Under the circumstances, I was extremely generous with the return of *** and ***’s deposit. They said they left the home clean but their cleaner which they said was going to come on 7/must not have shown up because when I went over there to look at the home there was trash left in the
home and nothing had even been vacuumed much less actually mopped. I picked up everything left on the floor, there were little pieces on toys and loose change and dirt. They also built a large work bench in the garage which didn’t allow for a large car to be parked easily in there which I needed to have removed. They left a bunch of stuff in the garage and didn’t sweep it out so there was lots of debris. They left a very heavy book shelf in the basement which I had to have removed because I couldn’t carry it myself or transport it. They removed all the gutters without my permission because they said there were rabbits going in there (but if they had mentioned it to me I would have covered the ends of the gutters with mesh so the gutters could continue to function properly to protect the home’s foundation). They removed closet doors and didn’t replace them upon move-out and there were bad stains on a toilet which I had the cleaners work hard to remove. They hung many, many pictures on the walls leaving lots of new holes and called that wear and tearWhen they moved in, I had installed all new carpeting, had cleaners come on two separate occasions to clean. Paid to have materials so they could take care of the yard (which looked terrible when they left) because they didn’t weed as they agreed to do, and had a play structure which made dead places in the lawn (I didn’t charge for any of that even though I paid people to come clean it up)I spent an hour and a half picking up trash and bagging items left in the home, garage, yard, and shed, even before the cleaners came. Then I used a very inexpensive cleaning company to have the home cleaned and prepared for the next tenants. The garage was so dirty and needed to be swept out (which I did myself). I didn’t charge them anything for any of my timeThey also didn’t pay the full final water bill and I had to call to have that worked outFor all the time I spent, the handyman, the cleaning people, the landscapers, the gutters and yard material, I only charged them $ I paid for most of the expense and time myself. I was justified to keep much more of their deposit but I wanted to be as fair as possible because they are a young family and I know they needed the moneyI sent them an email accounting for the items and wished them the best. Since then, they have been harassing me with phone calls, emails, and a certified letter. It has been so crazy, and shocking considering I felt I was being particularly generous. I am not sure what else to say and I apologize for the time that is being wasted on this ridiculous claim for $which is a third of what I should have charged them Sorry for rambling on, this has just been so strange. I am a nice person and I try to take such good care of the house I manage and the tenants I have but every once in a while nothing you do pleases people. All of my past tenants have been very happy and I believe would say I am a really wonderful landlord. One other very important note is that this has nothing to do with Property Colorado, Inc. I personally manage this property that I own and nothing is run through Property Colorado, Incwhich doesn’t do property management I think they looked up the company I work for as a way to make this claim but Property Colorado only handles the purchase and sale of properties. So, this complaint would be only directed personally at me and is unrelated to Property Colorado. The tenants must have gotten that off my email address. If you have a complaint about an individual, it doesn’t seem appropriate to look up the company that they are employed by and file a complaint against that company which was not involved in the dispute. The employees of Property Colorado wouldn’t have any way of knowing anything about this property or who *** and *** even are Please don’t hesitate to call me if there is anything else I should be doing, and I appreciate your time, ***

I have attached the receipts for the cleaning and handyman work I had to do after the *** and *** moved out. I charged them nothing for the time I spent bagging trash and cleaning out the garage. I also didn’t charge them for many of the items that needed to be done after they left. They are claiming they left the home clean but this is just not the case. I had to schedule a cleaning right away because there were pieces of things on the floors and trash left in the house. I certainly would have preferred not to hire people to clean and fix things. Not a dime of their deposit was kept by me or benefited me in any way at all, it all went to contractors and I paid for some of it myself because I wanted to return as much of their deposit as quickly as possible before I even got billed for everythingI also had to deduct money from the new tenants’ rent to pull the weeds and clean up the yard that they agreed to take care of while they were there. I didn’t take this out of their deposit either but it cost me another $100. I don’t have a receipt for the hauling away of the large piece of furniture they left in the basement. I just paid someone who just hauls things away. Tenants do not have the right to remove gutters, leave large workbenches that they attach to the walls, and leave furniture and trash in the house when they leave. I cleaned with the same company that I used before they moved in, who I have been using for years. I was generous with the small amount I took from the deposit which didn’t even cover the expenses they incurred and/or the time I personally spent bagging trash and removing itemsI am an ethical and fair person who volunteers a lot of my time and I expect people to also act in an ethical and fair way. This complaint is unfounded and bullying someone by contacting the Revdex.com and complaining against a company they have had no contact with other than knowing who the owner is so inappropriate. These tenants never dealt with Property Colorado, Incin anyway. Property Colorado is a Real Estate Sales company only and doesn’t do any property management. This complaint is so inappropriate in many waysI am not sure how a company is supposed to protect itself when it is the subject of an unfounded complaintThank you, ***

I am rejecting this response because:We completely disagree on how this situation was handled by [redacted] of Property Colorado, Inc. It is far from respectable, ethical or appropriate. We do not wish to waste any more or our time, as it is clear that she is obstinate, one-sided, and refuses compromise, but want this claim noted on file. Thank you Revdex.com for your assistance.
