In regards to the above-mentioned case (letters enclosed), my response is as follows.Maintenance personnel entering the house unannounced - Per the lease [redacted] and her roommate signed for the rental house located at [redacted], Paragraph 7—Reserved Rights states...

"Landlord reserves the following rights: A. To enter the premises during all reasonable hours without prior notice to examine and protect same, to show the premises to prospective buyers or renters, or to make such repairs, additions or alterations, and for any other purpose whatsoever related to the safety, protection, preservation, or improvements of the premises or the building."Almost immediately after moving in, [redacted]'s roommate called me and stated that [redacted]'s boyfriend was living at the house in addition to [redacted]'s cat also being at the house. Both the boyfriend and the cat at the house were breaches of the lease [redacted] signed. Paragraph 5 - Pet Agreement states "If pet is allowed, a separate pet agreement will be executed between Landlord and Tenant(s). [redacted] did not execute a Pet Agreement for "said" cat. The Rules and Regulations of the Lease, 1115 states "Not permit anyone whose name is not on the lease to live on the property. Boyfriends, Girlfriends, etc. spending more than 1 night a week at house constitutes living there which is strictly prohibited. Tenant(s) will be in default of your lease."Once [redacted]'s roommate called me and stated her concerns, we did visit the house at various times to assess the situation, specifically to ensure that there was no damage related to a cat in the house. I also spoke directly with [redacted] regarding her boyfriend living at the house. The cat was still "secretly" living at the house this spring with no pet agreement in place. We had evidence of this.In addition to potential damages from the cat, as time went on, the sanitary conditions of the house became deplorable. Bags containing raw garbage (ripped open by animals) were left on the front porch for days at a time. Thus, an increased need to visit and monitor this property.Condition of Bathroom -There were no concerning black spots during the first two (2) weeks of their occupancy of the house, but there were spots of moisture on the ceiling a couple of months later. I spoke with them regarding using the exhaust fan when they showered in addition to leaving the bathroom door open after using the shower. On one occasion, we did sanitize the bathroom ceiling with bleach before painting the ceiling. Subsequent to a call from [redacted], the next morning I did enterthe house with two (2) other people to inspect the ceiling and I ultimately decided to remove part of the ceiling to ensure there was no underlying issues behind the walls or on the studs. At this time, I spoke with both tenants and stated that we would be back each day at 10:00 am to work on the bathroom. We went out of our way to ensure they were able to use the bathroom daily while we were completing our work.As you can see from the above-mentioned information, it was absolutely necessary for me to monitor these tenants/house closely to ensure that this property had no major damages. I was very responsive to conditions in the bathroom, sanitizing/painting the ceiling and eventually replacing the entire ceiling for cosmetic purposes. The deplorable sanitary conditions of the house as a result of the tenants were not conducive to a healthy environment. Within three (3) days of the new tenants moving in, they reported "bites" on their arms and legs. My pest control specialist determined that fleas from the cat were the culprit and thus an additional expense for us to eradicate the fleas.Throughout the terms of the lease, [redacted] breached the lease she signed on several occasions and in fact did not pay her July 2017 rent.Sincerely, David J[redacted]Agent for Rainbow Warriors In ment, LLC
