My name is *** *** I am the property manager for Jersey Jennings LLC and I am writing in response to
complaint activity report case # XXXXXXX, written by *** *** who resides at *** *** StLouis, Mo XXXXXMs*** became one of our residents on April 14, We have always tried to go above and beyond for all of our residentsWe treat our residents with the upmost respect and try to meet their needs as best as we can
In reference to Ms***'s complaint we have done numerous things for her since she moved inWe have replaced all the windows in her home, shortly after moving in my maintenance tech went out and cleaned her gutters as well as cut back the tree limbs over her homeWe came out and power washed her home and made any repairs that were needed at the timeOur lawn care company went out and cleaned her fence line, trimmed her trees and took care of her yard this month and I have contacted a company to go out and clean up any mildew that may be growingWe have tried to meet every request she has had in as timely a manner as possible
I completely understand that dealing with any issues can be a stressful situationI have spoken with Ms*** and she seems happy with everything that we have doneI always strive to serve my residents to the best of my ability and will continue to do soI feel that Ms*** and I have reached an understanding and I truly hope that she remains a resident with us for years to come

The air conditioning system was replaced last week and is working fine. There are no open maintenance requests for this resident at this time. As of April 30, 2016, we no longer manage this rental house for the owner. If resident has any further maintenance needs, she needs to call
the new property manager

MS*** is the current resident at *** *** *** Normandy, MOXXXXXThis home is owned by Jersey Jennings LLC and managed by Professional Equities IncMs*** moved in on March 31st of Since her mothere have
undoubtedly been a several maintenance issues with her homeHowever, in contrast to Ms***'s opinions of the service she has received from Professional Equities, her issues have been addressed in a timely mannerThe smaller maintenance issues such as the water leak from the kitchen into the basement have long been repairedWhat Ms*** is unable to understand is the time it takes to fix the larger problems with the homeThe basement at *** *** does in fact leak when it rainsMs*** made us aware of this in April after heavy rainfall caused water to enter the basementIt was at this point that Professional Equities contacted the home owner (Jersey Jennings LLC) to get direction regarding the leaking basementOwnership required that five (5) estimates for waterproofing were acquired prior to choosing a contractorThis took some time to accomplish as most waterproofing contractors are quite busy in the springAfter getting the five estimates, *** and Crack Repair was chosen as the waterproofing contractor Attached is the signed contract with ***The deposit to Roberts has been paid and the waterproofing is scheduled for August 13th and 14thThis was the earliest availability that *** had on their scheduleMs*** also mentions a "mold" issue in her complaintThis too has been addressedIf possible the invoice from Sparkling Cleaning Services for removal of an unidentified fungus on a portion of the basement walls would be attached, however one attachment is all that is allowed in this responseFurthermore, Ms*** describes a roof leak in the back roomThis leak was repaired by our in-house roofing/tuckpointer on Friday July 24th It has not rained since then, so we cannot be 100% certain that the problem is completely handled, but there is no reason to believe that the issue will be ongoingIf we hear otherwise from Ms*** we will continue to follow up until there is no leaking in the back bedroomIt is my belief that Ms*** is very frustrated with the problems in the homeHer frustration is not unfounded, however she must understand the reality of her situationThe basement issue is scheduled for repair, the unidentified fungus has been removed and the roof has been fixedIf the reality of the time necessitated to research, plan and then take action is beyond Ms***'s personal understanding of such matters (I.ebasement waterproofing) it is not the fault of Professional Equities or any other contractor described in this responseAs stated by Ms*** herself, Professional Equities offered her a penalty free option to break the lease that she currently holdsMs*** refused this offerOur only choice at this point is to move forward with the repairs however long they may take to reach completionProfessional Equities will continue to follow up in a timely fashion with any issue that Ms*** has with the homeWe do not neglect our residents or the properties that they reside inIt is unfortunate that Ms*** has had to endure some of these larger maintenance issues, however she has not endured them aloneProfessional Equities has and will maintain a high level of service to Ms*** as long as she may reside at ***

rental application was rejected in accordance with our Admissions Policy and [redacted] was informed of this decision by phone and through written notice.  [redacted] and her husband paid a holding deposit of $100 which is refundable within thirty days of date of rejection.  Their refund of $100 will be mailed to them on or before March 31, 2016 which is within the required thirty day refund period.  [redacted] and her husband paid an application fee.  This application fee totaling $80 is non-refundable.  The policy of the non-refundable application fee is identified on the rental application [redacted] and her husband signed.
