I must say looks are very deceivingFrom the looks of this property and from those who have been living there a while....the woodlands is a great place to live for your average college studentHowever these people are just money hungryI understand that this is a business and certain requirements must be met but I never applied to an apartment in my life that states you have to pay us whether you are approved or notUsually, if you aren't approved whatever fees were paid are non-refundable and the person just goes on with their life right? Being that it's close to move in date for the fall it's difficult finding someone to sublease this apartment to so I'll be paying rent for a space someone else will be occupying and that person will be paying rent as wellBasically two individual leases for the same space but only one person will be occupying the spaceJust awful...As others have stated most of the communication/issues are handled by student workersNot that they don't have knowledge of anything but still in all why would you put a student on the phone to handle manager duties? I wouldn't recommend no one to apply here unless you're just really wealthy or rich and don't mind paying for every little thing

This apartment complex did not adhere to the sales practice, service or advertising practices promised in my lease
In November of 2017, I signed a lease renewal with the aforementioned apartment complexThe lease agreement advertised a $gift card and an HD Amazon Fire Stick as an incentive to renew my agreement for the upcoming 2018-yearMy issue arose when I noticed I never received the gift card, and I spent the entire summer inquiring about its arrivalHowever, the main office at the apartment complex, operated by local college students, could not provide me with a clear or consistent excuse for why I had not received itFor TWO MONTHS I contacted the office almost biweekly, and I was given three different excusesFirst, I was told that a manager by the name of Jessica would contact meThen I was told that manager no longer worked with the company and that a third party controlled the issuing of the gift cardsI was willing to continue this game of cat and mouse with the front office until I called on August 8, to inquire one last timeThis conversation revealed two entirely new excuses as to why I had not received the incentive promised to me in my leaseI was told that I must purchase renters insurance in order for the apartment complex to make the request to the third party to issue the gift card, and that I was to be evicted by August 15, for not having had the renters insurance alreadyI was appalled by the complex's failure to mention that the insurance was needed in order for them to fulfill the incentives promised in my leaseConsidering I asked them for TWO MONTHS why I had not received the gift cardFurthermore, I did not appreciate the rude tone of the Account Manager, Jeremiah *** nor his approach in using the threat of eviction as a method to handle my questioning and unhappiness with the practices of that main officeNo previous warning of eviction had even been communicated by the corporation, or the main office at the Baton Rouge locationTherefore, the threat of eviction was unlawful, baseless and a terrible way to resolve a conflict with a consumer as a managerLastly, I do not think it is a fair business practice to penalize those who renewed their lease under the incentive of a gift card by not allowing us to obtain the gift card until we've received the renters insurance when other residents who renewed their leases under other incentives were able to capitalize on those incentives without having to show proof of renters insuranceNot only is the practice unfair, but it's also inconsistent considering I received the other incentive, the Amazon Fire Stick, without having to show proof of renters insuranceSo to make the insurance a prerequisite now, when it was not stated that it would be needed in order to receive the gift card in my lease nor was it enforced as a practice for obtaining any other lease incentives, is terrible sales, service and advertising practiceI would like the apartment complex to: (1) properly train the students who work in the front office of the Baton Rouge locationI find it ridiculous that I spent two months contacting them on a consistent basis inquiring about why I had not received the gift card for the insurance to become a known reason NINE MONTHS after I signed the leased
(2) I would like the complex to consider and improve the effectiveness, or lack their of, of their communication and information provided to residents

The woodland are in violation of the lease agreement we signedI was not issued a warning per their policy
I had a meeting in Baton rouge on May 9th with the Board of Pharmacy and brought the animals alongOn May 9th the apartment complex did a secret inspection and found where the dog had been thereWe did not move out of the apartment until July 23rd, On August 24th The woodlands issued a statement charging me for $stating that a pet had been discovered upon moveoutthat didn't make any sense to me because the animal had only been there onceI emailed The Woodlands at ***@woodsbr.com and was met with a rude accusatory person at the other end of the email(they would not provide name to me)They sent me a picture from 05/09/of the dog food I brought and where my daughter took the dog for shots(Friend works at the clinic)Per the policy of The Woodlands if a per is discovered the tenant is issued a warning and charged a fee of $We were never issu

A change in leasing management companies had my rent go up because the first company didn't do the paperwork correctly
The woodlands were offering a special of no application fee and off of the rent if you signed by a certain daySo the parents all agreed and we signed by the deadline in November of for a move in date of August at check in they tried to charge me the regular rent and I said no we have a special and the rent is it was corrected and for the last months our rent was correctA new leasing agency took over and went throug all of the files and didn't see my special offer paperwork so they raised the rent to I have emailed, and called for weeks with no help what so everThey want a signed paper saying we got the special even though all of the roommates have theirs and we had this taken care of by the other management teamThey will not honor it because I have no proof in my fileAlthough the computer shows I had the concession but no

Excessive fees charged with no services performed
This complaint is concerning the "move out" fee we and the sublessor had to pay but the complex charges a lot of feesWe were charged an application fee and a reservation fee( signed lease in November for August occupancy) and then were told we could only live in the apartment days of the day leaseThere is also a $move out feeThis is all lined out in the lease Because the complex was highly recommended, I made the decision to take the hit for what I thought were excessive charges After graduation in May, my son and I subleased the apartment to his roommate's friend through the apartment office He would occupy the room for weeksHe had to pay the $application fee and the $move out fee When I inquired as to why we both had to pay the move out fee, the answer was "everyone has to" We handed the keys to the office attendant and she handed them to the sublessor I can come close to understanding one move out fee but not when no work was done between my son leaving and the friend moving in I cleaned the room and the common area, not the apartment personnel They would not even give the courtesy to walk through to see that it was clean and not damaged in any wayI called the corporate office and after leaving messages finally spoke to someone who told me they had always done it this way and would continue to It was our choice and the sublessor's choice to live there and the fee came with itTo add insult to injury, when we received the bill for final utility charges and move out fee, it broke the move out fee into separate charges of Cleaning and painting, neither of which were done by the apartment complex Again, I understand the move out fee is on the lease but it should only be charged when something is really done and only once in the lease periodDuring the lease we were also charged a $poop clean up fine because my son's roommate did not keep the area just outside our door free of dog poop He has the registered pet Why do both of us have to pay the fine? We asked for an appointment weeks prior to making the switch to the sublessor and were told no appointment was necessary We followed up within a week of the day, May 29th, and again were told that there would be someone in the office to handle everything The person available was new and was on the phone with someone to try to answer questions and handle the transaction The new person did the best she could and was put in a very uncomfortable situation When I followed up with the manager, I was met with a smug attitudeShe took no ownership of the policy or the lack of management with our transition Corporate office, when you get them, is just as smugI feel the policy of charging move out fees during one lease with no services provided for the fee unethical at best It is the sublessor who should have the moveout fee refunded We will pay the moveout fee for the month lease

Submitted maintenance request for dryer not functioning as intendedSeveral promises made for it to be fixed "today." Hasn't happened yet
Maintenance request submitted on or about August 18thThree days passed by and each day thereafter, I called or visited the office regarding the issue
On several occasions I was promised that the dryer would be fixed on that day, which is still has not been fixed to this very moment, over a week after the submission of the request
