Professional Appraisal Services

I was working with my lending institution to prepare a partial release of my property and the lender suggested that I use Professional Appraisal ServicesWhen I was told the price to do the appraisal I originally thought that it was high, but then it was explained to me that I actually had to get an appraisal of the property before and after the release, so the price made more sense to me at that timeI asked the lender to call around for a better price which they did, but I was told Professional Appraisal was the least expensive optionOverall I thought the appraisal result was goodThen after months I had to change a few things with the deal and had to ask the lender to ask the appraiser to modify the appraisalI tried to call Professional Appraisal to talk to the appraiser so that I could explain exactly what I was planning and to ask a few questions and I was told by the receptionist that I could not communicate with them direct, that I had to go through my lending institutionAfter some time passed with not a lot of progress I went and visited the Professional Appraisal office with my paperwork just to be able to sit down and find out what it would take to modify the appraisal and to explain my project(Now I want to be completely fair, some of the communication issues that I was having was through the lending institution)But when I entered the Professional Appraisal office I was practically treated like the black plague when I walked through the doorI explained that I just wanted to make the communication process easier since going back and forth through the lending institution was taking so longThe receptionist told me that they already did my appraisal a couple times (????) and told me that I would have to go through the lenderI expressed that I am the one paying for the appraisal and its my property that's being appraised and that I just didn't understand why I couldn't discuss the project directly with the appraiser or herIt would of made everything so much easier I was once again turned awayAnyways, after waiting another months to hear back from them through my lending institution I was told that the appraiser told them to tell me that I had to pay for another full appraisal which I didn't understandMy whole point is maybe I would of understood why, but with their communication policy set up the way that it is, this is the sort of issue that they can run intoI have no idea why the appraisal would be full price because they have already seen my house and it was only months after the original appraisal and nothing changed except maybe the market a littleAgain, maybe I would of understood because I understand that their time is valuable and I would of not had any problem paying more money but paying for another full appraisal? Overall the appraisal was fair, the communication and not being easy to work with was difficult and then charging for another full appraisal seemed to be ridiculous and I never did get to understand why because the information was never provided or relayedAnother thing is at point earlier in this entire process I tried emailing them through their website and never heard back from themThanks
