Extreme mold and cockroach problem they refuse to take care of. We've been living here a year and are extremely happy to be leaving this month. For two months we've tried to get them to come inspect a mold or water problem underneath the carpet causing stains and they refuse to actually come look. We've waited several days and they never show up. Then they come in our apartment while we are working and claim it's dog pee. Dog pee doesn't stain carpets a greenish yellow color permanently! Then we try to confront the property manager [redacted] and she says a maintenance man came to look and basically called us a liar! I've never been so shocked at how under managed a place is. Desired SettlementWe've already established our notice to be leaving. I don't feel I should have to pay a $300 pet fee because they believe their mold problem is dog pee. A work order was issued and one of the maintenance staff checked it and determined it was pet urine. In August, **. [redacted] called on and claimed that it was not pet urine, so I told her that I would have my carpet technician come by and take a look. The carpet cleaning company determined it looked to be perfume or some sort of bug spray. Perhaps **. [redacted] tried to clean the spot with some carpet cleaner.When **. [redacted] came into the office August 19, I had made her aware that the carpet tech had inspected it. **. [redacted] claims he did not. Providence Place sent the first notice of a pet in April 2013. As they have had the dog for four months, it is very probable that the stain is indeed pet urine. There is no source of water at the location of the spot that would indicate any type of mold.[redacted]Community Manager

I referred a friend to apply and rent from providence place apartments referral is $500 fee as advertised. my friend applied and gave my nick name. but before he signed his lease he gave my correct name. mgr told him it was to late. I called the mgr and spoke with her([redacted]). she informed me it was to late plus the new tenant used the nick name. even though the tenant gave my correct name before he signed the lease. it hasn't been a week yet. the tenant signed his lease Sept. 10,20123. Also I renewed my lease in Aug. 20123. before I signed my lease I was promise to have my apt. painted. they set an Aug. 15,2013 date to paint. called me on or about that date and rescheduled. that date came and I was told it couldn't be done at that time and they will let me know when. this Sept 16,2013. still haven't heard from them. also I called to have my apt. sprayed for bugs. after they sprayed the charged me a fee with my rent.Desired Settlementi would like to receive my $500 referral fee and get my apartment painted as was promised before I signed that new leaseBusiness Response Good Morning,We are responding to [redacted] complaints against Providence Place Apartment. After a long investigation due to the fact that **.[redacted] did not list **.[redacted] name on the guest card as the person who referred him but listed a nickname "[redacted]" , we finally confirmed with **.[redacted] that [redacted] is in fact [redacted] and we agree to pay **.[redacted] the referral fee. In accordance with our policy both **.[redacted] and **.[redacted] have to sign the referral form before **.[redacted] can be eligible for the referral fee , the property manager was instructed to prepare the form and have it ready for both parties to sign. Furthermore, the policy amends that the new resident in this case is **.[redacted] has to pay a full month's rent before any referral fee is paid. Since **.[redacted] full first month payment is on October 1st, 2013 the referral fee will be credited to **.[redacted] on November 1st, 2013.As far as the pest control, **.[redacted] apartment was treated two consecutive weeks and should not have anymore issues. He is always welcome to call us and put his apartment on the weekly treatment if he experiences future problems.The touch up paint has been completed as of 10/3/2013.I hope all these resolutions took care of **.[redacted] concerns.
