Dear Madam, After further investigation on 9/19/2016, it was determined that there is a bow in the flat roof area, this is covered under the builder’s performance warranty Service is scheduled for 10/12/2016, 10/13/and 10/14/to bring the patio roof to performance standards The homeowner is aware and has agreed to the repair schedule Gutters are not offered from the builder, no gutters are installed or implied that they will be Please see attached work order to view scheduled repair services Many thanks, Jim

According to my documents from the pulte title company I was supposed to take ownership of my home that I had paid fo in full on the 27th of SeptemberI did not take ownership of the house until September because of Pulte's poor craftsmanshipSo that is days that I should be refunded for in taxes, HOA, insurance and rent

property with a Base Price of $253, They applied for an FHA loan and received Notice of Conditional Loan Approval in the amount of $276,on May 2, As set forth in the Home Purchase Agreement (Financing Addendum, Section 3c) “once Buyer obtains a Notice of Conditional Loan Approval, Buyer will no longer have any right to terminate the Agreement or receive a return of the Deposits…even if Buyer is subsequently unable to satisfy any conditions necessary for the lender to fund the loan or Buyer is unable to obtain final loan approval.” The buyer elected to select approximately $45,in options and upgrades increasing the Total Purchase Price of the home to $298,986, approximately $23,in excess of amount of the loan for which they were approved Per our records, *** *** was offered and refused the opportunity to remove options and/or upgrades such that you would have brought the Total Purchase Price of the home to $276,or less A loan declination letter was issued upon the buyer’s refusal. Pulte still considers this matter closed We have provided the copy of the signed agreement for your reference. Pulte has been a dream to work withAfter an ongoing nightmare with Richmond American homes, Pulte has been a breathe of fresh airJason in the sales office of Tehaleh in Bonney lake is professional, respectful, and extremely versed in the new home building processJeff the construct super is well...superVery responsive and obviously takes great pride in quality workmanshipWe love our homeThere are a few minor issues for warranty but they have also been incredibly responsiveThank you Pulte for making this process as exciting and fun as it should beI highly recommend this builder

I am rejecting this response because:
The response of Pulte Homes is based on the simple argument that Pulte Homes is not accountable because the two year sewage guarantee has expiredThis argument does not hold. The validity of a warranty assumes that in the first place the construction complies with the standards of quality as measured by acceptable trade practices. This has not been the caseA warranty is not supposed to be a "carte blanche" to excuse the builder from complying with construction regulations and acceptable trade practicesThis is precisely what happened in this particular case. The problem here is that rather than being interested in solving the problem and showing good faith, Pulte Homes position has been to elude any possible accountability from their wrongdoing After many attempts to try to arrange an appointment with Pulte Homes to no avail, I hired professional plumber to assess the problem and fix itIt turns out that when the drain was built, Pulte Homes over excavated the canal where the pipe was later placedBecause of that over excavation, Pulte Homes operators opted to fill the lower-than-usual canal with gravel -instead of cement or a harder materialThus, with time, when the soil settled, the pipe belly was formed following the shape of the canal as was originally dig by Pulte Homes operatorsThis assertion is backed by the expert opinion of professional plumbers and even demonstrated by photos and a video produced by the professional plumbing company that has fixed the bellyEvidence that I am more than willing to share as I am currently waiting for the official documentation from the plumbing companyI would also be more than willing to share this with Pulte Homes, but despite many attempts to arrange a meeting to solve the problem, Pulte Homes has not even answered the letters requesting an appointmentFurthermore, this negligence with which the house has been constructed is further demonstrated by an additional problem that mimics the original one. Having a visitor, the person "smelled" a mild gas odor in the kitchen. As me and my family had apparently grown accustomed to that smell, we had not noted anything beforeWe opted to call Pulte Homes to come and inspect if there was a problemOnce more, despite the potential hazard of having a gas leak, when we called Pulte Homes, they even rejected to visit the house claiming, once more, that the "warranty" had expired and that we will have to contact, once again a professional plumber to deal with the issueWe didWe were astonished when a professional plumber not only found a leak, but incredibly, that the leak was caused by a nail that perforated a gas pipe when the cabinets of the kitchen were installedIt turned out that for three years my family has been exposed to hazard and the toxic effects of a minor gas leak in the kitchen, without Pulte even caring to provide an appointment to talk about the issueAs with the sewage pipe, I also have all the evidence of the nail perforating the gas pipe that was hidden behind the cabinets of the kitchenThis fact shows negligence, and no warranty should be invoked to avoid accountability for not complying with construction regulations and good trade practicesBoth situations are alike, and both situations demonstrate not only a lack of compliance with construction standards, but also lack of care and interest by Pulte in having a constructive attitude to resolve this problems that have serious consequences not only in monetary terms but also for the health of my family

We are under the impression that the roofing issue has been repaired. The *** *** Technician that worked with *** *** has resigned from his position with us. We have asked *** ***, to confirm that the roofing issue is still a concern. As for the issue with the
concrete. This work has been approved. Unfortunately, work of this nature can take several weeks to completed. The vendor cannot work in the cooler months and rain does effect it as well. The vendor has not had availability to complete it. We have an open service ticket for this work and will continue to monitor it until it is complete

Stay away from the sales department and its managers of Pulte in AZ.They have no respect for their customers. Our family experienced a rapacious and unfair grabbing of $5000 deposit to force us into buying another one of their low quality dwellings. We filed a complaint this year with Revdex.com to no avail.
