Our experience with Lloyd's has been truly incredibleWe own two AirBNBs and were really looking for insurance designed to meet the needs of a short term rental property ownerThis is it! Everyone with whom I've spoken has been kind, courteous and professionalWhat's more, they seem so much more knowledgeable about short term rentals and insurance coverage in general than most insurance reps with whom I've dealt over the yearsUnfortunately, we needed to file a claim due to water damage and the entire experience could not have gone better or more smoothlyI was contacted immediately, an adjuster was send the same afternoon, the claim was handled quickly and covered completelyWe ultimately needed an entirely new HVAC systemNot only was the system itself covered, we are being reimbursed for lost earnings as wellWe couldn't be happier with the customer service and coverage we've received with Lloyd'sTruly a 5-star company!

I am very impressed with the service I just received from Proper Insurance We only had the home a few months and already filed a claim from a freak accident (swag lap broke and fell on our renters computer and broke it) We paid out of pocket to our renters for the computer and filed a claim, which was initially denied Proper Insurance fought hard to take it up the chain of decision makers and got it done! Above and beyond, they just didn't settle with "no." Very happy with the resolution Thank you Darren!

Incredible process from beginning to end Inexpensive premiums, coverage was easy to obtain and claims process was streamlined and simple Had a pipe burst and they were quick to handle it Great company

We have had a very positive experience with Proper They took over our vacation property rental after we learned that State Farm had us severely underinsured Very professional and courteous whenever we have called Proper responded promptly and fairly when we filed a claim last winter for roof damage and most impressively, they have not raised our premium !

Case Description: I purchased a policy from Proper Insurance for my oceanfront vacation rental.The claim is not being handled in a satisfactory way!
I called the phone number listed to insurance policy within days of the hurricane damageI received no phone call back for days even though the line was supposed to be answered hours per dayThen when the claim was acknowledged by proper insurance no adjuster came for more weeksI was promised one adjuster that never showed upFinally after calling and calling another adjuster was assignedThen when the adjuster came to the property he was upset because by then I had hired a private adjusterThe adjuster did not bring a ladder so I was charged by the roofer to get a ladder to the home so the adjuster could get on the roofThe hurricane had racked my home according to the adjusterI had roof damage because I could see singles all over the groundThere was water entry into my home and I had lost power for a weekThe is NO MOLD coverage on my policy and NO ordinance of law! So if you have mold you have to take care of it, something that should have at least been included in the policyThe ordinance of law, in my state Florida, was also not in the policy, so if a repair has to be done but brought to code for the purpose of an inspection with the county, guess what, I have no cover for that eitherBoth of these items should have been addressed when I purchased the policyNow after the adjuster comes out, he decides to call engineers, it take a week for them and another weeks for them to write a reportWell here I am almost months out of the hurricane with no copy of an engineers reportI had had the roof patched but my dry out company is telling me I am still getting water into the homeI arranged to have the home tarped, but it has been hard to find a roofer to do itI had it scheduled last week on TuesdayBut Oh no the adjuster tells my public adjuster he needs to get on the roof again, don't tarpWell I cancel the tarp job late the afternoon before they were due arriveThen days later the adjuster shows up for the second timeAnd this time he has no ladder again to get on the roofSo he looks at the furniture, as he turns it over, he says this is wear and tearAnd he repeats this statement as he looks at pieces that have obvious splitting from the waterThe water has ruined all the flooring in the home, I had sopping wet insulation I had to remove, etcI ask him about my loss of incomeI am having to refund a lot of money at this point as I have no idea when I can even get a new roof on my homeMuch less start the repairsI had water penetration into every room of my homeFor the proof of income I had sent the adjuster months of State and county bed tax, filingsHe asked for more and I had compliedHe now had months of these recordsI asked if he could pay me the lost income because I was now in the position of having refunded about 20,at this point with no end in sight due to the mishandling of my claimHe the threatened me with calling in a CPA!
I then asked about trying to tarp the home and he told me that the tarping may not be covered!!!!
So at this point because all the roofers are so busy in the area my home is still sitting untarpedI have not been reimbursed for the patching of the roof or removal of the wet insulation or the charge of bringing a ladder to the home because adjuster failed to do soSo then I called the in house adjusterThis was last almost a week agoHe told me he would call me back by today and now it is 10:PM and no adjuster has calledSo I have not been paid anything on a hurricane damaged oceanfront vacation home, not to repair it, not the furniture damage , and NO LOSS of incomeI had to insure more vacation homes this last month and I did not even consider calling proper insurance! I do not know how this will resolve in the end, But beware of purchasing insurance through this company and if you have a claim , have deep pockets to pay for repairs as well as the refunds due to your guestsUpdate 3cweeks later:
I was told by the desk adjuster that he had reviewed over photos of my home and " well I dont know what to tell you, you dont have any damage"
So at this point I dont feel as if he has photos of my home or looking at a home that belonged to someone elseMy beach home had water down the walls of both the upper and lower levelsThe wood floor was soaked and ruinedThe nails in the walls were popped either from the water or the windThe wood ceiling hanging downThe kitchen cabinet backs were wet and the counter back splash walls swollen from the water damage behind itYou can look at the soffitt and see where water gushed out the vents and turned the area around the vents brownish black as it carried particles of the roofing with itOh and my shingles are gone in areas, as well as the underpayment and decking was exposedAreas in my attic have the backing behind the siding blown off, etcAnd as to loss of income: I asked the inside, desk, adjuster to send me in writing what they needI had submitted months of bed taxes for the current year for them to use to support the incomeNo correspondence from him or the field adjusterNot any thing by mail or emailI have now refunded months of prepaid reservations to my guests out of my own pocket as the insurance company has paid nothing on the lost incomeAnd as far as contents go I also have received nothing for the wet damaged, split furnitureA few days ago I received an email from the Revdex.com that Proper insurance has not even responded to my complaint that was filed several weeks agoI guess at this point I will have to hire an attorney and sue, both adjusters, proper insurance and LloydsI am not left with many optionsI suppose they think you can just leave and damaged and unrentatable a home, sitting in that condition for an undetermined timeThis is a million dollar home that was in pristine condition before the storm and had 28, star reviews (never even 1, star)and it took me a lifetime to acquireI have never experienced anything like this from an insurance companyYou think you are insured and then a hurricane comes and then you really wonder? Did I have insurance? Well I looked back to be sure in fact, and I did have a copy of my cancelled check for payment to Proper InsuranceSo maybe in the end it will matter that I had paid this company in good faith but they have chosen to ignore a valid claim for the damage to my home

Positive experience with this company so far. They appropriately insured our property and recently received a claim check for damages that typically go uninsured. Thanks to proper insurance, and the policy that they recommended, this claim was paid in full.

I was contacted immediately, an adjuster was send the same afternoon, the claim was handled quickly and covered completely. We ultimately needed an entirely new HVAC system. Not only was the system itself covered, we are being reimbursed for lost earnings as well. We couldn't be happier with the customer service and coverage we've received with Lloyd's. Truly a 5-star company!
