This review is about: Reserve at Eagle Ridge West Eagle Ridge Drive Waukegan, IL The reason I am writing this review is because I do not want other military personnel stationed in Great Lakes, IL to experience the same stuff I have experiencedI lived there for yearsWhen I first moved in there I filed a complaint against my upstairs neighbor for noise, nothing was ever done, they just kept stomping around and yelling with no regard for the people down stairs, thankfully I was able to move to 3rd floor apartment in the backThe walls in all the units are so thin that you can literally hear everything that your neighbors do Another complaint is the maintenance team, they are horrible, the apartment I moved into constantly ran out of hot water with in minutes in the shower, when I requested maintenance actions to be done, all they did was come in, turn a valve, and leaveDuring the winter, the maintenance team rarely plows, after a big snow storm you have people getting their cars stuck the apartment complex, the maintenance team doesn't get around to plowing till like days after the snow storm, and when they do plow, they block peoples garages and cars in My final complaint is when left the apartment complex, I gave them my forwarding address and my phone numberWhen I moved out and got to my next duty station, I gave them a call and asked them if I owed anything, my wife even heard everything, we talked to this person named Cindy, They told us no, you don't owe anythingSo here comes months later, I get a call from a debt collector saying I owe moneyI paid the money it was only for dollars, but my wife gave them a call and asked them why they didn't send us anything in the mail and why they told us we didn't owe anythingThey said that it was impossible that we didn't owe anything and that there was a mandatory carpet cleaning feeThey never told us this at check outThey said that sent something out before sending it to the debt collectorWe never received anything! I don't understand, if someone has your forwarding address and your phone number, don't you think they would try to call before sending it to a debt collector? In summary If you are a military service member, don't go to this place, they will rake you overThey don't care about you as a military service member

-Parking is a major issue--there are garages, but I assume they're mostly used for storage, and they cost $125/m extra-Too many loud barking dogs-Little sense of community, if that's what you're looking for-Apartments are fitted for overhead fans/lights in every room, but there are no overhead lights in any of the three bedroomsFixtures can be installed for a fee, provided you purchase your own-Nearly all light bulbs are incandescent---1,watts worth between the two bathrooms alonewatts of LED bulbs are considerably brighter, and it's both environmentally and economically irresponsible to be using incandescent bulbs in a building constructed in 12/-Inflexible corporate policies and a lease written to empower the property management company every advantage legally permitted--which in North Carolina, is significant-There are a lot of miscfees

I have been a resident at one of the properties managed by RAIT (The Reserve At River Park West Apartments) for 8yrsI have enjoyed living in this particular Richmond community as well as this specific propertyMy goal had been to remain a resident at The Reserve until I was ready to move forward with purchasing a home
When I moved to The Reserve, I signed a lease with the expectation that I would always be treated fairly & with respectI never have & never will appreciate being compared to others & their individual situations
I recently received new rental ratesI had already planned to sign another month leaseThe new rate for months is ridiculous & totally unjustified; a $increaseI spoke with the onsite manager & was informed that my rent was well below what other tenants were paying
Why am I being penalized for being a longtime, loyal resident? A resident I'm proud to say has never been any trouble nor ever been late with my rent
Why aren't there any incentives to tenants choosing to agree with the core value of making The Reserve home?
Is this increase just a ploy to force me to move so that a new tenant can be moved in at the market rate?
I understand a business & the goal of making a profit, but is a few hundred dollars worth losing a good & responsible tenant?
I will not receive anything more than I'm already receivingNo update appliances, no new carpet, no door trash pickup, etcYes, apartment is easy & I appreciate being afforded the opportunity to live on such a beautiful propertyBut, why does it have to be at the expense of outrageous rental increases???

Another complaint is the maintenance team, they are horrible, the apartment I moved into constantly ran out of hot water with in 10 minutes in the shower, when I requested maintenance actions to be done, all they did was come in, turn a valve, and leave. During the winter, the maintenance team rarely plows, after a big snow storm you have people getting their cars stuck the apartment complex, the maintenance team doesn't get around to plowing till like 2 days after the snow storm, and when they do plow, they block peoples garages and cars in.

I paid the money it was only for 100 dollars, but my wife gave them a call and asked them why they didn't send us anything in the mail and why they told us we didn't owe anything. They said that it was impossible that we didn't owe anything and that there was a mandatory carpet cleaning fee. They never told us this at check out. They said that sent something out before sending it to the debt collector. We never received anything! In summary If you are a military service member, don't go to this place, they will rake you over. They don't care about you as a military service member.
