[redacted] , I received a letter in the mail on Friday, September 2, from the Cincinnati Revdex.com concerning the following compliant I am sending this email in response to the Revdex.com concerning this situation The consumer filed this complaint on 8/28/but did not contact me concerning the situation until the evening of 8/29/ During the phone conversation we discussed the situation at length, and I reviewed the report with him at that time As stated in his complaint and during the phone conversation the area where there is a concern was "hidden" at the time of the inspection and was not able to be inspected Attached you will find a letter and photos I sent the client the following day to try and answer the concerns he is having with this issue As a licensed home inspector in the state of Kentucky it clearly states in the service agreement, inspection report and our standards of practice "Section General Limitations and Exclusions- Inspections performed under the Standards exclude any item (s) concealed or not readily accessible to the Inspector The Inspector is not required to move furniture, personal, or stored items; lift floor coverings; move attached wall, ceiling coverings, or panels; or perform any test (s) or procedures (s) which could damage or destroy the item (s) being evaluated." During the inspection (which the consumer did not attend), as noted in the inspection report and in the follow up letter sent last week, "There appeared to be an interior drainage system installed in the basement area Drainage system is described but inspector is not liable for its effectiveness Recommend inquiring with the owner concerning if the drainage system was professionally done with a transferable warranty once the new owner occupies the home." While I understand the consumers frustration with the current situation I reminded him of the limitations of the inspection and asked if any of those recommendations where done prior to purchasing of the home At the time of sending this email I have not had any follow up from the consumer If the consumer would like my opinion on the current situation after it has been made accessible and any possible solutions I would be willing to help them with thatRespectfully, Rob P.Prior To PurchaseInspection Services, LLC
