For the final utility bill charged at move-out, that is the remainder days owed for the billing period of (09/05/2017-12/26/2017) in the amount of $As such, there was no overlap being charged for Utilities I have attached the two billing statements reflecting the usage periods that are being charged.When completing our final inspection of the apartment, it was notated that the unit was not returned to us at the same level of cleanliness in which you had received it All blinds, screens, cabinets, fixtures, and appliances needed to be thoroughly cleaned We then scheduled CCS Proclean to complete the cleaning at a minimal charge of $ I have attached the invoice from CCS Proclean as well as pictures taken at the time of the move out inspection showing the work required.For painting charges, multiple scuff marks and scratches were found throughout the apartment as well as stains that were not able to be wiped off which would be considered wear and tear A “Light Paint” was charged to you at 2/of the cost, which is a pro-rated amount considering the amount of time you lived in the unit I have attached the invoice from *** Custom Services as well as the pictures taken at the time of the move out inspection.Upon move-out, *** cleaning must be completed by a licensed professional *** cleaning company per R&V company policy to ensure safety and habitability for future residents *** was seen to have been lifting from the apartment at time of final inspection, thus a stretching charge was added to the *** cleaning invoice If a receipt had been provided to us by you from a professional *** cleaning company at time of move-out, we would not have charged you the $ I have attached the invoice from *** *** Company as well as the pictures taken at the time of the move out inspection.While reviewing your file, we do not have any memos, maintenance work orders, or any type of communication regarding your concern for the *** If we would have received some sort of request or concern about the ***, we definitely would have inspected the *** ourselves as well as calling out our vendor, Sids *** to conduct their inspection and have this repaired Written notice from the unit was provided to us on 11/13/ On that same day, our leasing agent, posted and mailed you our 30-day notice packet You did not request the Pre-Move out inspection per Civil Code 1950.5, which identifies any cleaning or repairs that would result in security deposit deductions if not cleaned or repaired before you vacate.I have attached the invoices from our vendors showing work required and completed As well, attached are pictures of the unit which were taken at the time of the move-out inspection.We have done our research for the dispute and find all move-out charges to be justified, and therefore will remain in effectSincerely,The Missions at Rio Vista

Also please attach a copy of my Move-Out notice and also point out where on that move out notice it says that a *** cleaning must be done by a licensed-professional. Never did you make it know to myself or my roommate that had to be done to the apartment nor did you put it in writing in the leasing agreement that specifically: "*** cleaning must be completed by a licensed professional *** cleaning company"If you cannot show proof of that in writing then you have no justification for that charge.The lack of any notes or correspondence on my account just goes to show the level of incompetence shown by your staffAs numerous times I dealt with issues in the apartment and specifically with rent issues and my account issuesAnd given the fact that Joshua was let go from your company, obviously we have reason to be skeptical of how accurate your records are.

Attached is the application for [redacted] you requested.  As you will notice on the application, he agreed to the terms and conditions of the deposit which is that the deposit is nonrefundable after 72 hours as California law states.He submitted his application on November 15th and he cancelled his application on January 6th which is well over the 72 hour refundable deposit timeline.Please confirm you have received,Please let me know if you need anything else.Sincerely,[redacted]
