Revdex.com:
I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted].  This is in response to complaint # [redacted] Contractor’s response: The original agreement expressed by the homeowners was that homeowners would be able to assist with demo and staining/polyurethane, but that these amounts were to be included into the estimate due to homeowner’s concern of time management and job productivity. Due to the wife becoming pregnant shortly after, homeowners explained that would not be able to be completed by homeowners, as well as certain conditions must be met due to the associated health concerns expressed by her doctor. (Contractors wished to spray stain and eurethan directly to ceiling in home, which was explicitly  expressed to be hazardous to a baby’s development.) Due to homeowner’s credit card being stolen, and expressed safety/security concerns, contractor could not provide the appropriate workers to provide stain work. Homeowner’s also believed they made the requests as clear as possible, however contractors repeatedly sought and suggested alternative options that were not within homeowner’s budget or desire. For example, homeowner’s were very clear of their desire for radiant floor heat, completed by a poured slab and pex tubing. Contractor indicated another option was available, which tripled the price. As that was outside budget, homeowner then agreed to put in baseboard heating. However, the contractor’s hired plumber, [redacted], explained that there was not space to do the baseboard heating and to go about through pex tubing radiant floor (as was originally desired), providing measurements and directions to complete as such. Pro-Tech then responded that it needed to be completed within three days for time completion. Homeowner then knowingly poured the incorrect concrete in order to accommodate their timeline, however they were not able to return to the job for over a week due to another job taking too long. This was a frequent issue with contractors, indicating that work or portion of jobs must be completed by homeowners by such a time frame or they would take on another job or be unable to continue. Homeowner’s expressed this is why contractor’s were hired, however the contractor continually placed more responsibility on the homeowners, ultimately asked that the homeowners individually hire all subcontractors. This did not end up happening as the contractor’s electrician left the job due to medical concerns, and the contractor’s plumber was not responsive in contacting homeowners back. Contractor offered to have his employees work on plumbing and electrical work as needed. The issue to the trims was regarding the sizes more than the stain itself. Homeowner showed a life example in an existing room of the desired trim size, style, and color. Contractor had already purchased the wrong size and tried to argue that the desired trim didn’t exist. (It was purchased from the local lumberyard shortly after.) The trim was also stained and polyurethane incorrectly. The lead contractor tried to argue that it was done in incorrect weather and was too cold, not realizing his employees were the ones who did the stain and urethane, and quickly defended themselves that weather conditions were fine that day. The homeowners were notified that the final pieces of roof were not to be installed unless they agreed to sign an additional contract for more work. As workmanship and quality were already in question, homeowner refused, keeping the roof contract from being completed. Homeowner also has a signed statement indicating that the contractors did not notify them that specialized pieces were to be installed upon their receipt. (Homeowner was told the final pieces of tin were damaged by contractor hired electrician and had to be reordered and delivered at a later date.) Homeowners requested as much insulation as possible and for job to be “buttoned up” as it was near new construction. Homeowner never worked or added any insulation, and if they gave directions to the employees they were told “We know how to do our job.” Homeowner has recently learned that much of the work was not completed to code, including bathroom vent not being vented, thin sheetrock, less then code insulation levels, and the structural glue-lam’s not being installed to code or safety requirements.

day. This continued thru the entire job. One month into the job the owner started changing the plumbing, electrical, framing from our original agreement. Owner next changed from baseboard heat to radiant heat after the plumber had already started HIS WORK, C0MMUNICATION timely professional manner via written and or verbal was not done. After receiving a revised work order estimate owner decided to do himself. After a delay we arrived finding he used the wrong concrete and did not level it .As a note owner is not aware of his blunder in interfering with professionals doing there job, has now created a heavy weight load which will cause his entire floor joists to sag and eventually cave in .Not  listening to us he created his problem. We continued dealing with his trying to do himself stuff  and altering all aspects of original contract and schedule. We  have a signed paper stating what we suggested and what he did on his own was wrong!! Also that we assume no responsibility for his poor workmanship with a work order to continue and try to fix his problem We also have numerous photos of his trash and other self blunders. Owner tried to hire our employees and other tradesmen to work behind our back to save money and again break our agreements. We have signed statements. Still we continued instead of walking off the job. To show yet another example of his do it himself blunders which became a workmanship issue is he himself stained wood. Purchased the stain also Then he began to stain without mixing as per instructions his trim to "save" money. He instructed us to install it so we did. after a week or so he then said that the wood stain was not even. This was after all wood was installed. As a note, we had down time and losses due to waiting on him to finish his do it himself projects. Still he persisted on moving forward continuing his blunders and numerous wrong decisions even acknowledging his very own mistakes and not listening to us. Insulation issues was yet again his own mistakes of trying to do it himself with either wrong materials or procedures. We tried many times to inform him and or warn him of dangers in doing things himself to save money instead of letting a professional do there job. We continued to perform on the spot changes such as moving doors to different locations, or adding more installations of items such as beams that was not in original contract agreed upon. Both owners never communicated in a timely manner in verbal or written directions even sometimes disagreeing with each other. What a fiasco they became. Many times the wife would request something we would do it and the husband would say change it. This being out of the contract and sometimes in it.(Not even charging for it) Husband and wife have clearly communication issues. In the future we hope for their benefit they learn from there mistakes As for the roof leak you may have already guessed it. OWNERS KNEW that last pieces of metal couldn't be installed until  the next step was completed. We informed them we would be leaving due to there finances and it would be up to ** the handyman to install. He did not and we are not responsible in any way. How ever  when he called us to say his roof in that area only was leaking,we had sympathy for him and installed free of charge. We left feeling all was well with no issues mutually. We all signed an agreement stating where we were at and no isues were left. There for we did not pursue a breach of contract, delay charges, extra charges, balances owed or discussions of the problems we dealt with to anyone. If this need be addressed then we will provide numerous pictures, signed papers, and signed statements.Thank you

I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted].  Please see the attached scan of the closing contract/release regarding closing contracts with Pro-Tech.  Please note where it states that Pro-Tech was asked not to return due to home owners “not being happy with the quality of work and craftsmanship completed… and lack of communication between parties regarding expectations.”  This statement also includes that “homeowner was not aware that [tin roof pieces] needed to be installed immediately.” This document was acknowledged and signed by our primary contact at Pro-Tech, their project manager/supervisor [redacted].There is another document attached I believe Pro-Tech has referred to. This is their original release that homeowners refused to sign due to inaccuracies. Pro-Tech requested it be signed for the letterhead. Please see the bottom where homeowner specifically wrote “Signed for letterhead- addendum in copy”.As per contracts, the first contract, the basement, was asked to be delayed due to funding concerns with the bank. However, once that was resolved, homeowners asked that to continue. [redacted] explained that he was waiting on his contracted plumber to move pipes to be able to install a beam, but due to the plumber having issues (such as family death, vacation, etc.) the plumber did not get back to him. Homeowners also reminded [redacted] about the boiler being moved, which was initially discussed and shown in plans, which also seemed to delay as we were waiting on the plumber to discuss moving the boiler. The roofing contract was not completed per Pro-Tech, as they indicated they refused to finish the roof unless a second contract was signed for siding on the associated gable. As homeowners were already unhappy with progress, no further contracts were signed and the roof not completed.  Due to their assumption that we would sign the contract for windows/siding, there was no follow through with buttoning up areas of concern for the inclement weather, including a corner of the house where the “addition” meets the original part of the house.  That area was left completely open to the elements, no insulation was added primarily for the reason that they were waiting for the siding contract to be signed.Homeowners also continue to find unresolved issues while finishing the projects where the contractor left off, such as a bathroom vent fan that wasn’t vented outside.  When the major leak was reported to Pro-Tech in the office, homeowners inquired specifically about that vent and was assured that it was vented appropriately.  That was not the case, and now the homeowner will either need to pull the floor of the loft up, or remove ceiling in hallway and bathroom to install the necessary vent pipe to vent outside per code requirements. In their first response to these issues, they wrote that they didn’t charge us for certain items, including demo, etc. but on invoice [redacted] we are charged for such items.  The contracts/invoices are also confusing, we as homeowners had to call many times to get clarification on items that we didn’t understand, and most times we were handed more paperwork with different line items and different totals.  We also believe that we were charged twice for at least a window that was installed on the gable end of the house. There was also an admitted overpayment to the contracted plumber of $800 that was never reimbursed to the homeowner. This confusion, as well as other concerns such as the theft of the credit card previously mentioned, depleted the trust and working capacity of the relationship.Due to the numerous issues with quality, insulation, work not being completed to code, and trust lost the homeowners finally asked the crew to leave the contract of the kitchen/office remodel in November 2016. At this point, after finding numerous additional issues, the homeowners are looking for compensation in order to complete and/or hire the necessary people in order to repair and correct all the aforementioned issues.

We at Pro-tech Contracting are standing by what has been previously stated. We have original contracts (available upon request) which the homeowners breached. We also have the statement (available upon request) that was from the homeowners when we left the job indicating where we were at on the project and that there were not any other issues at that time. We completed the last contract (available upon request) and were paid in full. Were unable to start the next contract due to the homeowners financial situation. There was not any indication from the homeowners that we were being asked to leave the job due to poor workmanship or due to any other issues with personnel, just that they could not continue on financially with another contract at that time.
