terms and agreed to, and signed, before each new termAll leases are attached.Per the terms in his lease, the last lease term signed ended July 31st, 2015, which automatically renewed for a period of one year, making his final lease end July 31st, Based on his request, we released him out of his lease early and we did receive the keys to the property from him by the end of June 2016.Q LTD, LLC sent a handwritten letter listing each fee deducted from *** ***'s security deposit of $Upon inspection of the property, a strong dog odor omitted from not only the first room that was carpeted, but also the hardwood floor in the dining areaProspective tenants noted the odor during showings, even after the floors and carpet were cleanedQ LTD, LLC is removing the carpet through ***’s Carpet Corner in Williamsport, PAPlease see estimates attached for replacement flooring to be installed this month.To substantiate the charges for the fee for the trash removal, the re-key fee, and the tenant's responsibility to pay for the final water bill, please refer to the highlighted sections of the lease agreement attached signed by *** ***.To the best of our knowledge, there has never been water in the basement of this property, and there was never a complaint made of mold at the property during his tenancyThere is a sub-pump and dehumidifier in the basement of the unitThe specific water issue the tenant referred to happened during the winter, and occurred because the tenant in the front apartment was a medical student who left for the holidays and failed to maintain the heat in his unit, which is specified in the lease to remain at degrees or above at all times (causing the pipe to break and pour over a boiler, causing a leak)Baxter Plumbing and Heating repaired the pipe within hours, replaced the boiler, and within hours, any residual cleanup was taken care ofThis was no fault of the landlord, and was 100% a fault of the tenant’s neglect.We were willing to offer mediation after receiving a disgruntled call from *** *** on July 18th, 2016, and we gave him the name of our attorney, *** ** ***We have strong reason to believe *** *** is posting slanderous information about Q LTD, LLC, on *** (see attached printout that was posted the same day he submitted this claim to Revdex.com)- one of our primary forms of advertisingAll fees are substantiated, and this is blatant defamation of character.In addition, days before this complaint was submitted we received a referral from *** ***'s acquaintance, who requested to see his exact unitShe claimed *** *** said he had an ‘‘excellent'’ experience as a tenant with Q LTD, LLC and that *** *** gave her our phone number knowing she was looking for an apartmentWe have since rented to this person as of August st, 2016, at a separate unit.If there are any further questions regarding Q LTD, LLC retaining the security deposit to pay for fees and damages to the carpet, please contact us immediately.Respectfully,Q LTD, LLC
