Our firm has used this company for several years. In the beginning they were professional, conscientious and impeccable workmanship. Each year things begin to change, last year I felt like the business was suffering from poor management. But this year, every single job we requested required us to call them back because items had not been done at all. For instance, a request to turn sprinkler systems on, check all sprinkler heads; then repair or replace and adjust as needed. One home we found 2 heads spraying the house and one not working at all, this shortly after they had been there to do the set up. A second house had no water as they never bothered to test the system, just turned the timer on and left! Finally, on a third property we paid $300.00 to replace valves based on this is what we were told was the problem with the sprinkler system, only. On Friday June 17th after the lawn looks like it's dying, I find that they never turned the water back on afterwards, meaning no water for over 2 weeks. After requesting that they check the system to make sure they got everything set up right, today I get a text stating the reason the sprinklers aren't working is a broken water line. This tells me that they didn't even test the system after they replaced the valves. And were the valves really the issue to begin with? Gross incompetence!! Plus don't bother to call Adam because he won't return your calls. Needless to say I severed our relationship.Desired SettlementI do not believe the valves were the initial problem on this last property so I want the $300.00 returned in full. Also I do not want to be invoiced for any of the call back work they did due to employee incompetence. Plus I want others to be forewarned about this firms poor business practices so they do not hire him.Business Response we received work orders to turn water on at all 3 properties on 3/28/16. The first three weeks of April is when we do all water turn ons. Property 1) Left messages for tenants on 4/12 and 4/25. Finally got appointment set for 4/27. When we turned on the water there were multiple leaks at fittings around the valves as well as at the valves themselves. The irrigation system was re-done at some point since construction in 1987 but it was not done by a licensed contractor as the materials used and construction technique was not up to industry standards. On 5/12/16 we replaced 4 irrigation control valves and re-did some of the plumbing. On 5/13/16 the water was turned back on and we replaced a broken sprinkler and 2 sprinkler risers. We also set the timer to water once on the assigned water days like we normally do for spring watering. On 6/7/16 we received a work order to maintain the lawn and increase the irrigation time to twice on assigned days. On 6/10/16 we checked the sprinklers and fixed one riser. We could not adjust the timer as no one was at the property to allow access into the garage. We mowed the property on 6/10/16 and 6/17/16. On 6/17/16 we noticed running water in the valve box and discovered a significant leak at the main turn on and decided to turn the water off. Again, this was not installed by a licensed contractor as the valve used was of the poorest quality. The main valve is separate from the rest of the control valves and if it was leaking at the time we re-did the control valves, it would have been impossible to miss. Also, due to the location of the main valve, there is no way we could have broken it when we replaced the control valves. It is unfortunate timing that it broke only a month after we replaced the control valves. These issues do happen from time to time and we do our best to identify problems before they arise but everything was working as it should after we replaced the control valves. On 6/21/16, We left a message about the broken main valve and that it would have to be fixed in order to get the sprinklers turned back on.Property 2) Made an appointment with tenant to turn on water 4/14/16. We adjusted a few nozzles and fixed multiple leaks in the drip system. We do not mow this property but on 5/19/16 after receiving a work order, we went to check the sprinklers and found the timer was unplugged.Property 3) On 4/15/16 we turned the water on and replaced 1 sprinkler. We went back twice to address multiple tenant concerns about the quality of irrigation system. On 5/10/16 we sent an estimate to change multiple sprinkler heads which were not tall enough to get above the grass as well as raise the control valves which were installed too low and did not protect the household water supply from back-siphonage. We sent an e-mail reminder on 5/17/16. Later that day she responded, did not accept the proposal and instead just had us replace 2 sprinklers and lower 1. On 5/19/16 we replaced 2 sprinklers. We visited the property again on 5/23/16 to lower a sprinkler in back which turned out to be a larger job because the sprinkler lines were installed 6" below grade (not industry standard of 12"-18"). On 6/7/16 we received a work order to increase irrigation for summer watering of twice on assigned days. On 6/10/16 we completed the work order. (The initial water turn on is 1x on the regular watering day, Summer watering is 2x per day on the watering day.)We have worked with this property manager since 2011 on a total of four properties. We have had the understanding that the irrigation systems are not perfect and we just do what we can and keep things operational, such as the sprinklers hitting the house. (the sprinklers should have been placed facing out from the house instead of out in the yard spraying into the house 6' away.)We encourage our property management clients to communicate by e-mail and send work orders if possible. This eliminates claims of lost communication and streamlines the scheduling process. In summary, we feel we did everything we could given the condition of the sprinkler systems. We did have to re-visit the properties multiple times but not for reasons that show lack of competence, such as increasing water to summer watering. As a courtesy, we will not bill for the visits to the property to increase the water to summer watering. We will not refund the $300 for the valve replacement because it was necessary and we stand by that.
