I'm not sure if this is a warranty issue or not as the condo unit we bought was not completed when we took the keys. This is a new condo unit purchased in May 2015 and it has been delays in occupany which was expected. We were informed to do PDI in June 2017 and found the common areas are still under constructions. Our unit was incompleted; not livable, don't see the point of doing PDI. We asked to postpone until whenever the unit is ready as we don't mind to wait. The site manager *** has got builder's approval to move occupancy til Sept 29 2017. Finally the day came, we paid the occupancy closing fees and provided post dated cheques for monthly occupancy fee. However when we went there took our keys and walked into the unit, the condition was no different than it was in June; some area even got worst. The balcony door won't lock, some kitchen cabinet doors were not installed and sitting on the floor; stove didn't work; no vanity mirror; toilet paper holder not installed; no shower head; hole in the ceiling; additional balcony door in the living room was not completed(they made mistake and put the balcony entry in the bedroom instead) ; poor craftsmanship on paint job; the list goes on.
This is an investment unit and we have tenant moved in since feb 2018; after many requests sent to ***, they Finally fixed the stove and balcony door so it locks and that was it. My tenant informed us the water flow in the bathroom sink was very weak; it was like a small line of water running. He has to use the bath tap for everything. We reported to *** on 2nd of March and several emails sent after; again nothing gets done as of today.
I'm very frustrated of the situation and felt helpless, it has been 6 months since we took occupany and each month we are paying the builder occupany fees. I just want my unit to be completely finished. I get too many excuses from the them. Why should I be begging them to complete the work when it should have been done prior to occupancy'?

Finish the job I would like to get the unfinished work done in 2 weeks prioritizing the water flow problem and have a vanity mirror installed.

Common areas in new condominiums are generally the last items to be finished, as focus is on the suites. That being said, all outstanding warranty items were received on March 22 2018 by the Tarion Warranty Corporation and forwarded to our office the same day. All these issues are being handled through Tarion and their guidelines, which dictate the delivery and completion of all new housing units in Ontario. Our Customer Care and Service Team will be working within the designated timeline set out by Tarion.
On the issue of water - our Customer Care department received an email from the owner on March 22 2018 6:22pm, indicating an issue with water flow. Our Service Team Manager visited the suite immediately and had the issue rectified. The low flow of water was not due to installation or craftmanship , it was calcium building up in the faucets. Owners have been informed of proper care for fixtures with the hard water in Kitchener and the soft water system installed for the Building. Owners were also notified the following morning (March 23 9:47am) that work had been completed on the plumbing. We had received acknowledgment back from owner.

I'm happy that the issue of the water flow has been addressed after numerous of emails sent since March 2nd.
The outstanding issues were originally written on the PDI form back in June 2017; we refused to take occupancy until end of Sept 2017 due to the condition of the suite. Most of these issues were still there and had to be carried over to the Tarion 30 days form which we submitted to Tarion and the builder on end of Oct 2017. The builder had 120 days to rectify the issues until end of January 2018 but most of them are still outstanding. We had to get Tarion involved that was why the builder was contacted by Tarion on March 22 with a list.
I would like to get a timeline on the outstanding repairs from the builder.

Timeline has been set out by Tarion Warranty Corporation and Builder will be following the set out timeline. Correspondence has been mailed directly to owner. Unfortunately, we cannot post correspondence onto this reply as it contains all owner's personal contact information.
