We apologize if Mr. [redacted] feels there was a miscommunication on behalf of Progress Residential. When applying online, the applicants are requested to review and acknowledge that they have read and understand the conditions of application.  The Leasing Policy clearly identifies that utilities are in the landlord’s name and handled through Conservice.  Mr. [redacted] willingly signed and submitted this application. Additionally, per the Terms and Conditions listed on the application, the $500 holding fee is nonrefundable unless an application is not approved. Mr. [redacted]’s application was approved and the home was taken off the market. Mr. [redacted] decided after the fact that he wished to terminate the lease.

Thank you for reaching out. It is our understanding that Ms. [redacted]'s bank is currently holding the funds as we do not have them. I was at last able to open the files that were sent by the business but I do not wish to accept their response until they put in writing what the amount to be refunded will be. Once they do that, I will accept their resolution.Thank you,[redacted]

THIEVES, LIARS AND BULLIES
I left that home immaculate, professionally cleaned and completed their move-out list to the “T.”
They never complied with landlord-tenant laws, deducted illegal charges and refused to give a satisfactory explanation of charges.
Then, they proceeded to email me for three weeks straight at 1:30 am.
I have never experienced worse.
This company is disreputable and not to be trusted.

Thank you for your response. After further review, we can confirm that notice to vacate was given on Sept. 7 but not entered until Sept. 13. As such, we will be giving a credit a $202.03 to Mr. [redacted] on his ledger. The remaining charges will stand as this still was not a full 60 days notice. 
Additionally, Mr. [redacted] received move out instructions that state all nail holes must be patched prior to move out. As the photos show, these holes were not patched. Per the letter, any nail holes will be painted at the renters expense. Mr. [redacted] received, signed and returned this form to our office. These charges will stand as well.

LIES LIES AND MORE LIES!!!  The issue of my rent not being paid on time is DUE TO PROGRESS RESIDENTIAL'S LEDGER BEING INCORRECT AGAIN! LET'S BE CLEAR,  I am not trying to make a partial rent payment.  I am am trying to pay ONLY WHAT I OWE! I am very aware of my lease agrrement and it's terms.  Obviously, no one bothered to look at my current and/or previous account detail before they responded with this lame response and they would not have addressed me as [redacted] when my last name is [redacted]!. Please see attached showing why my rent was late August - their fault not mine.  These credits they are speaking of that were processed, were originally submitted in July and not applied until last month.Next response, how about there be a little effort put into it.  Lets actually go back to the last two months and do the math and then come with a response that makes sense.

Per Progress Residential response I am not satisfied.  Due to  my main complaint is getting monies reimbursed for the March payments and the 1055.82 for touch up paint.  As I stated before, I touched up the requested spots that the pre inspector suggested.  (so that Progress/maintenance team) could just paint over the touchups) per inspector.   Again, I had lived there for 4 years with  (Park Ave Realty -May 2014) before Progress Residential took over in( DEC. 2017).  Never made holes in walls or hung pictures.  Pre inspector stated that the walls were in excellent condition for living at 4105 Twin Spires for 4 years.  (Military Clean).The above mentioned reimbursements, Progress Residential is not acknowledging. Georgia: On 8/26/16 I submitted a rental application and was declined on Monday 8/29/16.
I paid a $500 "hold" fee along with a $35 charge for paying the hold fee. That in itself is ridiculous. The leasing agent Orenthal M[redacted] told us if we paid my credit card the fee would be refunded in 3-5 days. When our application was denied we asked him who we needed to speak to about getting our refund processed. He gave us 2 names and a phone number to the main office. I have spoken to more people than I can count who have all said I would need to speak to someone else, taken my contact information and assured me someone would be in touch immediately. As I write this review I still haven't been contacted by a single sole from this company nor have I received a refund. I definitely would not recommend this property management company to anyone. This is just bad business.

those of Progress Residential. According to our records, this is a complaint about move out charges and late fee. After further review and communication with Ms. [redacted], Progress Residential collected the sufficient funds for move out charges and late fee from Ms. [redacted]’s security deposit based on our policies and procedures. Progress Residential will investigate internally to determine where the breakdown in communication with Ms. [redacted] occurred prior to this complaint. We ask that Ms. [redacted] would remove her complaint due to the findings of the investigation, and outcome.

We have attached an email chain between Ms. [redacted] and Progress Residential for further review. As noted, Ms. [redacted]'s ledger proves that on Oct. 3, 2016 an online payment for the amount of $1,624.96 was returned for non-sufficient funds. During a conversation with Ms. [redacted], she expressed that the card on file through [redacted] was cancelled. This card was then used in attempt to pay rent on Oct. 3 and promptly declined. Per the Lease agreement, a late fee has been assessed.

This branch we have been dealing with is located out of [redacted]. They have failed to contact us many times. There is not direct phone number to contact then office directly. Our back yard has been flooding for 12 months and they just fixed it last month. It took them 3 months to change a light bulb and fix blinds they were suppose to fix on move in. They have breeched their own contract by not providing the amities for the neighborhood. I have gone months with out a reply. Please stay away from this business. They do not care about the consumer. They say you can visit their office but once you make the hour drive you will find it is closed at 1400 on a Tuesday.

In this list you will find points about repairing/patching all nail holes and/or scratches, replacing an broken light...

bulbs and landscaping. Per the attached photos, nail holes, crayon marks and scuffs were apparent on the walls. Additionally, we had to repair light bulbs and shrubbery. We would be happy to provide additional photos as evidence of these charges. As such, these charges will stand.   
Please note that his information is also included in the signed Leased agreement.

You can say that you are sending a check overnight, however, the funds should have been returned directly to my account.  Additionally, the overall service level was not addressed at all.  I have made numerous phone calls, emailed the local office, emailed the national office and never got a response until I file a formal complaint.  I will not remove my complaint as I think others should know how we were treated and the time and effort I have had to spend in order to get my money back.  The ACH was done on the 23rd, so you are now at your 10 days and I still do not have the money.  Nor do I have my time back that I have had to spend addressing this issue which should have been handled on my first call.  I would have been more than happy to provide you with any documents showing that the amount had cleared the account.  The only option I was given today was to drive 45 minutes to the local office since they wouldn't answer the phone!  Would you like to reimburse me my hourly wage and gas for having to do that because no one would respond to me?  The whole situation is ridiculous and judging by your reviews online I am not the only one with issues surrounding your "red carpet service".

consistent with Progress Residential’s high standards.  During this review, we interviewed our leasing team and thoroughly examined all communications between the Progress Team and Ms. [redacted]. Our assessment is as follows: Timeline of events: We show the reimbursement check was sent out to Ms [redacted] on 1/8/2016.  USPS attempted to deliver the check multiple times unsuccessfully, the last delivery date was 1/19/2016.  A notice was left by USPS at that time as no authorized recipient was available to take the delivery and requesting re-delivery.  If the item was unclaimed by 2/3/2016, USPS would return to sender. Unfortunately the only address we had at that time was the address listed in California.  Progress Residential has since put a stop payment on the check and reissued on 2/9/2016.  The check will be resent to Ms. [redacted] at that address listed in this complaint.  Progress Residential will also reach out to Ms.[redacted] to determine who she spoke to regarding the status of this check as outlined in her complaint. We regret that Ms. [redacted]’s experience was not viewed as the red carpet experience that Progress is known for.  Based upon our investigation, the check has been stopped, reissued, and sent over night to the resident at the address requested.   We do apologize for any confusion or inconvenience.  We would appreciate Ms. [redacted] removing her complaint due to the findings of this investigation and all charges being reimbursed.

One of the worst rental company I have to deal,they never came by the house in four Years for inspection, I keep the house in good condition, they keep the deposit, they charge for some crazy things ,DO NOT RENT FROM THIS COMPANY, DO you homework first
