The report of noise is door slamming and stomping We initially gave noise complaints to the above resident and got a response from them They explained that they are trying to be as quiet as possible, but they work early hours and hat is considered "stomping and slamming" is them getting ready I scheduled an appointment with both residents for 1/17/at 2:pm The resident that complained about the noise did not show up for mediation The resident above showed up at the scheduled time and we were unable to mediate due to both parties not being present At this point, the above resident is willing to come to a compromise

This issue has been resolved to the resident's satisfaction

[To assist us in bringing this matter to a close, you must give us a reason why you are rejecting the responseIf no reason is received your complaint will be closed as Assumed Answered] Complaint: [redacted] I am rejecting this response because:Their work schedule has nothing to do with my complaint, the stomping and banging is all hours of the night, and all day during the day causing my dogs to become aggravated and bark non stop running through my apt looking for where the noise is coming fromAs far as mediation I was told on January at 4:pm by a leasing agent that property manager and tenant up stairs wanted to do mediation on January 17th at 2.00pmI told the leasing agent multiple times that time would not work because if we all were supposed to be present he had work at 12pm and would not be able to be thereI was told that she would let the property manager know that the time THEY SET AND CHOSE did not work for usThen I was told she would talk with property manager and call me backWe never heard back from herI’m tired of how condescending the property manager is towards this issue and me, he seems to not care about the well-being of the property and tenants he managesWe are not the only ones who have had problems with this complex, property managerI have had to have maintenance come in and fix my canned light in my living room already because it was hanging by the wires from the running and stomping so much, my light is starting to come down out of my ceiling again because of all of the RUNNING AND STOMPINGAnd notice in their response they did not addressing the issue of him speeding through the parking lot and almost running over my fiancéAs well as the that I was told time 2by a leasing agent and once by property manager that it would be put on their door if I had any more noise complaints they had days to be out due to an evictionI was also told that they had plenty of noise complaints in their file and was told “I don’t see why we can’t put that notice on their door”On January 17th at 6pm I went up to the office to re schedule the mediation like we were advised by property manager, to do it when they opened at 10am I asked for mediation to be scheduled on January 18th at 10:00am and the tenants upstairs told us noThey have not made any attempts to schedule another time that works for the both of us Regards, [redacted]

Unfortunately, we were unable to reschedule due to the short notice The resident called at the close of business to reschedule for the next day at the open of business I called the upstairs resident to see if this would work for them They were unable to meet with such short notice I would be more than happy to reschedule the mediation between the residents If the issue is that this resident's dog is barking due to movement upstairs, then this resident needs to manage the noise coming from their apartment Due to the structure of an apartment, there will be sounds coming from other apartments I am also requesting a document from this resident regarding the breed of their dog It appears to be one of our restricted breeds

This resident came to me concerned that a pet from the resident stories above her was urinating on the patio and that it was getting onto her patio I initially issued a notice to the above resident Again, this resident came into my office regarding the same issue I then issued another notice and contacted the above resident by phone I received a call back from the above resident and she assured me that she was not letting her pet onto the patio Most recently (7/8/16), the bottom level resident came into my office regarding the patio issue This time she threatened myself and the above resident She stated "All it takes is phone call and I can have the mafia and bikers here to handle this issue" This was witnessed by myself and my assistant manager I asked the resident to leave and told her that I would inspect everything Immediately after, I went to the 2nd floor apartment and the top floor to inspect for any evidence There was no sign of urine damage visually nor was there any scent I also checked for cigarette butts around the bottom floor area Again, no sign of anything

I have paid all of my pet fees including a 300$ deposit plus pet rent every month! As clearly states what kind of breed my dogs are in the lease if my dog was "a restricted breed" then it is the property managers responsibility to let residents know at the time of signing. I will once again be happy to provide what kind of breed my dogs are!I have about a 8lb brown chihuahua yorkie dachushund mix that is 1 yrs oldI also have a 25lb Jack Russel terrier who is white with brown spots and is now 3 yrs old. I am rejecting this response because: It has only been days since no dog pee was on our patio chairs and other itemsAlso there are many cigarette butts on the second level of the terrace, at the top of the stairs and scattered out back in the mulch and grass. My husband picked up cigarette butts before management finally came to look at thingsI had been trying to get someone over here for months to see the pee problem and still no one has come to look at our stuffBoth my husband and I are disabled and he is also elderlyI do not think elderly and disabled people should have to pick up all these cigarette buttsIt would be nice if someone would come and pick up all these cigarette butts.Regarding my anger outburst - I have PTSD and lots of other very painful disabling problems (stress makes them extremely worse) and after months of dealing with the office on this dog pee problem I finally totally lost my temperI try very hard not to do thisWhen I am sick and tired of a problem I cannot control my temper due to the PTSDI did not threaten anyoneMy words were I COULD do this and that not that I WOULDI just had back surgery last Monday which is my reason for delaying my responseI can finally sit at the computer for a few minutesI am unable at this time to take pictures and upload them to the computer due to the surgery.Regards,

After reviewing the work order history, I determined that our maintenance staff took longer to solve the issue than what is acceptable for our standard of service I have issued this resident a concession of $to compensate for her increased electric bill and to cover for the cost of pet
rent for the month of June(pet rent is $per month)

As far as mediation I was told on January 14 2018 at 4:30 pm by a leasing agent that property manager and tenant up stairs wanted to do mediation on January 17th at  2.00pm. I told the leasing agent multiple times that time would not work because if we all 4 were supposed to be present he had work at 12pm and would not be able to be there. I was told that she would let the property manager know that the time THEY SET AND CHOSE did not work for us. Then I was told she would talk with property manager and call me back. We never heard back from her. I’m tired of how condescending the property manager is towards this issue and me, he seems to not care about the well-being of the property and tenants he manages. We are not the only ones who have had problems with this complex, property manager. As well as the 14.30 that I was told 3 time 2by a leasing agent and once by property manager that it would be put on their door if I had any more noise complaints they had 30 days to be out due to an eviction. I was also told that they had plenty of noise complaints in their file and was told “I don’t see why we can’t put that notice on their door”. On January 17th at 6pm I went up to the office to re schedule the mediation like we were advised by property manager, to do it when they opened at 10am I asked for mediation to be scheduled on January 18th 2018 at 10:00am and the tenants upstairs told us no.
