I spoke to Mr [redacted] and we agreed to pay half of the appraisal fee nowI mailed a check to him last week for the amount of $Check #has been cashed by Mr [redacted] We agreed that the remaining $will only be paid if he is able to close the loan with another company and provide proof of the closingAttached is the email confirmation from Mr [redacted] This should show proof that the matter has been resolved

We have been communicating with Mr [redacted] [redacted] was out of town for week and he had sent emails to Mr [redacted] , however the emails were not received by Mr [redacted] After [redacted] came back in town he and I both contacted Mr [redacted] to give him an update on his loan fileWe are currently working on his loan file to find a solutionMr [redacted] has asked us to continue to work on his loan file and provide him a final decision by November 15thMr [redacted] was pre-approved on his loan, but waiting for final approval based on the appraisal reportThe appraisal report was not approved by the underwriterWe are the loan broker and cannot control the outcome of the appraisal report and the decision of the underwriterWe have provided this information to Mr [redacted] We will have a final decision by the 15th

I have come to agreement with Prime Mortgage where they will refund half the fees paid now and the other half once we have closed financing with another company. I have cashed the first payment and plan to close financing before the end of the monthThe other finance institution has been able to structure my loan refinancing in such a way that we are proceeding. Instead of getting stuck, the new company is willing to listen to me rather than treating me like a dumb consumer who doesn't know what they are talking about. First we have ordered a new title report on the single parcel. This was a simple matter of requesting a title report from the title company. A recommendation made to Prime. The appraisal has been ordered on the single parcel and is schedule for next week. Another recommendation made to Prime but ignored. Once we have secured the new appraisal we will proceed with financing. We plan to close before the end of the month.

I have been in contact with Prime Mortgage regarding my complain. The first issue regarding the lack of communication has been resolved. I am now getting regular communication from Prime Mortgage regarding my loan application. Prime Mortgage has agreed to continue to try to service my loan application until November 15. If Prime is unable to service my loan request by November 15, I will request a full refund of all fees paid.The reason provided by underwriting for not being able to close our loan it that the application includes too much acreage.I did some investigation into the appraisal and how it was requested. Our loan is a little complicated. Our current loan is on the house plus four parcels of land totally acres. The fact that the loan is on >acres makes the loan non-conforming for Fannie Mai guidelines. This is the issue underwriting is raising with the current loan application.At the time of our loan application the non-conforming issue was known. For this reason I specifically requested the new loan application be made on the house plus the parcel that the house is located on. The value of the house and single parcel are sufficient to meet the loan to value ration. There is no reason to complicate the loan with the added acreage.When the appraisal was ordered I noticed it was done incorrectly. I raised the issue to *** from Prime Morgage, flagging the issue with the three additional parcels and that this is not what we wanted. We went back and forth by email and spoke over the phone. *** insisted that the appraisal needed to be made on all four parcels and that he would still be able to make the loan of the single parcel. With ***'s assistance I reluctantly agreed to pay for the appraisal as requested on all four parcels.I contacted the appraiser, Direct Valuation of Morgan Hill, CA and they confirmed that the appraisal was ordered on all four lots.Prime Mortgage has full responsibility for the incorrect appraisal request. I believe Prime Mortgage owes me a refund of the appraisal fee due to their error. I also feel due to Prime Mortgage's in ability to service our loan they should refund all other fees paid

I spoke to Mr. [redacted] and we agreed to pay half of the appraisal fee now. I mailed a check to him last week for the amount of $412.50. Check #1081 has been cashed by Mr. [redacted]. We agreed that the remaining $412.50 will only be paid if he is able to close the loan with another company and provide proof of the closing. 
Attached is the email confirmation from Mr. [redacted]. This should show proof that the matter has been resolved.

We had paid a total of $825 in fees. After three months effort Prime was unable to close on our loan due to their incompetence is handling a complex loan. After Prime gave up trying to close our loan we requested a full refund. I had a verbal agreement with Mr [redacted]; he agreed to pay half immediately and the 2nd half after we were able to secure financing from another institution. Prime has paid the first half but has not agreed to pay the 2nd half. We closed on the new loan January 2, 2015. Mr [redacted] requested a copy of the HUD1 document as proof of closing which I provided January 5. Next Mr [redacted] said he would not pay the refund until the loan funded. On January 7 I sent Mr [redacted] confirmation that the loan had funded. We have fully satisfied our portion of the verbal contract. Removing the prior Revdex.com complaint, securing financing with another institution, closing on said financing and finally providing written proof. Mr [redacted] in not honoring his side of the agreement, has refused to pay the remainder using a variety of stalling tactics. We wish Mr [redacted] would honor his side of the agreement and provide the final refund without further delay.
