I have in writing from our realtor that [redacted] from Tiger agreed [redacted] should have accessed the atticWe have no reason to lie hereIt is what it isWe ( [redacted] and I) we paid for something we didn't get the first time! We had to take time out of our schedules to go back and have the inspection completedWould be ok if you got an oil change and they did 1/and asked you to come back so they could finish it?? After using a different company we became even more Unsatisfied with [redacted] and I are home inspection [redacted] never even went on our roomHe looked at it from the driveway with binocularsDoesn't add up to a $home inspectionSpeaking of saying- what happened to the customer is always right?!? [ You are not an honest businessman Mr***. In my initial call to your company regarding this issue I spoke to one of your customer service reps. This rep was not helpful or understanding to my situation at all, she was only rude, so rude that I asked to speak to her manager. She told me she would have someone call me, that someone was you.This is the only call you made to me. During this call you did pass along your email address so I could send you the pictures that your customer service rep refused to allow me to forward. You also told me you agreed that nothing was noted in the report and that you would speak to the inspector and call me back later that day. You never called me back that day or any other day. The two additional times we spoke were because I called and left messages numerous times on your voicemail for an updateI also sent you three emails, you responded to none of them.What you told me when we finally did speak again was that you spoke to your exterminator and he told you the issue could have happened after the home inspection. You also said your home inspector told you he didn’t see anything. This is when I told you that he did because he told us very nonchalantly that there were some mouse dropping in the atticHe said it like it was nothing to worry about or be concerned with and since he wasn’t concerned and it wasn’t noted in the report why would we be? And now, in your response to my complaint you are taking my honest words to you and turning them into a lie in your attempt to validate the fact that your company failed to report a huge issue in our atticWhat was up there was piles and piles of squirrel feces, not droppings and it was clearly visible in all bays containing insulation as you saw in the photos, yet your inspector did not alert us to this. Your report should matter and every issue should be documented in it otherwise why do you provide it? Isn’t this what we look over and based on your company’s evaluation decide if there are any issues we would like the previous owner to address? We can even decide to walk away from the purchase based on your findings as noted in the reportOn our report, your inspector did rate our insulation. He gave our insulation an “A” rating. According to your rating scale an A means “this item is functioning as originally intended”. An A is your best rating so are you saying that insulation that is clearly full of urine, feces, and burrow holes is and in great shape? As you saw in the photos, our insulation clearly should have gotten your lowest ratingWe hired your company because we trusted you. We trusted that you would alert us to this type of thing as it was so clearly visible. Isn’t that what your company does? We didn’t expect you to do a rodent inspection, we didn’t need one as this issue was so clear in just walking up there. We should have been alerted to this and it should have been on our reportIsn’t that what we paid you to do? Every pest control company we called for a quote to remove the squirrels and the insulation asked us the very same question “Did you have a home inspection?” We were told by pest control companies that our attic was the worst they’ve ever seen. They could not believe the piles of feces so clearly visible and it was clear to them that this issue had been going on for years.I didn’t know what to expect when I called your company to report this but I called because as a paying customer of yours, I wanted you to listen, I wanted you to understand and I wanted your perspective on how your inspector could miss something so obvious. Instead, from the moment I called, I was treated like the bad guy and I was truly stunned by the extremely poor level of customer service I was given.Mr***, good customer service is listening to your customers and helping them resolve an issue whether you feel they are right or wrong and whether they like the outcome or not, but you never even asked me my thoughts on how we could resolve thisInstead you immediately claimed no responsibility, you’ve been dishonest in your response here and you’ve proven that Tiger Home Inspection is a business that doesn’t care at all about their customers. Your customers are your business Mr***, you really should care more about them

[ You mention you do care about your customersI am a customer of yours so why as a paying customer of yours, am I not afforded the care you mention? In fact, to date, you have not responded to any of my questionsSo that we may put this issue behind us, please answer my questions. After my initial call to your company, why did you not look into this further, why did you not send someone to my house to take a look at the attic and explain to me how this could be missed? Again, can you please help me understand your rating system? I have the attached pictures of my attic as well as the email I sent you on 9/8/2017, this email contained these pictures. In my email I explained to you that your company gave your best rating to my insulation yet as you can see it is clearly full of feces and burrow holesI asked you to clarify how this gets your best company rating yet to date you have not responded. Mr***, how do unanswered questions show me you care about me, your customer? I realize that you are a business that most people only need to use once or twice in their lifetime so maybe you are not in need of a repeat customer, but I’m sure you realize that the internet connects all of us today making companies as well as the customer experience they provide very transparent. A company that truly cares about their customers and the experience they have would have handled this situation with respect for me, their customer and would have answered my questionsYou have never answered my questions to you yet you had no problem taking my moneyPlease explain that ]

Regarding the front porch, the report did say there were some issues, but again, the issues were no where near the actual damage that was there For the bulkhead door, the inspector had full access to it and if he would have looked at it, he would have seen it was not just rust, but there are holes in the bulkhead door from the rust The report should have indicated that large holes are in the bulkhead door and it should be fully replaced What is disturbing to me is there seems to be little accountability from this company on their mistake and they come up with excuses instead of trying to provide good customer serviceNot one time in my communications with them have they asked what can they do to help correct the problemInstead they are just responding it is not their fault when clearly they missed several items in the report What happened to good customer service?

Hello,I spoke with Ms *** multiple times and always took her call when I was available, if not available, I returned her callAs she stated during one of these conversations, I gave her my email and told her to send me the photos and I will speak with the inspectorWhen speaking with the
inspector he told me that, after inspecting the attic he told the *** there are mouse droppings in the atticMs *** confirmed that they where verbally told that there where mouse droppings in the attic at the time of inspectionWhen we discussed this she explained that she is upset because it is not written in the reportI explained, it is stated in our Agreement/Contract that the report does not include the detection of pestsThe Massachusetts Home inspection regulations (266CMR) also state that, home inspectors are not required to report on rodents or vermin unless specifically contracted for that serviceTiger does not report on rodents because it requires a very specialized knowledge baseThere are multiple species all with different behavior patterns and droppings.Our inspector on the day of inspection observed evidence of pest presence in the attic area and made the *** aware of this that day, Ms *** confirmed thisThe *** chose not to address the issue with the sellers prior to purchase.Sincerely,*** ***Tiger Home Inspection

I apologize for the delayed response to this complaint as I have been on vacationAs to the issue at hand, Ms*** states that Tiger told her that *** *** should have gone into the atticThis statement is wholly untrue, If the individual inspector does believe that the access is unsafe
he/she has every right to refuse to go into the attic spaceMyself and *** *** the other manager returned to the property the very next day and met Mr*** ***Mr*** was very cordial and thanked us for coming right outAt no time during our visit did he state he had any problem with the inspection conducted by Mr***We promptly inspected the attic and all went our separate waysAs to the issue of the radon test, due to a clerical error by Mr*** in regards to if the test was performed in the a.mor p.mhe had made an error, however that did not prevent the clients from getting their results as they did get them after Tiger corrected the issue with the labHowever we did issue the client a refund in the amount of the test which was $dollars as a gesture of good willAnd finally Ms*** states that they brought in an electrician and a plumber to do an evaluation and that they found things that Mr*** did not that were in plain sightWell to that I must state that the only reason those gentlemen were there was because of Mr***! Mr *** failed both of those systems and instructed the clients to consult with those professionals for a complete evaluation prior to purchaseIn closing the clients received a complete, thorough, and highly competent home inspectionThe clients received compensation for the error that occurred with the radon testTiger will not refund the money for the home inspection as we strongly believe that was conducted in a professional and competent mannerI harken back to a statement I have heard many times...." No good deed goes unpunished." I think in this case that truly does apply

The client admits in his complaint that the items in question are in the report but states that he feels that the inspector should have given them a harder ratingWhat he fails to acknowledge is that the items in question were rated "B" with a check mark in the " FURTHER CONSULTATION WITH A
CONTRACTOR IS ADVISED" boxAs well as the written note " Upgrade or repair damaged lattice workEarth to wood contact observedRegrade as needed Earth to wood contact is conducive to wood decay and wood destroying insect infestationNo metal joist hangers in place advise improvement to meet current standardsNo lag bolts at ledger board presentInstall as need." The bulkhead is covered by the deck and snow and was not rated at the exterior level, however it was rated from the inside on the on the basement pageAgain it was rated "B" with a check in the " FURTHER CONSULTATION WITH A CONTRACTOR IS ADVISED" boxWith the written note "No access to bulkhead exterior:Under DeckInterior of metal bulkhead is corroded and scalingClean, and treat with a rust reformer to halt deteriorationOn the agreement page that that Mr***-*** signed and initialed it is written in bold print that " IT IS IMPORTANT THAT YOU FURTHER EVALUATE THOSE AREAS NOT INCLUDED IN THIS REPORT AS WELL AS THOSE ITEMS RECORDED AS B, C, OR NR PRIOR TO CONTINUING ON WITH YOUR PURCHASETIGER IS NOT RESPONSIBLE FOR REPAIRS ON ANY COMPONENT RATED B, C, OR NRTHIS REPORT WILL NOT NECESSARILY REVEAL ALL DEFECTS ON THE PROPERTY AND SHOULD NOT BE USED FOR NEGOTIATIONSMr ***-*** did not consult with a contractor about the items in question prior to his purchaseIf he had heeded the advise of the inspector he would not be in this situation

Again had Mr. [redacted] taken the advise given he would not be in this situation. Tiger Home Inspection will keep it's original reponce.

If Tiger Home Inspection would have been more clear in their report and would have supplied better customer service, I would not have filed the compliant. Their report was weak, not complete and their customer service is horrible.  They really should review how they do business.  I have no further comments.

What Mr. [redacted] has failed to disclose was that the third floor unit was not accessible due to the fact that the broker did not have the property completely ready for inspection.  However, components of the third floor unit were inspected; these would include plumbing, wiring and complete...

heating system.  The tone of the complaint suggests that Tiger neglected to inspect the third floor.  That is far from the truth. We were perfectly willing and able to inspect the third floor unit however, we had no access.  We do not discount inspections due to situations beyond our control. Tiger Home Inspection has no idea where Mr. [redacted]' figure of $225.00 has come from. The total cost of the inspection was $725.00 that is what has been paid and we will not be issuing a refund.  Maybe Mr. [redacted] should speak to his real estate agent and seek compensation from him/her.
