In response to the previous message posted by Mr* *** ***
I would like to clarify that the staff from St Andrews did not worked with me to solved this problem until one month after he initial report of rat infestation, when I was almost moving to a hotel with my family and cancelling the contract in exactly the same situation as nowI am talking about month of multiple emergent calls , reports and repetitive visits to the lasing office. I was able to trap rats by my self and I took care of finding that the apartment had multiple holes in the walls behind the fridge and stoveJut at that point, when the problem became a scandal, the regional manager started to work with meI do not think that taking care of the moving process is a favor if the apartment hat you are offering is infested with rats and should not be counted as a favorMy wife was pregnant and almost in laborWe had our second son the day after we were movedWas a very tense situation
Regarding the second statement that not reports were made regarding food losses and economical damage, I have copies of more than emails to St Andrews staff mentioning that we were throwing food to the trash every day due to contamination with rat fecesThose pictures and statements were also communicated to the regional manager at that time
Regarding the microwave issue, the door was a minor problemAll the upper and front part of the microwave was broken and missing(there was basically a big missing part on the microwave (I have also pictures to document this since the first day when we were moved, to months later)
Regarding the car damage, I do not know how to interpret that statementThe person that came to fix the garage ask me directly to report the damage to te office on early am as it was clearly the cause of itI did that,and the manager ask me to find a quote as soon as possibleWhat I also didLater she told me that in the contract there was a specific statement that hey do not cover car damage by the garage doorsI asked for copies of my contracts(as they never gave me one even from the previous leasing month before despite me and my wife asked for those copies times)I just received those copies some weeks ago and there s not that statement
Here I am not complaining of specific isolated issuesI am complaining about a modus operandiJust to give you an extra example, A couple of weeks ago we had a new cockroach infestation basically affecting the two bedroomsI walked to the officeI presented a new report in personThey promised that pest control will take careThey never showed thereweeks after that they presented to take care of an ant plague in my kitchenOff course I took care of it again by my self
I think is kind from you to decrease my day notice to only one month but I think you should stop and ask if there is a chance that what a costumer is presenting here is real or notI hope this data would prevent other costumers to deal with this type of placesI am not sure if I can attach the pictures and documentation of the above mentioned in this message but would be happy to provide those again if required

Hello,
 
  In response to the complaint that was received from Mr. [redacted] concerning his living experience at St. Andrews, we are at this time disinclined to acquiesce to his requests of reimbursement and release from his contract with no penalties.  However, we will offer Mr. [redacted] a shortened notice period as well as only having to satisfy the re-letting fee in lieu of the full penalties outlined in Paragraph 26 of the Lease Contract.
    
  Mr. [redacted] moved into one apartment at Saint Andrews and reported that there were mice.  The staff worked with Mr. [redacted] and in trapping the mice and taking all measures possible to remedy the situation.  As none of these were suitable to Mr. [redacted], in the interest of customer service St. Andrews’ Property Manager offered not only to transfer him to another apartment in the middle of the contract, but also paid for movers to pack, move, and unpack them to minimize inconvenience to Mr. [redacted] and his family. 
  No losses or damages to food or belongings was ever brought to the attention of the on-site Property Management. 
  
  Further research in our system indicates that in the new apartment, there were 2 issues with the microwave door, which was ultimately replaced.  The only request in our system for concerning a water leak, is re-painting after a leak and sheetrock had been repaired. 
  Concerning the alleged damage to his vehicle from his garage door, after inspection by on-site personnel it was determined that the sensors were misaligned, which caused the garage door not to close, as a safety precaution.  This would not cause damage to a vehicle, therefore the decision was made that we would unfortunately be unable to pay for repairs as requested.  
 
  Taking all of the above into consideration, we are able to offer a reduced notice period of 30 days, as opposed to the standard 60, and require that the re-letting fee of 85% of one month’s rent be paid in order for St. Andrews to release Mr. [redacted] from his contract with St. Andrews Apartments.  Please contact the office for exact amounts and to advise them of your 30 day notice.
