I am rejecting this response because: A refund of my application fee does nothing to stop this from happening in...

the future. I was the only one of the 25+ viewers (and applicants?) that found out they had been deceived. How many other applications were received under false pretenses and what efforts have been made to reach out to those applicants and refund them fees based on false advertisement that was confirmed as true by your company representative? Not to mention, the irrevocable hard check to our credit (which does carry negative influence)? Based on the curt replies, I feel that this company not only makes a habit of this type of behavior but feels completely justified in continuing to do this without repercussions in [redacted]'s forgiving market. I don't know if it's criminal but doesn't it seem incredibly immoral and corrupt?

Resident  abandoned property and did not fulfill her lease. She was offered an early termination, and refused it. When a lease is abandoned, the locks are changed as stated in the lease. Cleaning of the unit is in the lease as well and was charged back to resident per the lease. Resident...

I am an honest man and have rented houses before. I have never left any damage as I know the management companies charge so much to put it right. How is this response even acceptable. The photo provided clearly shows the same tree alignment outside the window as the cracked window. Just because PP are claiming this is now closed does not mean it is. I find this level of response completely unethical and stating facts that are simply not true. However, I guess that if this is way PP do business and treat clients (and looking at the reviews all over the internet it is) they should be out of business very soon which will be good for all concerned.

Properties Plus is pro-active about documenting condition and SUPPLIES new tenants at the move-in with a 5-page form for tenants to document the condition as they see it on their move-in. If something is marked as OK, but upon further observation it's noticed that it's not then we expect the walk through person to document. The final walk through clearly shows that you lived in the home very reasonably, but all the evidence does indicate that the window & screens were damaged while you occupied the residence. Properties Plus has never questioned your honesty nor your care of previous homes that you've rented AND Properties Plus NEVER overcharges or charges tenants for items that were not the tenants responsibility. I am rejecting this response because:Properties Plus is refusing to accept responsibility for any wrong doing and refund monies paid for incorrect and ungrounded charges. Following are the facts that they refuse to acknowledge:1)They cheated me out of $180 for 9 hours worth of cleaning that did not need to be done.2)The cleaning was done AFTER the homeowner redid the kitchen floor and painted. 3)The homeowner lived on the property while making said upgrades. I have photos and witness statements as proof. 4)They charged me an ungrounded $100 lock change fee. 
I can only conclude that Properties Plus is incompetent based on the following:1)While I requested a walk-through to throughly inspect the property, I was denied one because I was told that Properties Plus does not have the man power to personally visit properties. 2)Although my lease specified that they had the right to perform a walk-through once per year, Properties Plus never once visited my property to perform a walk-through. 3)Although I rented from them for 5 years, they still didn't know who I was and even left me a message believing I was the homeowner, not the tenant. If I were a homeowner or prospective tenant, I would steer clear of Properties Plus. Their small, three employee company does not have the manpower to leave the office and properly inspect and manage the properties. The owner of the company doesn't even live in this state.  Thus, both tenants and homeowners pay the price both literally and figuratively, for incompetent management that never answers the phone, takes months to reply to issues, and charges unnecessary charges to fill their own pockets. As someone who diligently paid $75,000 in rent over 5 years, I am disappointed in Properties Plus' lack of customer service and preference to entertain this matter further in court. That is a great example of who they are at the core! Shame on their greediness.
