Our firm performed an inspection for MrsPhilios a* * *** *** *** ** *** ** on December 21st, At that time our report specifically identified the presence of mold (Pages & 20) of the inspection reportOur responsibility as an inspection company is to alert the client to

We do not have any knowledge of what client negotiate with sellers and in this particular case we do not know what MrsPhilios requested the seller to do about the moldAt the time of the final walk thru on February 17th, we checked to make sure all of the systems were wworking in the home and we checked to see if any seller repairs were madeWhat was presented to our inspector at that time did not include any mold mitigation documents by a professional environmental firm
We explained to MrsPhilios to check her contract with the sellers to see what she agreed to, if anything, regarding the removal of moldAlso, MrsPhilios should have had an environmental firm in after getting our original report which identified the presence of moldWe do not understand why she waited until after her closing
We have fullfilled our obligation to this clientWe identified the presence of moldIt is her responsibility to understand what she negotiated with the seller

As we stated previously and as we reported in the inspection report, mold was identifiedDuring the final walk thru we inspect to make sure all systems are functioning and we check items that the buyer advises us have been corrected by the sellerWe do not conduct mold swab testing to determine the variety of moldWe identified the mold issue and we examined what we were told to examine at the final walk thruThe client should obtain documents from the seller to include copies of invoices to show what type of work was done to clean the mold that was reported to them in our reportWe stand behind our reporting both during our initial inspection and our final walk thru

I am rejecting this response because:
If we would've known about these major issues we would've never bought this home. It's been less then 8 months since I've lived in this home. We noticed the major issues in the house during this winter and spring,especially with the heavy rain. When I called [redacted] to tell him about the problems that we were facing he promised that he would send an inspector to come and reinspect. He lied and never sent an inspector to home to reinspect. He actually came himself to come tell me to read pg.15 on inspection report.  I tried to point out all the major issues in the house but it seemed like he didn't care because all he kept doing was looking at his phone and left after 9 mins. He saw the deck falling apart and half the house tilting over with his own eyes.I don't understand how he doesn't see that this is a problem and it's a big problem. His employee [redacted] did a poor job at inspecting. EVERYTHING was visible! We are first time home buyers we spent $500.00 on an inspection to see if the house was worth the buy. The deck(no permit) was visible, the foundation was visible, the fake garage door drainage(no permit) was visible, the cracks were visible, EVERYTHING was visible and not pointed out to us. I asked [redacted] how was it possible that his employee [redacted] inspect in less than 45 mins?  An inspection is never rushed but I'm assuming that [redacted] did a poor job because Karen Danks, from Weichert Realtors,  was good friends with her and wanted to rush a sale. Prochek even lost my radon test for my home which is something I didn't mention previously. I have emails were my realtor went back and forth with [redacted] and I because they couldn't find the lab results. It took them more than a month to give me an answer. I have emails with [redacted] telling him how concerned I was about this issue as well. After weeks he replied back and said they found a lab result with no address on it and that they assumed it was from [redacted]. I said how am I sure that's mine? He said, because that was the only one missing. He then emailed me a lab result in which till this day I don't even know if it's accurate. This shows how unprofessional this company is. I have the emails to proof this. I'm very disappointed and disgusted by Procheks service. I would never recommend this Inspection company not even to my worst enemy! I am rejecting this response because:  ProChek Home Inspections informed me the mold could be cleaned by the Seller and that it in fact was not toxic mold (our mold remediator found [redacted] and [redacted] - two types of toxic mold).  We trusted ProChek's response when they stated Seller could clean the mold.  At no point were we pointed to seek out a mold remediator because we were told the mold in the one area of our basement was effervescence/slight moisture.  After we negotiated that with Seller, ProChek then signed off on all repairs made to the contract were completed satisfactory by Seller (proof attached in original email/complaint and attached hereto Page 8).  ProChek's rebuttal to the Revdex.com stated mold can be cleaned by remediator - how can they sign off on repairs being done then if they don't have any documentation of work being done?  Our two mold companies also stated the mold was not cleaned where Seller's had agreed and found mold in three other areas of our basement (two of which were visible and ProChek had failed to note in our inspection).  We would like monetary settlement for our loss.

Review: My name is [redacted], I'm a first time home buyer and it's been nothing but a nightmare. I paid Prochek to come inspect my property at [redacted] before buying my home. My realtor Karen D[redacted] recommended an employee by the name of [redacted] from this company to come inspect because according to her she was great. This inspector missed many things in her 30-40 min inspection report. She had said that she had done an inspection in this home in the past and that it was completely remodeled that everything looked great and in great move in condition. Well no, that wasn't true. Every time it rains I get water in my basement and garage.My deck is completely loose and unsafe, about half of the house is cracking because there's no support under the foundation, it's nothing but soil. We can even see the daylight coming right in through the cracks. Every time it rains my family and I have to wake up in the middle of the night to bucket out the water. If these major problems would've been detected at time of inspection my father nor I would've purchased this house. None of these issues were disclosed to us. A house with foundation problems is worthless. My kitchen is starting to sink in because of the foundation issue and so is the deck because it's not steady and attached to the kitchen. This house shouldn't have passed inspection, How is it possible that I can't even eat in my own kitchen, I can't use my deck, I can't use my basement because eventually there's mold and is always getting wet. I went to city hall in [redacted] to find out if the deck had a permit in which they said, no. We also paid someone to come check out the water drainage outside our garage door, and it results that it doesn't even lead to a sewer, eventually no permit as well. At this point I feel like this a Conflict of Interest. I really can't believe this is happening to my family and I. We are hard working people and now are so stressed because we don't have the kind of money we need for these repairs. I called the inspection Company and spoke to [redacted], the manager. I told him my situation and requested a reinspection at my property. He said that an Inspector would show up on Monday 6/8/15 to reinspect at 10am. This never happened. He actually came himself in person at 2:45pm to tell me to look at the inspection report, that it said it looked like there was water penetration in the past. I said " I'm sorry are you here to reinspect or what?" he said, no that there was nothing to reinspect. So I told him that how can he say that if on the report it doesn't disclose any of the problems that we're now facing. I suggested him to leave my property because not only did he waste my time, but also lose a day of work. He was very unprofessional and lied to me that an inspector would come to reinspect. I'm completely disgusted by this company and really hope that this doesn't occur to other families because this is a nightmare that we are living.Desired Settlement: financial and or repair for leaving out a great number of things on inspection report.

This past July 30th, 2014, our firm was contracted by [redacted] to perform a home inspection and radon in air test a [redacted] in [redacted]. The attached report was prepared and sent to the client. Our inspections are performed following [redacted] Standards of Practice and they reflect the condition of a home at the time of our inspection. In this particular home evidence of water penetration and moisture damage was clearly pointed out to the client (Page 15 of report).

A home inspection is a visual evaluation of a property at a given point in time. A home does not "pass" or "fail" inspection. There is no such grading scale that is applied. The inspection evaluation is presented to the client who then must make an evaluation about how to proceed with the purchase and what issues they will address/correct once they purchase the home. The intent is to make clients aware of the conditions of the mechanicals, electrical, structure and appliances following the [redacted] Standards of Practice.

Our service also includes a final walk thru evaluation prior to a client's closing. This inspection is intended to check any item the seller agreed to correct. We were not called to complete this inspection by the client at [redacted].

We were notified nearly one year later that the client was having issues with water penetration in her basement. The issues were identified in the report that was provided. If corrective action was not taken either before or after the client moved into the home, the issue would continue and continue to worsen.

The client suggests that she does not understand how our firm could give this home a "passing" grade on the inspection. There is no grading system as previously mentioned. Issues are identified so the clients are aware of them and then they proceed as they see fit.

We are sorry for the client's concerns and issues but our service is not the cause of the issues. They exist because no action was taken to correct them.

My Partner and I have worked with Pro Chek 3x over the past 2 years and have been pleased each time. The most recent inspection was a foreclosure and our Inspector was extremely thorough and gave us all we needed and more to access our investment and the condition of the home.

Review: Hired ProCheck for home inspectors as we were purchasing our home. We were informed mold was in the basement by ProChek however ProChek concluded it could be cleaned by the seller and it was not black mold. ProCheck then returned to ensure all repairs were done correctly by Seller and signed off on mold being cleaned. Two weeks after moving in we noticed mold behind a molding in our upstairs room, called an EPA mold remediator and they inspected the entire home. The mold remediator stated the mold was never cleaned in the one room of the basement that ProChek signed off on being cleaned and that in fact our basement was filled with high levels of black mold. ProChek did not note that there was water damage in other areas of the basement, which in fact had black mold. Our repairs cost $3400, this does not include the cost of having to install new walls and floors because they were removed during the remediation. We feel as buyers that we lost the opportunity to 1-negotiate repairs for seller to pay, 2-lower our bid price on the home, 3-walk away from the home purchase. We have not been able to move into our home yet and were stuck paying another month's rent in our apartment.Desired Settlement: We would like ProChek to cover cost of remediation because repairs were signed off as being completed when in fact that area was not cleaned. Also, ProChek did not note water damage in other areas of the basement, as well as other areas in the basement having visible mold. If they were not professional mold remediators they should not advise clients that mold could be cleaned by themselves (sellers). Nor should they sign off on repairs of mold being cleaned if they are not trained to do so
