Thank you for allowing us the opportunity to respond to this complaint We understand the resident says he called several times; however, the manager received only one message dated June 6th She was not able to return the phone call that day and the complaint was filed on June 7th Our office has been in communication with one of the residents who forwarded a copy of their move in condition report to the office We are in the process of investigating and comparing the move in condition to that of the move out The residents’ move in report has no mention of stains on the kitchen countertops which necessitated the resurfacing expense, nor was there mention of any damage to the microwave The residents were not charged for carpet cleaning but were charged for damages they caused to the vinyl flooring and some carpet in the home The lawn and other landscaping were overgrown when the residents moved out of the property so they were charged for the cost to clean the yard The residential lease agreement stipulates landscaping is the residents’ responsibility to maintain All maintenance issues reported by the residents were resolved during their tenancy in the home and at the time of move out there were no open issues with the home as reported by the residentsWhen multiple roommates live in a home we communicate with their designated contact person, and the Itemization of Security Deposit was mailed to the designated contact’s forwarding address The residents moved out of the home on May 2, and the itemization report was mailed on May 23, well within the thirty day requirement to provide this information to residents Once the review of the security deposit charges have been completed the residents will be given the opportunity to pay any balance due should one remain before the file is submitted for collections I am confident we will be able to resolve the matter to a mutually agreeable end.Sincerely,
