last month rent of $1,and pro-raterent of $plus $pet feeShe had made payments and had a zero balance at 8/4/17.bHer Rent for September was $She paid $(8/30) and $(9/1) = $955.00(underpaid by $124.00) -Partial Payments are not allowed and this was her first attempt at making apartial payment.cOn 9/and 9/she made ACH payments online of $and $respectively ($1081.00)toward her October rent of $leaving her with a balance still due of $122.00.dOn 10/23/17, an owner of the company, Kelly C***, gave her a Courtesy Credit of $to clearher account to a zero balance because she did not understand how she was off track with herpayments.eShe made and ACH underpayment toward her November rent of $in the amount of$on 11/9/Partial Payment #2.fA $late fee was added to her account on 11/6/bringing her balance to $64.00(1079+25=1104-1040=64.00).gOn 11/28/she made a payment of $(which was returned for NSF on 12/1/17) and apayment of $She replaced the payment of $on 11/30/when she realized it hadbeen rejected by the bank.hShe was charged a $late fee on 12/6/for the balance due on her account of $bringingthe balance to $Again, we courteously waived this late fee for herAnd her balance was backto $64.00.iHer online capabilities (allowing her to make payments online) have been disabled due to two partialpayments made and NSF payment within months.2.) As to her complaint about electric usage of $144.00, she notified us of a high electric bill and we sentmaintenance to checkThey found the furnace to be running non-stop because she appeared to havefurniture covering most if not all of the registers on the floors in all of the roomsIt was not a maintenanceissue-she was heating her furniture causing the furnace to work more than necessary and causing theexcessive electric usage.3.) She claims a $fee was charged to her account due to a problem with our siteRent is due, per herlease agreement, on the 1stIt is late on the bthPayment was not received for November until the gth and itwas only a partial payment of $If she was having issues with our site in making an online payment,she should have dropped off a check or money order prior to the bth to avoid the late feeWe have alreadygiven her $in Courtesy Credits within the months she has lived hereThe $owed on heraccount was explained above and is solely due to her not making the correct paymentsThis balance willNOT be credited or waived.4.)
