Group, Inc. took over the management of [redacted] HOA on March 15, 2015.1. The records that were transferred from [redacted] reflected a balance due of $316.27 as of January 31, 2015.2. Notices were sent to the owner on 5/12/16, 2/20/17, & 2/23/17 regarding the past due amounts on the account.3. On February 28, 2017 parking permits were issued to the community that required an Owner to have a Current account or be on a payment plan. 4. The owner made payment on 1/31/17 in the amount of $350.00 and 1/31/17 in the amount of $374.00 which totals the $724.00 amount due for 2017. However, when payments are made they are posted to the past due balance first.5. At this time, there remains a past due amount of $432.00 which includes the transfer balance and additional Collection fees.6. A message was left on 4/21/17 at 1:19 pm to follow up on the Revdex.com letter. 7. Spoke with [redacted] at 4/24/17 at 3:06 pm regarding this matter. He was advised of the transfer balance of $316.27and that he would need to provide proof of payment for the 2014 payments and the January 2015 payment. He indicated the information would be received by 4/25/17.All parties are currently working to resolve this matter. response to your letters dated January 12 & January 23, 2017 regarding the above referenced complaint, please note the following:Background: The owner purchased the property on February 5, 2015. This property is in the [redacted] Condominium which is managed by The Commercial Management Group, Inc.1. On December 20, 2016, the owner contacted The Commercial ManagementGroup, Inc. and spoke with Gawanda F[redacted] regarding an outstanding leak/repair issue in her home. The owner was advised by Mrs. F[redacted] that she was not aware of the matter but would review it.2. The Owner was requested to e-mail the office the information from her insurance company along with the estimate from the contractor that had previously assessed her issue. This information was received December 21, 2016 at 5:26 pm.3. Due to the office being closed for the Christmas Holiday, the owner received a response to her inquiry on December 28, 2016. The e-mail outlined the disbursement of the $5,000 master policies deductible and the amount the owner would be responsible for. It also requested a copy of the contractor's certificate of insurance and business license.4. The owner responded back to the December 28, 2016 e-mail, quoting her understanding of the Bylaws and the MD Condo Act.5. Before we could respond to the previous e-mail, on December 29, 2016, The [redacted] received another e-mail regarding her dissatisfaction with Mrs. F[redacted]. She contacted the office and spoke with Troy W[redacted], Director of Accounting, regarding the same. The owner did not want Mrs. F[redacted] to further assist with the matter.[redacted] LAUREL, MARYLAND [redacted] ###-###-#### FAX ###-###-#### 6. In efforts to resolve, January 17, 2017 [redacted] (owner's insurance company) was contacted to clarify their understanding of the $4500.00 check that was issued to the owner. [redacted] confirmed the disbursed funds were not for the repairs to her home but for the resulting damages. While on the phone with [redacted], we attempted to reach the owner twice but she was unavailable.7. A follow up e-mail was sent to the owner advising her of the attempt to speak with her. She contacted the office on January 20, 2017 and spoke with Mrs. F[redacted] about the outstanding matter. Mrs. F[redacted] suggested that the owner meet onsite with [redacted] Plumbing and Community Maintenance Services so that we could come to an agreement.8. On January 23, 2017 11:00 am, Mrs. F[redacted], the owner, and two contractors met onsite to look at the damages and discuss the plan of action. At the conclusion, of the meeting it was agreed that [redacted] plumbing would revise their invoice based on the new scope of work and provide it by close of business On January 24, 2017 along with the certificate of insurance and business license.9. On January 25, 2017, after not receiving the revised proposal and the certificate information a follow up e-mail was sent [redacted] Plumbing and the owner. [redacted] with [redacted] plumbing indicated that he needed to speak with the owner before moving forward.10. On January 26, 2017, a follow up e-mail was sent to the owner along with aphone call advising her that we could not move forward until the requested information is received.In conclusion, The [redacted] on behalf of the [redacted] Condominium has been in Communication with the owner from the initial contact made with Mrs. F[redacted] on December 20, 2016. It is unfortunate the owner purchased a property with pre-existing conditions that caused the water leak issue in her home which is not the responsibility of the management company or the Association. The Association's resolution in this matter is following the guidelines of the Maryland Condo Act which requires the owner to pay for the investigation and repair of the cause of the leak. The Association whether through an insurance claim or operating funds should pay the difference for the resulting damage repairs after the $5,000 deductible is applied.All parties are currently working to resolve this matter.
