These tenants purchased a washer/dryer from *** that was installed by *** *** The installer failed to properly install the drain hose for the washer and during the test cycle and he left before the washer had gone thru a complete test cycleThe unit is three floors and the washer is on
the top floorThe washer flooded two floors*** *** has taken responsibility and opened a claimThe owner wanted to see the damage and brought her contractor alongProper notice was provided but when she came with the contractor, they refused to let her enter because we hadn't informed them that he would be accompanying her.They hired an attorney and we had to run all communications with the tenants thru the attorneyLast Friday 7/24/15, the Attorney sent an e mail stating she had withdrawn from the case and we should communicate in the future directly with the tenantsThey feel it's owners' and our responsibility to represent them in the claim against *** *** and have communicated that directly to the owner and usCharles L***, the broker with our company that placed the tenants and has worked with them has done everything per RCW landlord/tenant requirementsHe had made an appointment to come down and meet *** *** whose doing the water extraction and dry out and when he went down to meet them, they had called the Mukilteo Police and placed a restraining owner on Charles, to prevent him from enteringThey have shut the power off to the drying equipment that *** *** placed in the home because it was too noisy and they also felt the equipment prevented a hazard for their toddlerDespite our efforts, the owners efforts, the owner's contractor's efforts, and *** ***, we have been unable to appease these people and in their opinion work within the RCW Landlord/Tenant requirements. We feel that we have absolutely adhered to all requirements and that they have been totally unreasonable with all parties involved in this incidentThey have expressed a desire to terminate their lease early and vacate the property and I believe the owner is more than agreeable to thisShe does however, want to make certain that the home is restored to the pre- move in condition it was in prior to their occupancy and that all repairs are to her satisfaction before discussing any refund of monies paid by the tenants for their security deposit and rent. This seems to be a reasonable condition for refunding any monies they request but we'll see what their response isI'm attaching a page from our Title Landlord tenant Manual with regard to owner/landlord's right to enterThe stove was an issue and was repairedThere is no instance, according to our records, where we didn't comply 100% with the Landlord/Tenant laws.Respectfully,Mike S*Pro Realty Options inc

Pro Realty Options inc manages the [redacted] and has for several years. #[redacted] had water coming thru the ceiling and [redacted] (the association manager) had a roofer go there a few times who said it wasn't coming from the roof and was probably the roof drain. [redacted] is...

the manager representative from our company and asked if we could have our maintenance man go down and investigate the source of the water. #[redacted] is a top floor unit and being a flat roof, there's no attic area to access therefor the only way to check the roof drain is to cut a hole in the ceiling.
Our maintenance man was not aware of the old style heat wire in the ceiling sheet rock because they quit using that about 30 years ago if not longer. It might have been necessary to cut the wire even if he would have been aware of the in-ceiling heat wire. [redacted] was working on site at the time and provided a quote to install a wall heater for over $800. We priced out wall heaters and had the electrical company (D-3 Electric)  we have used for the past several years provide us with a price.  We had to pay for the installation having damaged the existing heat source in the bedroom and felt the general Contractor's price was out of line. Our electrical contractors price was $450 dollars, about half of what the general contractors quote was. I'm certain,  as with all general contractors, they had added profit and overhead to the price the contractor provided. Just a little more than we felt reasonable. We provided the same quality heater that [redacted] had quoted.
We agreed to pay what D-3 Electric would have charged to provide and install the heater. The owner of the unit wanted [redacted] to do the installation but we felt that paying almost double what our cost would be was unfair to us. We had a very experienced electrical contractor to do the work for nearly half the price and felt it very fair to offer that amount. We can provide a written quote from D-3 Electric if the complainant or Revdex.com needs to resolve this matter. I feel there is absolutely no grounds for this lady to file a complaint against our company.
