Please be advised that we are in receipt of your letter dated August 21, 2017.  As the former manager of the property, I am familiar with the fan which Ms. [redacted] has noted in her complaint and have recently been involved with...

discussions related to the fan and am confident that I can answer questions related to this issue.  This year, we have experienced hotter than normal temperatures, causing the fan to be in use more often and it has been in the past.  Due to the abnormally high temperatures in the laundry room, the dryers have spontaneously shut down without warning due to over- heating. This has created a situation where other tenants have lost their funds and have been inconvenienced with wet clothing and/or having to wait until the dryers cool enough to start up again.  The property does not own the laundry equipment, however, we do have an obligation to the laundry service, to take necessary steps to maintain and prevent damage to the equipment.  The fan in the laundry room was being turned off, due to noise, creating the aforementioned issues and inconvenience and potential equipment malfunction and damage.  In an attempt to resolve everyone’s concerns, the equipment was wired to remain on, temporarily, to protect the equipment and a new quieter fan was ordered for installation.  Our contractor installed the new equipment today, we feel that the new quieter equipment should resolve the problem.  It is our desire to make Azalea Gardens a beautiful, peaceful and safe place for our Seniors to live and enjoy.  I invite you or Ms. [redacted] to contact me at 619-[redacted]-[redacted] should either of you have any questions or further concerns regarding this matter.   Sincerely,  [redacted]

Please be advised that we are in receipt of your letter dated August 13, 2017. Mr. [redacted] was issued a notice in November 2016, was served with a Sixty...

Day Notice of Change of Terms of Lease, notifying himthat he and everyone in his building would be receiving their first bill for water, sewer and trash, beginning in January 2017.   Mr. [redacted] states that he requested a separate meter to be placed on his apartment unit to gage the use of water in his specific apartment home.  The installation of individual water meters is something that is found on new construction buildings, they are not installed on existing apartment homes. The utility bills are reviewed by an independent billing service, who reviews all of the bills, deducts 30% of the water and sewer bills as the owner share and bills the balance to the tenants based on occupancy, per industry standard. In reviewing the notice that we issued to our tenants, the letter does not specify the billing period, it states that the billing will begin in January.  The actually billing period is for December/January, based on the water company billing cycle.  Given that our letter does not specify that the bill would include December, we will happily rebate Mr. [redacted] the amount billed for the December RUBS.
