Very pleased. Answered all questions, made recommendations, provided some useful tips for home maintenance, and explained a lot of operations of household equipment. Made you comfortable before inspection so you knew what to expect. Also, reads his reviews and seems genuine about his customers satisfaction.

Review: I had Quality Home Inspections complete a home inspection for me on July 13, 2013. The owner had already vacanted the property. I settled on the purchase of my home August 6, 2013. Immediately when I moved in I realized the refrigerator would not keep items in the refrigerator compartent at a desirable temperature, nor would the freezer keep items frozen. After running the dishwasher, there was water standing in the bottom of the dishwasher as it was not draining. After accidently setting off the smoke detectors, I realized that out of 7 smoke detectors in the home only 2 were functioning. They failed to identify that all of the these items were not functioning properly. All were not in working order and they did not inform me of that. I purchased the home with faulty equipment. Upon further inspection, we realized the refrigerator had a crack in the back of the compartent which prevented it from keeping items cold/frozen. The dishwasher had water standing for so long that the inside had begun to corrode. The 5 smoke detectors were disconnected from the electric and the batteries removed. When plugging them in and adding batteries, we realized that they continued to "chirp". The refrigerator, dishwasher and smoke detectors all had to be replaced at my expense. I contacted the realtor who told me to contact the home inspector. When contacting the home inspector, we told me that we should have checked the dishwasher during final walk through. He would not address the refrigerator or smoke detectors. I then went back to the realtor who stated that it is not common practice to re-check appliances. In addition, I did not know I needed to bring a thermometer to check the refrigerator and a ladder to check the smoke detectors. They will not take ownership that they did not inspect those items or notice the defects. The home inspection was to ensure the safety and working ability of the entire property and contents including the appliances and smoke detectors.Desired Settlement: Their website states a 100% sastisfaction guarantee. I would like them to honor their guarantee and refund the $325, which does not cover even a small portion of what their lack of service has costed me. The cost of the refrigerator was $1179.99. The dishwasher cost $449.99. The smoke detectors were $72.34. $1,702.32 total due to their negligence.

We did complete the inspection for this client and we did inspect her appliances. I tried to talk to her husband yesterday and explain that appliances are as is where is, When we inspect appliances they are for performance only in other words do they fill and drain and the client is always aware that the inspection report only covers the day of the inspection only. Furthermore the client did not re check appliances during the pre-closing walk through as mentioned to them verbally and in their report. In addition the client did not read the report completely because if they did then they would have seen in the kitchen section under appliances that it states there is not warranty and or guarantee that they will be trouble free after settlement. Which I have attached the report for your records. Yes our website says 100% satisfaction guarantee and if again she read the page it says if you are not satisfied at the end of your inspection and before you receive your report let us know and we will make it right or pay for another inspection. Her complaint is after the inspection and after receiving her report.

I noticed that the client did not mention in her complaint she purchased a 1yr home warranty and for a small 100 dollar deductible she could have the appliances repaired or replaced through the home warranty company. I was willing to pay for the deductible until her husband became very angry as I was speaking and he then hung up the phone on me. Bottom line for me we did everything correctly during the inspection, client failed to test appliances during their walk through and failed to read the report. It is not my problem that they did not do their part and refuse to use the home warranty, As for the 100 dollars I was going to offer that as a courtesy not for any wrong doing or neglect on our part and the husband never allowed me to get to that point.

In addition I have a signed inspection agreement which they read and signed and I can provide upon request, that states in Section 4 Inspector assumes no liability for the cost of repair or replacement of unreported defects or deficiencies either current or arising in the future.

I will not refund her the inspection fee and or pay for the home warranty deductible as she knew what she was purchasing at the time of the inspection, The report clearly states that the appliances are as is where is no warranty and or guarantee, Failure on their part to re run during the walk through, Not reviewing the report, and Refusing to use the home warranty does not require my company to pay for there failures and or misfortunes because they didn’t do what they needed to do.
