I just completed an Interest Rate Reduction Refinancing Loan (IRRRL) of my VA loan with Lasha Kortova, senior loan officer at Progressive Mortgage Solutions It took less than a month to complete the refinance and Lasha was always available to answer my many questions and concerns about the costs of refinancing my VA loan The lender sent preliminary closing documents twice and they had numerous errors in the closing costs Lasha assured me the final docs would be correct They were correct as to the final total closing costs but some of those costs I was previously told by Lasha that I would not be responsible for On closing day, Lasha sent me a letter stating that I would be reimbursed after the closing for those costs Within a few days after closing, I did indeed receive a check from Progressive Mortgage Solutions as promised

application was completed by Ms. [redacted] on 9/22/2016. Ms. [redacted] requested your financial paperwork on 9/22/2016. (Income, credit and asset verification) We didn’t receive your package until 11/2/2016. With your permission and authorization we charged $56 for you and your son’s tri-merged credit report. Copies of your credit reports have been sent to you via email. On 11/29/2016 I personally called you and explained the reason why we were not able to get you qualified for the new loan transactions. Not to mention, we sent you a letter of credit denial on 12/05/2016. Again, we do apologize for any inconvenience we have caused you. We regret that you didn’t qualify for a home loan refinance. If there is anything else we can do please let us know.

Review: an Individual [redacted]) call me inquiring about mortgage refinance. when I returned there call he turned me over to his Broker [redacted] ( [redacted]), ([redacted]) who pursued me to assist with my refinance needs. I provided Mr [redacted] with all my personal information taxes, driver license social security card and a loan application. I mailed this information to Mr [redacted] on October 16, 2013 priority express mail it to Mr [redacted]. My personal information was signed for and received by Mr [redacted] on 10/17/2013. I have made three calls per day the last four days to Mr [redacted] and he will not return my calls, emails or texts. I believe Mr [redacted] will not return any of my calls now that he has all of my personal Information. I fear Mr [redacted] will use my info for Identity FraudDesired Settlement: return my personal info and protect me from identity fraud

The loan transaction was denied due to the following reasons:

Review: I was dealing with Progressive Mortgage Solutions to get an equity loan on my home and the following events describing my treatment have been saved in email transactions. Firstly PMS (Used in this document to represent Progressive Mortgage Solutions) said they would charge my debit card $35 for a credit check. They actually charged me $38.20 in four separate charges (8/30 for $18.84, 9/3 for $.70, 9/12 for $3.00, and 9/13 for $15.70). I asked why this happened and that I should be refunded the $3.20 that they overcharged. I was told if any other charges hit the account let them know. They did nothing to return my funds. I asked many questions concerning the good faith estimate used to qualify for the loan and was not answered, only pushed to complete and return. I asked several times (in emails and verbally) to not charge me for an appraisal until I gave them the green light to ensure funds would be available in that account. Finally I spoke to PMS again and asked that we hold off on the appraisal for now as I had more important things to take care of financially. PMS told me that they understand and said they would cover the cost of the appraisal to move things along and would subtract it from the cash loan amount. I agreed. The appraiser came and shortly after my account was hit with a charge of $445.00 and an over draft fee of $35. I immediately informed PMS and asked that they reverse the charge and pay the over draft fee as we had an agreement (in email) that this would not happen. PMS said that they would reimburse the fee and return $30 of the OD fee. Nothing happened. PMS called my wife and got my bank account number to directly deposit into the account. Nothing happened. I told PMS that I needed those funds to take care of my current mortgage payment. Nothing happened and I had become late on my payment. I asked PMS to cease all work on this transaction, provide me with the appraisal I paid for and a check for $38.20 ($35.00 OD fee they caused me and $3.20 that they stole from me). Nothing has happened. I stated in another email to PMS that I will contact the Revdex.com and other review sites of their customer neglect, if they refused to take me seriously. Nothing has happened and therefore here I am.Desired Settlement: I would like to now be refunded $571.97 ($445.00 for the appraisal I had paid for and never received, $35.00 over draft fee they caused me, $88.77 for the late mortgage payment they also caused me, and the $3.20 they overcharged for the credit check)

I will also require a written apology from [redacted] and [redacted] for their gross mistreatment of professionalism and customer etiquette

A loan application was taken on 8/20/13.

The File was submitted to Oaktree Funding Group on 8/29/13.

We received an approval from the underwriting team on 9/05/13.

We received a credit card authorization from Mr. [redacted] on 9/11/13. The credit card authorization was for $510. (To pull a credit report and to pay for the appraisal inspection).

The appraisal report was completed and received on 10/11/13.

We agreed to refund the appraisal inspection fee to Mr. [redacted] after the loan transaction was completed. However, we were not able to close the transaction due to Mr. [redacted] not making his mortgage payment on time. According to our underwriting guidelines Mr. [redacted] doesn’t qualify for the new loan transaction due to the late payment. Therefore, we feel that since he didn’t follow through with his portion of the agreement we are not in a position to refund the appraisal fee. As far as the late payment is concerned, according to our conversation with Mr. [redacted], his wife was going through surgery and with the medical expenses and no time to take care of the personal business he didn’t make the payment on time.

In return we offered the following services:

1. Help him clean up his credit history

2. Work on improving his credit score

3. Try to close the transaction by meeting FHA loan guidelines

With regards to the apology, we truly and deeply apologize that you were unable complete the refinance transaction that you wanted. We apologize and offer our help in cleaning up your credit and helping you to repair the unfortunate situation you now find yourself in.
