We've received the complaint filed with your office and are looking at our records to resolve as quickly as possible. We will let you know when a resolution has been reached.

The Company is in receipt of Mr. [redacted]'s response. It is unfortunate that Mr. [redacted]'s real estate holdings...

purchased over 2 years ago have not performed to his satisfaction. It is important for all parties involved to understand the Company takes all complaints very seriously and seeks to reach a reasonable resolution. The Company goes to great lengths to ensure its real estate holdings meet industry standard benchmarks (i.e., Third-party inspections; evaluation from third-party sources; engaging licensed, bonded, and insured contractors to perform any necessary repairs; ensuring the property meets all relevant municipal requirements; obtaining the relevant certificates of occupancy; obtaining history of rental income; engaging third-party property management companies to locate a credit-worthy tenant, etc.). Unfortunately, despite the Company's best efforts, unforeseen circumstances arise from time-to-time. These unforeseen circumstances such as weather conditions, tenant employment and ability to pay rent, vandalism, and more are common to all real estate ownership (primary residences, single family rental properties, commercial, etc.). Most investment real estate sold within the US is sold as-is. The real estate holdings purchased by Mr. [redacted] were no different. Mr. [redacted] purchased real estate and signed a real estate purchase contract which included very clear and conspicuous language regarding the buyer acknowledgement condition representation, federally required lead-based paint disclosure, disclosure of due-diligence and inspection period, and more. These acknowledgements and disclosures are common to all real estate transactions, and buyer obligations and responsibilities are the same. There was no indication of dissatisfaction made by Mr. [redacted] within the 14-day due-diligence period. No due-diligence time period extensions were requested and all contracts, disclosure acknowledgement, and closing documents were signed by Mr. [redacted]. Notwithstanding the foregoing, however, the Company has worked with Mr. [redacted] and his various real estate holdings for many months. While the Company was under no legal obligation to do so, they have worked directly with Mr. [redacted] to navigate property repairs, tenancy issues, and issues regarding his third-party property management companies. Substantial settlement offers for financial assistance toward repairs and various bills, slow or unpaid rental income from the tenants, etc. have been reached and agreements have been signed. The Company has always made its best effort to resolve any issues property owners have surfaced. As mentioned previously, Mr. [redacted] has requested further assistance regarding costs and expenses natural to investment property ownership, which properties were purchased over 2 years ago. The Company is not legally obligated to assist Mr. [redacted] any further but desires a positive experience for all its customers. The Company is negotiating a substantial offer to assist Mr. [redacted] with repairs and lost rents. Final condition repair estimates are currently being assessed. The Company encourages Mr. [redacted] to work directly with the Company and accept previous settlement offers.

We are in communication with Mr. L**, and are working directly with him and his property management company to sort through all the details.  We are committed to working with Mr. L** to help him fully resolve these issues. We will report back once this process is complete.
