Business responded to complaint: See attached.Business response copied and pasted below by Revdex.com staff 1/9/[redacted] ***Ram Jack OhioEast 357th StEastlake, OH 44095Tel: 440-975-3595January 7, [redacted] Revdex.comEuclid Ave., 4th FloorCleveland, OH 44115-2408Tel: 216-241-7678Fax: 216-861-7678Re: Mrs [redacted] ***, [redacted] Rd., [redacted] , OH Dear Ms [redacted] :We understand the difficulty Mrs [redacted] is having running a complete rehab project while living out of state This property had severe foundation damage and failure Mrs [redacted] contacted us prior to the purchase of this property to see if the foundation and home could be saved and the cost associated with such work Ram Jack developed a comprehensive repair plan and executed this plan within the budgeted estimate agreed upon by Mrs***, above and beyond any construction standards.Unfortunately, Mrs***’s onsite supervisor, [redacted] , has repeatedly become argumentative, insulting, and uncooperative regardless of Ram Jack’s intent and performance Ram Jack continued to finish the job addressing all issues, until Mr [redacted] decided he did not want us on the property.The following is a punch list created by Mr [redacted] and Mrs***, including final closeout issues and concerns:Front porch landing and roof supportsSlab: Mr [redacted] had a concern that the front porch slab did not have enough slope and did not have proper sill sealer The slab did have enough slope and plastic sealer, but in order to ensure customer satisfaction, we completely tore out the new slab and replaced it, increasing the slope and adding sill sealer.After the repair, Mr [redacted] insisted there was still no sill sealer We sent pictures clearly showing the sill sealer He then said the sealer was not high enough Even after tearing out and re-pouring the slab at our expense, Mr [redacted] chose to still not be satisfied regardless of the quality of work.Roof: Mr [redacted] also stated the porch roof was damaged in the repair Ram Jack installed new support poles, which were not within the scope of work, and supported the porch roof Mr [redacted] insisted that there could be damage to the structure inside the framing He wanted the porch roof disassembled and torn down to inspect, without any evidence of damageRain unveiled contaminated fillRam Jack does major structural repairs to homes, not landscaping.In order to satisfy the customer, we came out on two separate occasions and raked and removed rocks and debris from the soil The same soil that was excavated was used to backfill We did not, and never, include new topsoil backfill Ram Jack does not do landscaping or flower bedsTuckpoint and ChimneyTuckpointing above grade cosmetic brick and block is not included in our services We address structural issues of homes, not cosmeticsRegardless, in order to satisfy the customer we agreed to fill the above grade voids but not guarantee a color match That is what we did.The homeowner decided to tear out a chimney after we started work They asked if we could cap the chimney at grade with concrete.Even though this was not within the original scope of work, we capped the chimney with cement, only to be told by Mr [redacted] that it was not done to his likingHeavy saturationMoisture was investigated The one area of moisture was coming through a basement French door sill, not the foundationPorch mud room support beamHomeowner and Mr [redacted] had concerns with the mud room support piers and beam The piers and beam installed to support the mud room were not the problem There were two other issues:The pier brackets were visible Even though this was explained to the homeowner (that additional woodwork would be needed to cover the exposed portion) we agreed to modify the piers at our cost, burying the brackets and adding poles.The home’s wood structure had some rotten and missing wood sill members Even though wood framing was not included in our scope of work, we agreed to replace rotten wood when we repositioned pier brackets below grade.Currently, the piers have been installed and modified and the homeowner refuses to allow us on the property, for one day, to finish the setting beam.Ram Jack has gone above and beyond repairing the failing foundation at [redacted] Rd The only reason this foundation and home was saved from demolition was due to our work and expertise Mrs [redacted] has refused to make payment for services rendered.Sincerely, [redacted] ***Ram Jack of Ohio(216)374-

will get metal base plates2)  contamination present in existing fill material will be raked out and disposed of3)  Exterior exposed foundation will be tuck pointed (color match will not be exact)4)  Saturation  will be investigated5)  The side porch mudroom beam will be replaced and pier brackets will be moved below grade with new upright steel poles6)  Old chimney owner demolished will be cement cappedPlease feel free to give me a call with any questions.Thanks
