Saturdays 9am-3pm.The complainant had come in the store the during business hours and told us she wanted to move hereShe said she was living by herself, had no pets, and was working as a clerk at a gas station in townWe agreed that she could move in her camper while we were closed on Sunday June 18th to lot & she would come to store on Tuesday June 20th to do the paperworkSo she had others move her camper to lot on Sunday June 18thWe entered a rental contract with her on Tuesday June 20, Her signature at the bottom of the contract displays that she is in agreement to this RV Park’s rules and covenants and clearly spells out what will happen if one defaultsThe tenant was being evicted prior to the storm for defaulting on her contract; non-payment of monthly rent, non-payment for electricity usage, and not leashing her dogSeveral weeks after moving in, she now had a pit-bull dog and was told several times that the dog must be on a leash and accompanied by the owner while it did its businessAlso, she was told several times that she can’t let her dog roam freely in the park for safety reasons of the other tenants and their pets.We posted the demand letter of eviction on her camper door the morning of August 24, as in accordance with Texas State property code We also went to formally file legal eviction with the Justice of the Peace Precinct One DeWitt County, Ms*** ***, but her office was closed that afternoon.Later on the afternoon of Thursday Aug 24th, the tenant and a male had pulled down the grey tarp that had been on her camper since she moved in, and were painting a green waterproof sealer on the back portion of her camperThey then put the grey tarp back on it and left We only had tenants who stayed at their campers during the storm from Friday evening Aug25th - Monday Aug28thWe checked multiple times through our security system cameras how the campers/ store were holding up during the stormWe came to these premises on Sunday & Monday and spoke in person to the folks in the camper adjacent to her lot in lot Everything was good The store/ RV park never lost power Flooding started on the following Tuesday along the Guadalupe river which is not in the city limits of Cuero but in the countyOur RV park is about a mile south of city limits on Hwy and several miles away from the Guadalupe river.We made several attempts to file this eviction with the local JP office, and finally contacted the county judge, *** *** whom told us on August 31st that a stay disaster proclamation had been issued on all legal proceedings for southern counties in TexasBecause of the day proclamation, no formal eviction had been filed with court system yet.The tenant in lot moved her camper from our premises sometime after the store closure at 3pm Saturday Sept 9th.& by 2pm Sunday Sept10thMy wife came to the RV park at 2pm Sunday Septand discovered the tenant had moved her camper from our premisesMy wife and another renter spent a hour cleaning up all the trash she left in her vacated Lot 24.Cuero was not damaged to an extent that a camper could not be moved at any timeNot a single camper in our park reported damage due to heavy rain, high winds or being unmovableMany campers moved in and out of our park the from Tuesday Aug 29th- Sept1stThis RV park was built on one of the highest elevations in the county and should never floodThe tenant filed a complaint with the Revdex.com on 9/1/and yet she texted me on 9/5/saying “ she was awaiting Social Security checks of her grandbabies and was in the Victoria Social Security office on Tues 9/5/to see where her money was” she further stated “ that her camper has been compromised”This is falseHer camper had a roof leak before the storm, that’s why she had a guy painting a light green waterproof sealer on Thursday Aug24th prior to the storm and had a tarp on itThe tenant used a window A/C unit through a window because the rooftop A/C unit hadn’t been working for a long timeShe once contacted us that she had burned up the breaker in her pedestal & we had a repairman replace it within hours of her telephoning us.We are the only ones suffering from financial loss from tenant in lot She has forfeited her security deposit for non- payments, has provided no forwarding address and has not returned the postal key to the premise’s mailbox, and has forfeited the security deposit for the key.Sincerely,*** ***Q-Rare-O Market, LLC*** ** *** ** ***Cuero, Texas ***
