Dear Mr***,Because you do not represent the actual facts of the situation and have mentioned you have contacted code enforcment and beginning the process of wanting to deposit rent into "Escrow" with the courts, I think its best that all communication be in writing. Our records show that you have been communicated with in writing with you times already in the months you have been at the property In addition to that there are notes in our files of dozens of phone calls. It's fairly clear that you no longer wish to remain in the property you rented What remains unclear it seems is that, again is your understanding that you are not our client or customer, you are the owners customer Our as any other Property Manager's duty is to the owner. All service issues have been addressed All the written time stamped records indicate that service requests including appliance replacements have been accomplished in a reasonable amount of time The most recent request for a fence to be repaired is in progress and is currently the only repair item outstanding. We again encourage you to put any request or offer you may have about an early termination of your lease in writing Once you do that we will present the offer to the owner and advise you if there is a response

Please disregard this complaint, it has been resolved with the company

I outlined several issues including the fence in a lengthy email regarding this property several months ago and can dig it up for reference Your lack of concern for the tenants has been very clear the safety of my family is very much my concern What if my dogs or my month old son was playing outside when the fence fell and I already notified you of it dilapidated condition How does that look in the eyes of the law? You don't answer phone calls The order regarding the fence falling over was placed yesterday, however as I learn to navigate your system, you only respond to maintenance requests, and a request was placed weeks ago This place was not in any condition to be rented to a tenant due to the amount of repairs that are still warranted in order for this place to be safe I have notified the Columbus code enforcement division about this property I would really appreciate a phone conversation, but again, my previous interaction has been that this is virtually impossible You don't answer phones I understand your relationship with your owner, but you are doing me as a customer of your and theirs a significant disservice This place is dangerous All of the above repairs that you listed were to have you fulfill your end of the contract, in having basic appliances that I paid for and even then most repairs and or replacements were met with resistance and 3-weeks for the process to actually take place I am so very impressed by your lack of professionalism in putting your clients first again, I would appreciate a phone call to further discuss our options for resolution

Dear Mr. [redacted],Because you do not represent the actual facts of the situation and have mentioned you have contacted code enforcment and beginning the process of wanting to deposit rent into "Escrow" with the courts, I think its best that all communication be in writing. Our records show that you have been communicated with in writing with you 33 times already in the 5 months you have been at the property.  In addition to that there are notes in our files of dozens of phone calls. It's fairly clear that you no longer wish to remain in the property you rented.  What remains unclear it seems is that, again is your understanding that you are not our client or customer, you are the owners customer.  Our as any other Property Manager's duty is to the owner. All service issues have been addressed.  All the written time stamped records indicate that service requests including appliance replacements have been accomplished in a reasonable amount of time.  The most recent request for a fence to be repaired is in progress and is currently the only repair item outstanding. We again encourage you to put any request or offer you may have about an early termination of your lease in writing.   Once you do that we will present the offer to the owner and advise you if there is a response.

Dear Mr. [redacted],I think there is a lack of understanding about your rental relationship.   You are not a customer of our management company. We do not own the property you rent.  We do not have the authority to make repairs on the property you rent without the owners approval. ...

We do not have funds to make repairs as the rent you pay is put in trust, its not retained by our company.   You are the customer of the owner.....  the owner is then our client and we have a duty to act on only his behalf.  This relationship is true for every management company in the country that does fee management unlike what you may have been used to in an apartment complex.  The Revdex.com unfortunatly creates more confusion for the public for not clarifying this distinction and accepting complaints such as yours. To be fair in representing your experience, in the 7 months you have lived at the owners property.  This owner has been willing to make 17 repairs.  Those repairs included purchasing and installing new appliances and more.  It's unfortunate that there have been this quanity of repairs needed.   The only outstanding work order is on the fence you refrence for which a work order is in process now.  It should be noted that you placed the request online yesterday (just one day ago, Sunday) and the owner has already been contacted for direction.  He has initially already indicated (we have only been open for service requests for 1 hour now) he is willing to make the repair once a final price is presented to him.  The owner is a great client! If you would like to terminate your contract please put your request in writing so that it can be presented to the owner as again, you are the client of the owner not the owners management company.  Please make that request outside of the Revdex.com process as soon as possible. We believe this addresses all of your concerns.
