Hello,This message is for [redacted] I am responding to the complaint about my servicesI find it odd that I need to respond to complaint filed about me by someone who did not hire meMr [redacted] did not hire me to complete the appraisal on his home, in fact the Veterans Administration was the entity that ordered this appraisalAlso this appraisal job type does not come with a customer satisfaction guaranteeI am paid to provide a professional opinion of value based on real market data so that a lending institution can decide if they would like to make a loan on the home My profession does not allow for the homeowners opinion to factor in, they are obviously emotional and biasedThe facts are Mr [redacted] did not like my opinion of value and that is itHe felt his home was worth more and I completely disagreeI completed my job as a professional as required

Review: This complaint is regarding the grossly inadequate and poorly performed home appraisal by [redacted] Appraisal Group on 4/29/15, most importantly the lack of documenting extensive upgrades to the home and failure to use adequate comps.

4/29/15: Appraisal appointment:. Mr. [redacted] spent a total of 15 minutes in our home and then left. We later received his report valuing our home at $475K. In the report we were surprised that he did not take into account ANY of the upgrades or improvements we have done on our home, and did not include adequate comparison properties. In fact page 2 his appraisal states “No updates in prior 15 years”, which is absolutely not accurate. We have upgraded every single room in our home since we purchased the home in 2006. A few weeks after Mr. [redacted]’ appraisal we obtained another appraisal from a different appraiser who spent over 90 minutes in our home, documenting the upgrades and improvements, and used adequate comps, valuing our home at $550K (75K higher than Mr. [redacted]’ appraisal!). Our new appraisal accurately documented the extensive upgrades on page 4, “Kitchen-updated-six to ten years ago; Bathrooms-updated-six to ten years ago; Upgraded flooring, kitchen, bathrooms, paint, plumbing pipes since 2006.” A 75K difference in appraisal value cannot be simply a difference of opinion, but supports the fact that Mr. [redacted]’ appraisal was grossly inadequate. Additionally some of the comparison properties used by Mr. [redacted] were in poorer condition or otherwise inadequate. Our lender requested Mr. [redacted] reconsider his appraisal value given more appropriate comps supplied, including the comp on Amster Dr. which was the exact same model as our home and sold for $575K, but Mr. [redacted] refused to consider the additional comps or to change his appraisal value.

If desired we can send copies of both Mr. [redacted] appraisal and our new appraisalDesired Settlement: Full refund of $450 fee
