I rented a storage unit there for approximately 6 months. No food. No dirty dishes. Nothing that would’ve attracted any rodents. Everything I owned was in a 10 x 20’ building. We bought a house and moved all of our stuff, while unpacking, we dumped gallons and bags of what looked like bird seed out of every box and bag there. Nothing in the totes. *** has the units beside of his residence beside a field with about 25 junk cars, and is rat infested. I know they’re “not liable” In most cases for damages, however he is most certainly negligent in making sure that his customers have the peace of mind of knowing their belongings are safe. Rats is something you can control. I had six bags Of clothes in the back of my unit. They were soaked and mildewed and had to be thrown away where his roof was leaking. I had my deceased sisters things in that unit, my four month old granddaughters things, everything I owned, some of my sons things, my boyfriends. Everything had to be cleaned and sanitized because it was covered in rat feces and urine. Some stuff had to be thrown away. One of the rodents decided it was hopping in a box and coming with us so we brought a rodent to our new home. And we’ve had to have a professional come in and still have not caught it. This has made the move to our new house absolutely horrifying. Costly. When I confronted *** with the problem, he dismissed it and when I told him I was turning him in to the Revdex.com he refused to speak with me again. Told my boyfriend that he would only conduct business with him, even though my name is the only name on the rental contract. Told him he would only Meet with him and not me to return my deposit and he still has not returned it. I thought my belongings were safe at his unit. I was completely wrong. Not only We’re they not safe, but his total lack of regard for them is just bad business. You make your living storing people’s belongings. It needs to be a big deal if you have a leaking roof and a rodent infestation.

I'm sorry for not getting these documents to you sooner. We were a little confused by all the different agencies tha*** filed with and thought it was all one case. We only found out on Monday, Feb. 24th, 2020, from you, that each agency had its own investigation to do regarding the complaint filed by *** the BCA Investigator, verified this fact She was the original investigator we have dealt with from the beginning. Again, I'm sorry for the delay, after speaking with you on the 24th another employer called me into work the rest of the week to take care of some emergency situations that were of time sensitive nature. I just returned to the office today, the 29th, thus missing my 2 day window in which I pledged to have this information in your hands.As requested here are the documents and our response to *** complaint requested from us at R&R MiniStorage in Shady Spring, WV. As we discussed with the other investigators we are relying on signed contract terms we had with *** in this case. She signed documents and received all documentation the day she signed contract I believe I even had a discussion with her at that time, regarding some of her points of contention with us.We had consistent trouble with her from the very beginning as you'll see in docs. When I refused to bow to her demands in November, after a pretty good effort on her part to manipulate the situation, to her advantage, things went downhill. She doesn't like being told NO!!! We were going to terminate the contract with her back in November if *** hadn't intervened.The following are the brief highlights of our contention with *** ... ..... ....-Rarely paid her rent on time but had multiply excuses when she was hunted down for non-payment-Consistently without failure manipulated situations to her advantage.-Never followed Company Rules & Regulations for methods of acceptable Rent Payment-Had difficult time keeping rental area CLEAN, which had disruptive effect upon other clients.-Had VERY Abusive Language & Demeanor, which was filled with PROFANITY when she was crossed. -She consistently worked company staff against one another with her lies and manipulative ways.Here is an example of her continually manipulating the facts to suit her advantage ............ When she first complained about mouse droppings in her belongings she sent an internet picture of rodent feces and said the feces from FIELD MICE were what was in her belongings. Now, for questionable reasons, she is claiming that it is RATS and their BIG Feces that are in her belongings. In her statement it was rat this and rat that can guarantee you she didn't accidently take a NORWAY RAT home with her because she would have literally FREAKED-OUT and gone ballistic if she had.YOU HAVE TO ADMIT RATS SOUND FAR WORSE THAN MICE !!!!!I believe from my brief interactions with Justin he seems to have a level head on him and would have been unhappy and disgusted with G.F. (that's what he calls her) if he knew what she had signed. As far as we know, he claims to have never seen nor read the documentation. We believe he would end everything if he knew and would probably apologize once again for her actions, & etc.I've placed red checks on various sections of documents that pertain to ***s consistent and total refusal of Business Regulations & Rules. We repeatedly asked her to put her payments in the drop box or mail them but she utterly refused this request and made Management personnel, service her demands.It was pointed out to us by legal counsel that if things were as BAD as she claims she should have notified us to take a look while things were still in the unit. So we could verify the truth of her claims before she manipulated the evidence in her favor, We can provide eyewitnesses that will testify to the fact that when the unit was opened up, after she moved out, to be cleaned and examined by company staff. OR MISC. STUFF which she left behind. (Pictures available upon request),Either those RATS, as she claims, were wearing clean booties and diapers as they made their way into her belongings or once again she is manipulating the facts to suit her advantage. We have opened units that had been abandoned by their owners, for more than 12 months and there are rodent feces EVERYWHERE not just in the belongings but along the walls of the unit and in and around the belongings. All the pictures we have seen thus far are not of our facility, its grounds or units.This one thing I know, without a doubt, she didn't sweep out her unit, in the dark, it was after 11pm the night she vacated the unit, and then make another mess in it before she left.I believe she might have had mice dropping in her belonging but I believe she acquired them, most likely, when she brought them to be stored. She was very consistent at buying pallets of liquidated, discontinued & reduced items (some which had food in them, which I witnessed) from warehouses out of the area. She then would sort through those pallets in the storage unit, setting aside items to be sold at a flea-markets or the road-side for extra money. Most of those warehouses are known to have an infestation issues. I have had my personal experiences in the salvage market arena, some were not very pleasant. But you can be profitable and make a lot of money if you're diligent enough.So with that, I now leave this complaint and it rebuttal in your hands. Looking forward to hearing from you when you have had time to digest the documentation sent you. How many agencies are there for issues like this, I wonder. She must be beating the bushes to get what she wants.
