I questioned whether a home inspection was necessary on the condo I was purchasing because it was very clean, well kept and nicely maintainedBut realizing I am no expert I decided to go ahead with oneI was very glad I didAlmost everything checked out satisfactorily, but a scan (infrared?) [redacted] performed in the first floor living room indicated moisture in the ceiling right under the second floor bathroomIt turns out there is an apparent leak in the area of the bathtub plumbingThere was absolutely no visible indication of any problem prior to the testing performed by Erie Inspection Service There is no telling how long it would have taken for enough moisture to gather in the material of the ceiling for part of it to collapseAnd who knows how much might fall or who or what may have been under the debris The cost of the inspection now seems minimal to the potential amount of damage it prevented
