilling to be honest and fair.

We apologize that the tenant had a bad first-time leasing experience.  However, a copy of the lease was readily available at the property management office. A lease is a signed contract.  As a management company, we abide by the Fair Housing laws and the lease agreement policies that every resident at Preston Pointe Inverness agrees to by their signature on the lease agreement. With regard to claim #[redacted], copies of leases are always available at the property management office if the tenant is unable to locate their copy of the lease.  Four re-certification notices were delivered to [redacted] beginning 120 days before claimants lease expired, as well as...

a 30-day notice to vacate the premises.  A 60-day written notice is required, even though there may have been verbal communications that took place with the tenant’s mother (with permission).  Carpeting in the unit was new upon move-in a year ago.  When the apartment inspection was completed after the tenant moved out, the carpet was covered with animal feces, fleas, molded foods in cabinets and trash left in the unit.  Additionally, the tenant painted the walls black which will take several coats of paint to cover.   It is important to take into account that the tenant and did not provide proper notice to vacate, but left the unit in a deplorable state.  Damages to clean, replace, paint and repair the unit are significant and will cost upwards of $3,700.  Copies of the lease, correspondence and photos of the unit are attached for your review.    Diane Ri[redacted]Director of MarketingThe NRP Group5309 Transportation Blvd. Cleveland, OH 44125
