Review: These guys are false advertising in order to lure buyers in. All of the properties they claimed to offer qualified buyers are newly renovated homes with a comfortable mortgage, no closing costs, and a minimal down payment. This is not true, when it came to closing I had to give them close to 37, 000. 00 to the seller big Brooklyn rehab/ dream homes. not including 5,000.00 down payment and even though dream homes is the same company as big Brooklyn rehab I had to give them 10,000. to them 15,000.00 to creative reality/ prime homes and other checks cut out to other key players. The home was Prime homes also go under several names including creative reality and raviv group. The other real estate goes buy dream homes and big Brooklyn rehab. They will put up pictures of many homes with photos that look lovely but these homes are nothing like these photos, and you get exited and call them. They never want to meet you at the property, they have to meet in the office. Well you go all the way there and boom they tell you, oh that property is not longer available, but let us show you what we have once you like a place they have you give them money down which is five thousand dollars and sign a contract for the home and introducing me to the mortgage broker and lawyer. Soon after a few weeks and told me I didn't qualify for the mortgage on my own and for me to find a co signer, I did but then they came out and told me he didn't have the credit score that they were looking for and sold the home I had put the down payment and signed the contract for to someone else. They then introduce me to another home I viewed with another real estate and sold me this home. But when I asked for my down payment back so I can go to the first real estate that showed me the home they said they cant do that and if the other company cut them out of the sale they would sue them to get their commission of the sale back. They said they would make sure everything that needed to get taken care of in the home before closing would be taken care of, including having a written contract and that one of the things would be for them to install two new gas meters cause they claim this it a two family house but there is only 2 meters, one is for the cooking gas for both apts which needs to be separated into two so each apt can pay their own gas bills. My home passed inspection but after living in my house for a few weeks I found a countless number of issues that need to be completed meaning they just made cosmetic improvements that mask major problems , which I am now responsible for: Leaking Radiators causing water marks on my ceiling areas of the home that are not sealed correctly. There are improper drainage so water sits in my backyard making a area for mosquitoes to breed. Leaking Faucets under the sinks. Windows and doors that are not sealed properly. They advertised the home to have a finished basement but what they did was put carpet over a floor that was not leveled and damaged. I need to do major structural repairs and weatherproofing. There is a leak in the roof and is causing mold on the sheet rock where a tenant is residing and the water leak penetrating in the basement has caused the sheet rock and carpet to get wet moldy where I had to remove the sheet rock to see where this water is seeping in from and notice the shoddy work his contractors did including running electrical lines throw a whole in a window, There is a dishwasher they left behind and sealed it underneath the basement stairs. Someone instructed the contractors to cut corners so they could get out the cheapest way possible. All they did was a patch job to make it look good. I was scammed through out this whole process from the Beginning of me walking into prime homes until this point. They never gutted out the place out, they left things as is and built over it around it, there water proofing that needs to be done and mortar needs to be replace on the bricks and places there should be insulated there is none which is why the home is cold, it's gonna cost me a pretty good amount of money to bring this money pit up to code. It took them over 3 months to pay a water bill that had a lien on this home which left me with a late penalty fee was all said and done and when questioned about when they would correct the gas meters and other things in the contract until I was to release the 2,000.00 that their lawyers had in escrow be fore they said they would do anything.Desired Settlement: I would like for someone to be held liable for breach of contract, the authenticity or validity of a contact in question, for failure to honor contract or agreement, the product[home ] I purchase had poor workmanship, and for a sale that was misrepresented, and for prime home and big Brooklyn rehab to refund me the broker's fee they charged me on the closing date and for big brooklyn rehab to fix the violations/ repairs on this home, this home was first offered to me for way less 485,000.00 nyc finance property value was 456,000.00 then what I paid for it which is 530,602.03, when all was said and done.

Response:

After reading and reviewing the complaint Prime Homes NY is requesting to be removed from this complaint due to the following reason. Prime Homes NY was not the previous owner of the property in question. We have helped this client even after he purchased the property to file documents for his rental tenants and can not warranty constructions and renovation on a property in which we did not own or renovate. Which was made clear to the purchaser prior to him finalizing his purchase. We have been in contact with the purchaser of this property and have done and will continue to do our very best to assist him in getting his dispute resolved. However we are not responsible for the construction of the property.

Response:

At this time, I have not been contacted by Prime Homes NY regarding complaint ID [redacted]. They have not gotten back to me after the first contact which was to tell me the complaint is bad and they would see if dream homes would make a meeting to resolve the issue with the home but they did mention for me to remove them from the complaint stating they had nothing to do with the home, but they broker the signing of this home after the breach of contract for the house on [redacted]. Yes they did provide me with a tenants but they never did a through background on the tenant and tenant is in rent errors for the last three months. When I started the eviction process, She started complaining about everything that was wrong with the apt even though I would always ask her if they were any issues at she would say no, Now I have to fix these issues and can't even throw this tenant out even though tenant causes part of the issues in the home.
