We have addressed every issue the tenant has raised regarding her unit We have addressed each complaint timely We send out a licensed professional third party HVAC contractor with whom we have experience and have been satisfied with their level of service Please note that the first complaint resulted in the replacement of the thermostat On subsequent complaints, the contractor found that the unit was within an acceptable temperature The tenant also confirmed the temperature of her unit On one visit, the contractor added some refrigerant We address all tenant concerns timely I have copied below the notes in our system regarding activities and communication between our company, the tenant and the contractor If there are any further questions, please let me know.Work Order # [redacted] — Sara V [redacted] I will be at property tomorrow, Pat will meet me out there to take a look at thermostatI will have keys, the tenant will not be home05/16/11:AM - Comment Sara V [redacted] I met Pat at property and thermostat was no workingThe area where you put the battery in was corroded and has white residue from the batteryPat replaced the thermostatI have confirmed with [redacted] that everything is working properly05/23/10:AMWork Order # [redacted] — Sara V [redacted] On June 13th the tenant sent me a text that said: "EMERGENCY!!!! My air is not workingI have my AC set for degrees it was on all day on auto and my house is still saying degreesCan you get someone to my unit as soon as possibleThank you The hair doesn't even blow in the bedroom at" 06/21/10:AM - CommentSara V [redacted] Jeff and Pat went out on June 14thThe tenant sent me an updated text on June 15th and said: "Hi SaraSo here's the situationð???The temperature has gone down from to Hopefully it goes down some more I have the thermostat set for I just hope it goes down to so the it will cut off and on because it's been running for three days non stop and I don't want to have an extremely high electric billI will keep you posted."06/21/10:AMSara V [redacted] My text response back: "Ok! Make sure you are closing your blinds! That happens at my house when it's really hotIt never goes below and it's cause I am on the top floor of my buildingI leave my blinds closed all day to cool my place down while I am gone."06/21/10:AMSara V [redacted] Text from tenant on June 20th: "Gm I texted the AC guy no answerIt's outside and in hereI'm going to find another AC guy, because this is crazyI'm waking up in a sweatI will call him one more time, but that's it."06/21/10:AMSara V [redacted] I called Jeff to go out to property again and this is his email after he went out: "We went back out to this unit today and found the system operatingTemperature in the condominium was degreesTenant complaining that the system is not working properlyUnit is condensating as should be sweating lines pressures are goodTenant claims that he is a house inspector and knows how systems should workThey say the unit is not working properly when it's degrees outsideThis particular unit is over top of a laundry room so this may be adding to the problem."06/21/10:AMSara V [redacted] The write up for Jeff and Pat going out on June 14th: On June 14th we went out to the property at [redacted] for a complaint that the air condition was not workingWhen we arrived we checked the system for proper operationThe system showed that refrigerant levels were where they should be however the unit was not coolingWith further testing we added approximately one half pound of refrigerant to the system and the system started operating properlyDiagnosis: Because of how these systems are installed trough the wall, it forces the head pressure to run higher due to the recirculation of condencer airIn recirculating condencer air it forces the pressures to run at a higher level through out the systemEven after adding ther additional refrigerant the pressures only came up approximately lbsThis is hardly noticeable except the system starts to remove condensation and operate as designedJeffrey T [redacted] 06/29/2:PMSara V [redacted] Email from owner on how to proceed: If Jeff says the unit is working properly, then letâÂ?Â?s close it out [redacted] is NOT a housing inspector and is femaleIf there is someone else staying there, they are NOT on the leaseThis tenant is making a large number of repetitive complaintsIf the contractor is charging us for these visits and there is no merit to the claim, the tenant is to be charged06/29/2:PM

I am rejecting this response because: That is all true and I did reach out to Sara to let her know that there was still a problem with the thermostatThe temperature in the unit is still unbearable when it's hot outdoorsThere was different third party HVAC contractor that came out around two weeks againWho state that the Freon was low again and the coil needs to be changedI told him that freon was added like a month and half ago and he said in that cause there is a leak somewhere,because you should not have to add freon this soon He told me he was going to send his findings to his company and his company would reach out to ***, I have not heard anything yet from *** or the HVAC companyAt this point, I'm just over the back and forth conversation with ***

The area where you put the battery in was corroded and has white residue from the battery. Pat replaced the thermostat. I have confirmed with [redacted] that everything is working properly. 05/23/2017 10:16 AMWork Order #[redacted] — Sara V[redacted] On June 13th the tenant sent me a text that said: "EMERGENCY!!!! My air is not working. I have my AC set for 68 degrees it was on all day on auto and my house is still saying 81 degrees. Can you get someone to my unit as soon as possible. The tenant sent me an updated text on June 15th and said: "Hi Sara. So here's the situation. ð???The temperature has gone down from 85 to 74. Hopefully it goes down some more I have the thermostat set for 70. I just hope it goes down to 70 so the it will cut off and on because it's been running for three days non stop and I don't want to have an extremely high electric bill. It never goes below 74 and it's cause I am on the top floor of my building. It's 71 outside and 76 in here. I'm going to find another AC guy, because this is crazy. I'm waking up in a sweat. I will call him one more time, but that's it."06/21/2017 10:47 AMSara V[redacted] I called Jeff to go out to property again and this is his email after he went out: "We went back out to this unit today and found the system operating. Temperature in the condominium was 73 degrees. Tenant complaining that the system is not working properly. Unit is condensating as should be sweating lines pressures are good. Tenant claims that he is a house inspector and knows how systems should work. They say the unit is not working properly when it's 90 degrees outside.
