4/19/16We had the tenants point out any holes they felt mice were entering the apartment All holes were filled in on 4/18/ It was noted during this time that the apartment was not kept clean and the tenants were instructed that the mice would probably continue to return to their apartment as long as food was available for them They said they would clean it

Very unprofessional and rude staff Any time we needed a repair there was always an excuse as to why it wasn't fixedIf it was fixed it was never by a professional and was always a short term fixShower ceiling fell through and was left un-repaired for over monthsNeighbors were constantly smoking cigarettes and weed indoors (non smoking building)Played dumb and acted as if everything we called about was a dramatic over reactionTRUST MEWhat you save in rent money you'll lose in quality of livingNever rent from these peopleSpecifically the building at *** ***

We did have a roof leak at Dartmouth during the last weekend of December, This was during the inches of rain the StLouis area received that weekendThe tenants reported this to the building inspectors of University
CityThe city has been out twice concerning their complaints and thoughly inspected their apartment and the common areas of the buildingThey provided us with a list of items to correctThese items were addressed quickly and to the satisfaction of the city
The tenants have requested to be released early from their leaseWe have not agreed to do thatWe have offered to try and relet the apartment to new tenants and to release the current tenants from their lease once new tenants are foundThey have signed the necessary paper work for us to try and relet the apartmentWe will release them fromtheir lease once new tenants have been found

Revdex.com Duispute Resolution DeptRe: ID ***The tenant complained about roaches and mice on June 15, 2016. We had a maintenance man meet her on June 16, 2016. She showed him where she wanted gaps in the baseboards filled in. He filled in these gaps, set mice
traps and bug bombed the apartment. On July she called again about mice (no mention of bugs). Our maintenance supervisor set more traps. On July 29, she complained to Richmond Heights concerning roaches. Our maintenance supervisor went out the same day to again bug bomb. Although she was home, she wouldn't answer the door, so he left the bombs for her to set off. Because of her complaints Richmond Heights has requested we have an outside pest control company treat her apartment. We have arranged this for August 24, 2016. She will be notified of this treatment when a firm time is set with the pest control company. Sincerely, *** ***

I lived in a one bedroom from 2016-and paid per month in richmond heights, which I thought was fair for the size of the apartment, the massive amount of closet spaces, and the fact I didn't have to pay for heating in the winteralso the location was ideal
PROS:
1- I didn't pay for heating in winter (Its included in rent)
2-the maintenance guys are trustworthy, personable, and always willing to help out
3- most of the neighbors were super nice and there dogs were always willing to say hi to me as I walked passed or greeted them as I say them
4- in the months I rented from them they NEVER gave me a hard time if rent was a few days late and if it was all in cash
5-grate area to live at, the police were very nice, its right down the street from the grocery store so you can walk if need
CONS:
1)Every few weeks there was some kind of issue with the building or my apartmentthis started from the very beginning
the first month, there was a massive amount of water pooling out of my ceiling (my apartment was on the second floor, and there was another one above me)they then said they can't do anything about it until the rain stops, and I told them it wasn't from the rain, it was too much water comping out, at which time they called someone to check the tendency above meit took them a week and two different calls to find out that a pipe needed to be replaced above medue to the water, I then had water bubbling between the ceiling and paintthey continued to just paint over the problem every day until they found out about the pipe
the 2nd major issue was again a water issue in the bathroomI had water coming out of the wall landing on the bathroom light fixturethey ended up replacing The Whole fixture but left the entire mess of the dry wall just scattered everywhere in my bathroom for me to clean upand it wasn't just a small issuethere was tons paint chips and plaster everywherealong with mud that was tracked in by there boots they also left a huge whole in my wall for two weeks until I called again and had them come back and fix that
the 3rd major issue was miceI was a very clean person and never left food outbut the mice infestation was ridiculesall they said they would do was lay out trapsthey won't call an exterminatorwhen I left on a business trip for two weeks, my entire pantry had been raidedI had been telling them about the mice issue for over months and like they said, all they did was lay out sticky trapsafter I cleaned up the pantry, I personally found one of the main maintenance guys, and he helped fill the wholes that they had been coming out of and helped me get out a destroyed shelf
the issues, not that large of an issue but still one is the basementthe parking garage has stalagmites and leaks on your carand the laundry machines consistently had massive amounts of mud pilled up in front of them (like -inches deep) to where you had to step in it to do your laundry, also you have to pay to use those machines
the 5th over all issues- they are very open that this place is run like the slumsthe owner has no intention on truly fixing anythingthey just cover what is messed up and wait till someone complains about it
6th- its really difficult to get out of a lease earlythey will say that you can leave when they find someone else to fill itbut at that point, you never really know how long that will take
7th- when you do leave, they will keep your deposit if you do not SCRUB the baseboards, floors, window sills, refrigerator, oven, and anything shinnywhen they come to inspect, if they see ANY dust or left over curbs, or anything not spotless, they will keep every bit of your deposit(they will let you know what is wrong if its small like cleaning, they let you keep cleaning and recheck it and give you the opportunity to fix what they wan though.)

We did experience leaks into this apartment during the heavy rains of this spring and early summerThese were corrected along with the resultant water stains prior to our receiving your letterAs to the other
items listed in their complaint, we've corrected any legitimate itemsWe've found others to be non existent, ie the cabinets are made of pressed wood and can't rustThe tripping of the electrical breakers is due to their use of hair dryers etcthey are using in the beauty salon business they are illegally running out of this apartment
Their lease ends November 30, I am agreeable to their completing this lease on a month-to-month basisSo long as they give us at least days notice prior to moving out at the end of any month, we will release them from the lease the first of the following monthWe will not rent another of our properties to them

The landlord Delmar Poe Jrreceived complaint of damage amounting to a risk to health and public safety -- in the form of lead paint, mold, and extensive water damage extending into the property below in two separate roomsThe tenant has evacuated the room after problems breathing and has contacted Ramled multiple times, where they have still not come to the premises in the excuse that one roommate has failed to pay rent

I’m renting a unit at Hawthorn Place that’s infested with roaches and miceI reached out to the leasing office on four separate occasions during a two month period, requesting the unit be sprayed professionally by pest controlInstead of sending professionals, the maintenance men used store bought foggers, and roaches continue to enter the unit and the freezer in the kitchenRichmond Heights City Hall has been contacted three timesThis is frustrating since I paid my rent in advance for three months

Ive had a gaping hole in my kitchen under the radiatorIve asked repeatedly for it to be patched and sealed were mice are traveling fromHe sent maintenance men over but nothing has happened but mouse traps being put downIt bothers me that I work very hard for my money and to pay rent to someone who isnt doing there part is frustrating and if you all could help with this matter would be awesome
