Complaint:
I am rejecting this response because:
“When we performed your job a couple of weeks ago we left your house with you being extremely happy with our work.”
It is true; I expressed my satisfaction to the crew before they left. Most people are satisfied until a problem is discovered. The very next day, I noticed the problem and promptly notified the company
“Now it seems that you are having cosmetic issues or have just seen these cosmetic issues.”
“Please note the photo attached as the customers main issue.”
“Most times when you are dealing with houses and applying immense pressure to them this will cause cosmetic issues like cracks in your sheet rock or other issues.”
When critters, including snakes, can enter your house the damage is neither cosmetic nor minor The picture clearly shows my contention that you can stick your fingers from the inside of the house to the outside. What is not shown is that the bottom plate of the wall is lifted the same amount. Snakes have free access to my home. I am not asking for cosmetic fixes
When we performed the work we always go to a maximum practical recoveryin your case you had a level on the outside of your house and asked us to apply even more pressure to get the house to where you wanted it
My use of a level is misstated I checked for plumb and not level of the wall. The wall was leaning out and was visible from the street.
“We don't lift to inches but pressure“
Interesting that Ram Jack raises to a pressure and not level. The IBC code requires less than a 2” differential in the level of a house. Home inspectors for bank loans require less than a 2” differential in the level of the house. A home owner attempting to
refinance their home, should maybe look elsewhere to bring a foundation to required specs. Inspectors don’t check for pressure they check for level
I pose a simple hypothetical question. If you reach your maximum pressure but are 2” out of level. Do you walk off the job?

Tell us wWe are sorry to hear that you are not happy with your recent experience. When we performed your job a couple of weeks ago we left your house with you being extremely happy with our work. However as of late you have noticed cosmetic issues with your walls. When we performed the work we...

always go to a maximum practical recovery ( which is a certain pressure based on how heavy the structure is) . In your case you had a level on the outside of your house and asked us to apply even more pressure to get the house to where you wanted it. We did this with you understanding that we don't typically do this because it can cause issues with the structural integrity of your house. However we complied with your request and did so. We also clearly discuss expectations whenever we do a job so that the customer fully understands what we are going to do and what we are not going to do. You clearly understood what the expectations were when we performed this job and what would happen after this job. Now it seems that you are having cosmetic issues or have just seen these cosmetic issues. We have simply tried to re-explain this to you but apparently you're not satisfied with our answer. Most times when you are dealing with houses and applying immense pressure to them this will cause cosmetic issues like cracks in your sheet rock or other issues. The best remedy is to have a carpenter or painter repair these issues. As we told you we do not want to come back out and apply even more pressure to your house as this will most certainly cause major structural issues to your home. Sheetrock cracks and minor cosmetic issues will then be the least of your worries. We hope you understand that ultimately we are trying to give the best advice and look out for you and your property. Please note the photo attached as the customers main issue.Let me apologize that we did not respond as quickly as you think we should have. We agree quick communication is always best and apologize and will continue to work on responding as quickly as we can to any customers calls. However I must reiterate when we lift a house we are going to a pressure based on the loads that we are lifting. Not to plumb, level or any kind of measurement in inches. So no we would not want to come back and apply pressure to your house. Wood will typically move different than concrete slabs and in our experiences the wood wall is moving away from the slab not the slab moving away from the wood since it is now has piles under it. Sir I'm not sure you understand what I'm saying. How do you know if the wall needed to be raised another 2 inches? We don't lift to inches but pressure. We always explain that we are not lifting or jacking to "level a house". Since no ones has slab measurements from when the house was originally built there is no way anyone can then know what to lift to in inches. We take measurements of your house only to identify areas of issue that need work not to "level to" when we do lift. This is a standard practice across our industry.  At this point we are no longer going to respond. Have a good evening. If it was as easy as applying more pressure to that one area to ultimately fix what you think is the issue we would've certainly already done that. We try to always make sure that any questions are answered and/or concerns are taken care of. We are sorry we are not able to satisfy the issue with your wall. hy here...

Interesting that Ram Jack raises to a pressure and not level.
THIS IS CORRECT, WE LIFT TO A PRESSURE BASED ON HOW HEAVY THE STRUCTURE IS.  WE USE A MATH FORMULA TO CALCULATE THE PRESSURE WE NEED TO REACH TO INSURE THE CAPACITY OF THE PILE HAS BEEN MET.  THAT IS WHAT LETS US KNOW THAT WE HAVE TRULY STABILIZED THE STRUCTURE.
The IBC code requires less than a 2” differential in the level of a house.  Home inspectors for bank loans require less than a 2” differential in the level of the house.  A home owner attempting to
refinance their home, should maybe look elsewhere to bring a foundation to required specs.  .
WE HAVE NEVER SEEN ANY CODE THAT REQUIRES A CERTAIN CRITERIA OF LEVELNESS IN INCHES THAT MUST BE MET.  SEEING THAT THIS IS WHAT WE DO ON A DAILY BASIS AND HAVE FOR YEARS WE WOULD MOST CERTAINLY OF KNOW OF A CODE THAT WOULD APPLY TO OUR INSTALL PROCEDURES.  OUR ATTORNEYS HAVE ALSO NOT FOUND OR KNOW OF ANY CODE.  NEW CONSTRUCTION CODE ON NEW FOUNDATIONS DOESN'T APPLY TO US.  WE ALSO MEET AND EXCEED ALL REQUIREMENTS OF HELICAL PILES.  WE ALSO HAVE A REPORT STATING THAT FROM THE ESR-1854 AND AC358.  IF A PERSON WISHES TO OBTAIN A MORTGAGE ON A HOUSE THEN THE BANK OR LENDING PARTY WILL SEND OUT AN APPRAISER.  THE APPRAISER WILL CONDUCT A REPORT OF THE PROPERTY AND IF THEY FIND AN ISSUES THAT CONCERNS THEM AS TO THE STRUCTURAL INTEGRITY OF THE HOUSE THEN THEY USUALLY RECOMMEND AN ENGINEER INSPECT THE HOUSE.  THEN THE ENGINEER WILL DECIDE IF AND WHAT THE ISSUES MAY BE.  IF THE HOUSE HAS HAD REPAIRS ALREADY AND IF THEY ARE STILL IN GOOD CONDITION OR IF IT DOES NEED WORK.  MOST TIMES THE ENGINEER WILL THEN GIVE THEIR RECOMMENDATIONS ON HOW AND WHAT THE REPAIRS SHOULD BE.  IN OUR EXPERIENCE NATIONWIDE IT IS GENERALLY BETTER TO STABILIZE A STRUCTURE THEN TO TRY AND "LEVEL" IT.  THIS IS WHY WE DO NOT SAY WE ARE LEVELING OR TRYING TO BRING A HOUSE TO A  CERTAIN CRITERIA IN INCHES.
Inspectors don’t check for pressure they check for level
FALSE INSPECTORS DO NOT CHECK FOR LEVEL OF ANY KIND.  THEY ARE USUALLY NOT ENGINEERS AND DON'T USE ANY KIND OF LEVEL TO INSPECT OUR WORK.  THEY SIMPLY LOOK AT THE PILES WE HAVE INSTALLED AND SAY COVER THEM UP.
I pose a simple hypothetical question.  If you reach your maximum pressure but are 2” out of level.  Do you walk off the job?
NO WE DO NOT GO TO INCHES NOR WOULD WE WALK OFF THE JOB.

WE CLEARLY STATE IN OUR CONTRACT WHAT WE DO AND DON'T DO.  WE HAVE MET ALL OF THOSE REQUIREMENTS ON YOUR HOUSE.  WE EXPLAINED ALL OF THIS TO YOU AND YOU AGREED TO IT BY SIGNING OUR CONTRACT.  WE ARE SORRY THAT YOU HAVE HAD MOVEMENT IN YOUR WALL BUT THAT IS BEST SUITED FOR A CARPENTER TO FIX.  US TRYING TO APPLY MORE PRESSURE WILL ONLY CAUSE MORE ISSUES.  WE WILL CONSIDER THIS OUR FINAL RESPONSE.
