I rented with Prop Property management for several yearsI strongly advise against renting entering into a lease agreement with themThe other negative reviews posted echo my own experienceThe apartment was not cleaned properly nor painted pior to my lease start dateThe management did not respond to maintenance request in a timely manner, and when they did, they sent subpar employees to make repairs, resulting in multiple visits to resolve every issueDo not expect to be treated fairly or with respect if renting from Pro Property Management

ProProperty has been managing my condo for the past four yearsI have been very pleased with their servicesThey are responsive, courteous and looking out for the needs for both me and my tenants

First off, I wouldn't even rate this company a 1 or even say anything positive about them to anyone I know. I am completely disgusted. It is a nightmare and they are a rip off, not really there for their tenants.
I was desperate to rent a place in 2015. October 2016, I saw the ad online, did a showing and expressed my concerns to the guy who did my showing, Nelson. The place was extremely dirty (nothing that couldn't be cleaned), the sliding door for the laundry was off the rail and jammed, there were spacers in the walls ALL over the condo, there was a huge stain in the carpet in the living room and the entire carpet throughout the house NEEDED to be cleaned or replaced and the kick board in the kitchen was kicked in right under the sink but other than that it was what I was looking for, they seemed promising and extremely nice when dealing with them.
Although, when it came time for scheduling anything, they wanted the business but could never work with my work schedule.
Nelson, the guy doing the showing said that he doubted that the owner would paint again and that the things that needed to be fixed would be done by the company, they were "a quick fix".
They reached out to me asking if I would like to do another showing because they had replaced the carpet. I work everyday, in a hospital that has a lot of acute cases and I almost never leave work on time. I explained, but they could never work with my schedule. Like I said, they wanted the business but didn't want to be flexible whatsoever.
I was desperate, didn't go for a second showing, went to there office to discuss the details and the lease terms. I met with Frank, the owner. He said the carpet was replaced "it looks beautiful now" but the owner refused to do any painting but would credit me up to $150 for painting it myself.
Before signing, I asked specifically:
1. Will my rent increase after my lease is up?
His response, " No, it will remain the same."
2. Will the things be fixed before I move in?
His response: "No, but we can schedule them and get it done as soon as possible. Within the first few weeks what ever works best for you."
Yes, I did sign a lease BUT he lied to my face, and here's why..
End of October 2016, I went to the condo to clean and noticed the carpets were NOT cleaned, the spacers were still on the walls but the carpet in the living room was replaced where the stain was. They should have replaced the carpet throughout the house because they were disgusting but they did not, only the living room, there was a line in the middle of the hallway where the carpets started/ended since there was a huge difference in color. But I believed that was cosmetic so I didn't even mention it.
November 2015 came, I put in the work order in through the tenant portal, and the job was never done. Like I said, I work for a hospital so I stay past my scheduled time 99% of the time and am constantly getting called in to perform emergency cases, it is very hard for me to take off from work. When I finally took an afternoon off from work, the "handy person" never showed up. Two hours later, they called me saying "Sorry, I'm behind, I'm late, we might have to reschedule for tomorrow morning." But it was already very late and I could not reschedule because of my work schedule. The work was not done.
April of 2016, I put in yet another request to fix the SAME issues since before I moved in. They finally called me back. I took an entire day off from work and NO ONE ever showed up, no call, no show! I called the office and left messages, they never got back to me.
Sick and tired of the issue, I gave up on calling and figured it was cosmetic and it wasn't an emergency but at least they were informed of the issue multiple times. I never left the condo that day.
March of 2016, I still had not had anything fixed. I log on to the portal to pay my rent and there's a charge in my portal of $53.18 (that I had to pay along with my rent, no option to pay separate).
I call the office and the receptionist says to me, " That's because you put in a work order, it was scheduled, our person showed up and you were not home." I calmly express what happened and she responds to me, "Well, that becomes a he-said, she-said issue and who are we supposed to believe? The tenant or our employee?" MY MOUTH DROPPED.
We had a small discussion and at the end I did not find it even worth the issue so I paid the fee and left it at that.
September 2016, I receive an email from Damian stating my lease would be up Oct 2016 and if I would like to sign another lease if not my rent would be increased.
I explained, I did not want to sign another lease but wanted to stay and asked why my rent would be increased if that wasn't the original agreement. After a few emails, I never received a response on my questions.
October 31, 2016, I receive an email from the company with my November statement (payment reminder) stating my original rent agreement. A few minutes later I receive another email with the "correct" statement and November rent - my rent was increased!
I immediately call them, get on the phone with Damian. And he said basically that's what it's going to be, if I want to move, I need to send the letter stating so 30 days prior to move out.
They received the letter within minutes.
Throughout the month of November, they wanted to do showings without my permission, I even had to get the New Haven PD involved because I was receiving calls to "confirm an appointment for a showing for THAT DAY." - My personal belongings are still there!
They would not contact me back after multiple calls for a close out inspection.
It was finally done on December 1st, because that's the only day they were available.
Damian did my close out inspection, he assure me that I would receive my FULL deposit back by DECEMBER 30th.
The end of December approaches, still no deposit and no communication whatsoever.
I reached out to them January 2, 2017 asking why I have not received my deposit and I may be entitled to DOUBLE due to not receiving it within 30 days.
I get an email back from Ronald, "your security deposit was mailed to you Friday, Dec. 30 you should get it any day now" - They mailed it exactly the last day that I was supposed to have received it.
I received it today January 5, 2017.
The check was dated Dec. 30th but it wasn't sent out until January 3rd, 2017.
The deposit I was suppose to receive was $1050, plus interest.
I receive a check of $647.75 because they charged me $204.72 for CARPET CLEANING and $198.87 for Patch & Painting on the living room wall.
The nicest thing I can say is - I'm [redacted] Disgusted. They are rip offs and are NOT for the tenants. I'm sure one of them will respond with something they tried to find wrong with me as a tenant just like they did with the other review but I paid my rent on time, was a great tenant and neighbor.
Plan on taking this further. Disgusting scam artists of individuals they are!
