Worthless warranty, Deceptive practices, and False presentation
Worthless warranty, Deceptive practices, and False presentation are the sum of my interaction with Ram Jack (RJ) Foundation repair. Here how it went:-
After the long wait RJ rep arrived on time, does his thing, and was ready to deliver a "verbal" presentation aided by an iPad with no paperwork other than the elevation scan map and a copy of the so-called RJ lifetime warranty which cover ONLY the downward movement of their piles; HOWEVER, which also legally negated on page-11 of their contract as they absolve themselves from liability caused by the downward movement of their pile as you see in the photo.

Ram Jack rep deliberately leaves no paperwork about the repair process as to what, how, and when. I discovered that after reading the so-called bid I received from RJ via email with a photo of a house other than mine placed at my address!

The rep said Ram Jack will used steel pile to the depth of bedrock at 20 feet - based on their own data for the area in which I am located, and they will level the house which is now at about 2.5" variation to within one-inch proven by another elevation scan after the work is completed, and they will start working in about three-weeks and finish ithe installation in two days.  The WRITTEN  BID WAS TOTALLY DIFFERENT, NONE OF THE VERBAL PRESENTATION WAS STATED THEREIN.

The promised 20 ft deep STEEL PILE in the verbal presentation was replaced by giving RJ the choice to use either steel or helical, the promised depth was not mentioned, and the promise of level tolerance of One-inch was completely omitted. along with any firm commitment to commencement and completion.

The13-page contract contained only 1/2 of a page of ambiguous language about the work of my property, and the rest was a legal jungle of RJ rights to payment, RJ denial of all responsibilities, and the affirmation to "save and hold RJ harmless regardless of damages and liabilities. in addition to the "forfeiture of your right to take legal action against RJ if they destroy your property."  In return RJ promises to enter the contract and perform in "WORKMANLIKE MANNERS"... Not in "Good faith "just for saying. Worthy to mention that Ram Jack contract contains about 2-Pages of legal lingo written to deny RJ's responsibility for any promises made by their own reps. I wonder why that is needed?

I wrote the Rep twice to verify why the contract is different from what he promised. The Rep DID NOT address my specific questions, he refused to put answers in writing. When I asked again "why the presentaion is diffent than the contract Ram Jack never responded to my follow up message.  
The so-called warranty ONLY warrants against downward movement of Ram Jack Pile - not the foundation where it is installed"; THEN, the same warranty states " Ram Jack will not be responsible for damages caused by the downward movement of the pile?" So, if they warrant the pile will not go downward why would the warranty not cover damages caused by the pile downward movemnent?
I think I should be thankful to RamJack failure to address my questions; they helped me - indirectly - to make my mind in getting different foundation repair and avoid and avoid signing a contract with Ram Jack.

Could not Recommend
Home is 15 years old but my front porch was sinking due to faulty contractor work. With them being in business for as long as they have I am sure they have run into several issue where not by intention but accident have hit/burst some pipes would now be using what the water company uses to identify underground pipe lines but they do not. They crushed the main drain line leaving my home with the excavator they used and refuse to admit it was there fault now I am stuck with an extra $4,000 bill I have to pay a plumbing to come out and dig up my yard and replace the piping .

One and done
Their repair after a couple years is back the same way it was when you called them. They said it was because of clay that got wet... We are in a drought, they have no warranty! suggest you go to anyone other than Ram it to you Jack. Showed them where the inside of house was showing the same damage as before but they would not listen and constantly interrupted. Their customer service is as bad as their workmanship

Ram Jack messed up my HVAC system and did not try to put back the ducting they disconnected Since, I woke up in my house in degrees, with my heater running all night because they messed up my systemAlso, the floor is more uneven now than it was beforePathetic! Ram Jack needs to get a better system of doing thingsI was very upset with their service Also, during installation, they showed up at 7:in the morning, and the guy came into my house and was yelling the whole timeSO ANNOYINGUse radios or something elseI was trying to get some work done, but the guy's raspy voice distracted me from getting anything doneWould not recommend

I cannot recommend this company. I thought I was hiring the best company to do this work, but boy was I wrong. I wish I had researched more. Everything noted in Reviewer1986431 comments is a close representation of my experience. Fighting to get a copy of their warranty info, lack of communication, no supervision, and repeated attempts to get the job done. RUDE RUDE customer service! I was shocked to hear they believe they can record calls and not tell you. Sadly, I don't think the recording of emails is correct, as they claim I looked at my invoice 35x, in 3 days. How I would have done that I would not know. I never got one to look at in the first place. So far we have not worked things out, but I CAN NOT recommend this company specifically in the Puget Sound/Pacific Northwest area.

This is the Second time I have had to do foundation work on my HomeThe first was with another company"famous baseball player endorsed"I had Ram Jack come out and redo the work they didI have to say it was cleaner and easier then the previous companyAfter one year everything is still goodWith the other company I saw issues after the first monthsIf I would have used Ram Jack the first time I would have saved close to 8k dollarsGood job Ram jack and keep up the great work!

I would NEVER recommend Ram JackVERY SHADY!! Insisted on $cash up front & provided nothingNo follow up, they just disappear once they take your cast felt like a *** deal gone bad Shame I can not give a zero

My experience with Ram Jack was excellent to say the least. The Representative for Ram Jack was very thorough. He explained everything in great detail and answered all of our question to our satisfaction.

The engineer came and explained where they would be working and what we needed to do. I called our representative a couple of times when I had a question and he was always available. The morning the men arrived they were very courteous and went right to work. There was hardly any talking it was as if they had done this a million times.
They were right on schedule . They cleaned up the mess to my satisfaction. The ladies in the office were very helpful during all of this. I was very impressed. I never had to wait for a call back which in this day and time is quite rare. All in all my husband and I are very satisfied. In fact my neighbor asked for their business card and plans to call them. So if you have a foundation problem you better call RAM JACK!

The company invoices for work not performed, harasses customers for full payment, and will not provide warranty unless their payment demands are met.On June 17, 2013 we signed a proposal provided by Ram Jack for $16,000 to install a foundation repair system at our home. The proposal was presented by [redacted] Account Manager for Ram Jack. The work was based on an engineering plan prepared [redacted] P.E., a registered Professional Engineer. The proposed repairs included installation of helical piers around the home perimeter, chimney area, and garage walls. The scope of work also required installation of adjustable brackets to level the floor of our home and installation of a water management system that included burying drainage pipes for the exterior downspouts. The agreement required a 50% initial payment and final payment when the work was completed. The work included 1-year free floor leveling adjustments and was to be covered by a Life of Structure warranty. Ram Jack started work on July 1, 2014, at which time we paid Ram Jack $8,000 for the initial payment. While the work was being performed we complained to Ram Jack about the lack of supervision, poor work habits of the crew, and expressed concern for their workmanship. On July 21, 2014 we advised Ram Jack that a survey of our home showed discrepancies in the foundation repair work. On July 30, 2014 we met with Ram Jack's Account Manager, [redacted] to review the work. The Ram Jack representative provided several explanations for the poor results. We were informed that the chimney could not be raised because it was "too heavy" for their helical piers. This prevented Ram Jack from properly leveling areas in our family room and master bedroom. The representative also admitted that some of the work along the garage wall was not performed as planned, including elimination of a pier in the corner next to our driveway. This caused the garage to remain un-level and drop away from the elevation of the main house. These changes were made in the field without our consent and without consultation with the Professional Engineer.Despite the work not being completed we were asked to make final payment in the full amount of the contract and let the warranty cover any corrections needed. We refused to make the final payment and asked Ram Jack for a revised invoice that included a credit for the work that was not performed. We also requested a copy of the warranty that was to be provided to make sure it properly covered the corrections needed and asked for copies of all field inspection reports and test results for the work performed. On August 14, and again on August 29, 2014, we requested a corrected invoice from Ram Jack that reflected the actual work performed. During this time we continued to receive phone calls and emails from the Ram Jack's Office Manager, [redacted], demanding final payment for the full contract amount, despite acknowledgement by Ram Jack representatives that some of the work was not completed. We repeatedly informed Ram Jack that final payment would not be made until we received a corrected invoice and we were satisfied that the warranty would cover any unsatisfactory work. On September 3, 2014 we finally received a revised invoice from Ram Jack. However, the corrected invoice only provided a credit for the downspouts that were not buried. No credit was made for the piers that were not installed in the garage and no adjustments were made for not leveling the family room and bedroom areas. Despite several attempts to settle this dispute with [redacted], Owner of Ram Jack, we have been unable to reach an agreement on a fair and equitable payment for the work performed. Ram Jack has refused to properly credit the contract for work not performed, or credit us for work that was performed unsatisfactorily. The company has refused to provide a warranty for their work and has threatened to take legal action against us. The Owner, [redacted], has been extremely unprofessional and, at his request, we have ceased all correspondence with his company to settle this dispute.Desired SettlementSubsequent to the refusal of Ram Jack to accept our offer to pay an equitable amount to settle this dispute we have performed further investigation to verify the work performed by the company. This investigation included excavating, surveying and photographing the piers to determine the correct number installed. Our investigation validates the amount we offered to pay Ram Jack for the final payment. We have expended time, effort and costs to settle this matter fairly with Ram Jack. Their refusal to properly credit us for work not performed and make contact adjustments for work performed unsatisfactorily has resulted in us being unable to reach an agreement that. Based on the costs and effort we have taken trying to settle this dispute with Ram Jack, and the harassment endured as the result of the unprofessional business practices taken by this company, we are seeking protection in the form of a full release of lien from Ram Jack and coverage of the warranties expressed in our contract with the company in return for the amount paid to date.Business Response /[redacted]/On December 27, 2013 Mr and Mrs [redacted] contracted with Ram Jack to perform foundation repair in the amount of 16,000.00. We were unable to actually perform the repair until July 19, 2014, due to the [redacted]'s scheduling conflicts. Mr. [redacted] has contended that Ram Jack did not complete his installation. There were items that he opted not to have done and crossed off his contract. The remaining installation was completed. He believes that one pier was not installed, when in fact, that pier was installed but it was moved further down the garage wall to better support that area. We were originally to put the pier on the corner of the garage, but do to the way the garage foundation was tied into the foundation of the house, we couldn't do that. It could have caused damage to his home. We also inadvertently installed an additional helical pier on the rear of the chimney which they had declined to pay to have installed. We did not attempt to charge them for this pier. There was one item on the contract that we were unable to fully complete, that was to bury the downspouts and to discharge them to the rear of the property. We were able to bury the downspouts, but due to the lay of the property we were not able to discharge it as we had intended. We deducted the whole amount listed on the contract for this repair from their balance, even though part of it was completed. The invoice provided to Mr and Mrs [redacted] is correct and confirmed by our installation logs. One of the primary issues we have had on this project is a lack of communication. The [redacted]'s are practically impossible to reach by phone and will eventually reply to an email. This is evident in the fact it took us 7 months from the time we received the contract until we could get a confirmed installation date with them. During the repairs we were to install supports to the flooring system as well. These were installed but in order to properly adjust them we have to have access to the inside of the home. We made multiple attempts to reach them to gain access but it took a week to be able to do that, because we could not reach them. This project should have taken about 3-4 days to complete, as it happened it took almost 3 weeks because they did not make themselves available for their repair. I believe this whole issue could have been avoided if they had been available on the planned installation dates. Everything was exposed for them to view and approve but they would not come out and inspect it. I have made many attempts to reach them both to understand what the issues were and see what we could do to address them. Mr. [redacted] calls these attempts harassing, but I consider them following up. If a client has a concern I would like to be able to address them, but cannot do so unless they will communicate those issues to us. On 7/31/14 Mr. [redacted] asked for some specific items to be sent to him and at that time he would make payment for $4,000.00 of his remaining balance. These items were a revised invoice, a copy of the inspection approval from the city, the installation log, and the final Engineer's letter stating that the repairs were done correctly. All of these items were provided to Mr. [redacted] and he still refused to honor his contractual agreement with Ram Jack. He also requested his warranty, which we did not provide. Our warranty states that it is not valid until your project is paid in full. Mr. [redacted] has not done so and will not be provided with that until that time. He was given a sample copy with his original contract for review. He has some concerns about the fact that we were not able to get 100% recovery on the areas we addressed. I have referred Mr. [redacted] to the statement in his contract "Ram Jack uses the finest methods and materials in the industry to repair foundations. However the ability to completely level or close cracks varies from site to site". This means that we will do everything we can but we do not guarantee complete recovery. Our first goal is to stabilize to prevent any future settlement and the second is to get maximum practical recovery, meaning as much recovery as we can get without damaging your property. This is an industry standard. On 8/26/14 I sent Mr and Mrs [redacted] another email trying to reach them to try to find out what we could do to assure them this was done correctly. He advised me not to contact Mrs. [redacted] and deal with him directly. I attempted to reach Mr. [redacted] and he called me back later that day. We went over all of his concerns and I advised him I thought the best way to make him comfortable with the installation was for us to come back and expose all of the work that we did on his home. He advised me that I was probably right and he would contact me back via email, by 5:30 that day. I committed to him that when we came out to do this I would be there to review the findings with him. I did not hear back from him until 9/4/14, his response was that he knew it wasn't done right and we didn't need to come dig it up. At that point we started negotiating on a reduced price so that we could get this project closed out and try to satisfy Mr. [redacted] in some way. We offered to settle for half the remaining balance which would have been $3,400.00 (keep in mind on 7/31/14 he advised he would make payment of $4,000.00 to us, as he felt that was what was owed for what he felt was completed). Mr. [redacted]'s follow up email indicated he thought he would not still have his warranty if we only accepted the 3400.00. I replied and verified that he would still have complete coverage of his warranty if he would accept this offer and make payment immediately. On 9/12/14 he then responded with a "final offer" of $2,000.00. We did not except this offer. We maintain that excepting the 3400.00 and providing him with his warranty is more than fair and we will not accept anything lower. We feel at this time there is nothing further we can do to persuade Mr. [redacted] that we have fulfilled our contractual obligations and have no further intent of negotiating with Mr. [redacted]. Until his account balance is taken care of there is no warranty provided by Ram Jack on the installation we completed. I had hoped we would be able to settle this matter amicably, and am comfortable that Ram Jack has made every attempt to do so.
