To Whom It May Concern: I will attempt to address all of Mrs***'s concerns as best as possible as I have done so in detail on several occasions A great amount of time has been spent on this matter in order to attempt and provide Mrs [redacted] with explanations to her issues.We were hired by Mrs [redacted] and her neighbor to replace their fences and scheduled the project to start on March 29th but do to rain delays a week earlier we were running slightly behind schedule Even though we wanted to arrive between & in the morning, we arrived arrived at PM in the afternoon On Wednesday the 29th, we started to tear down of the old fence and set posts in concrete On Thursday the 30th, we returned early in the morning and continued to set posts in concrete so we could finish the installation on the 31st On the Friday the 31st, we started early in the morning by installing all the brackets and rails for the new fence Once this was completed our crew took off to have lunch and started installing the pickets upon their return The overall installation was completed about PM The crew left the property at 5:PM after they cleaned up and I left the property at about 6:PM after being on the phone with Mrs [redacted] and waiting as long as I could for her On Thursday the 30th, I advised Mrs [redacted] via text message that we would complete the installation between & on Friday afternoon so that she could make arrangements to be there for a walk through since I, ***, had other commitments that afternoon Mrs [redacted] disregarded this information and did not leave South Austin until 4:or after causing her to arrive to Cedar Park at around 6:PM, this was a disregard on her part since she was advised a day prior about our completion time Her statement above that our crew and I left at 4:is a statement especially since I was on the phone with her that afternoon PLEASE LET THE RECORD REFLECT THIS TO BE THE FIRST STATEMENT OF SEVERAL.Once Mrs [redacted] arrived at the job site, after PM, I got a call informing me of several issues that she was not pleased with I then informed her that we had installed everything according to our contract which she agreed to After I cancelled some personal commitments for that afternoon I headed back to meet with Mrs [redacted] to discuss her concerns Her concerns were the following: There were some posts were the concrete could be moved at the bottom (keep in mind that the issue wasn't that the concrete was loose from the posts it was that the play was coming from in between the soil and concrete) She wanted a pipe installed for the cane bolt of the double gate The gap on the double gate was to large for what she wanted.1-A The first thing that we discussed were the posts and the only thing that I could conclude as to why there was play between the concrete and the soil, was because Mrs***'s friend, [redacted] , was pushing the posts excessively knowing that the posts had just been set day ago The amount of pressure that was put on these posts was in excess and is what cause the sway in between the concrete and soil All the posts that were shooken by [redacted] had been set the day prior in concrete The posts that were set in concrete days prior there were no issues with, meaning that [redacted] shook the posts too soon In order to have a netural party observe the situation, Mrs***'s neighbor, Mrs [redacted] came out and was explained what was going on Mrs [redacted] completely understood what had happened and also agreed that [redacted] had put too much force on the posts to soon Furthermore, the property is a rental property of Mrs [redacted] and when her tenant was explained the situation she too understood and agreed that the posts had been shooken too early After Mrs [redacted] and Mr [redacted] did not agree with Mrs [redacted] , Mrs***'s tenant, or I [redacted] then proceeded by screaming not only at me but too Mrs [redacted] From a personal point of view I do not believe that you should eve scream at a women who is there because she is part of the installation and to give her opionion After discussing the posts, we proceeded to the double gate Mrs [redacted] stated that our standard gap in between the gate of 1" was excessive and that it should be more like 1/2" I advised her that the gap we leave is standard so their is enough space to account for any sagging once the wood dries In an attempt to show Mrs [redacted] and [redacted] that this was standard I wanted to take them across the street where a fence also had a similar gap as to the one installed by Ranchers Surprisingly, both Mrs [redacted] and [redacted] refused to go over and view such fence I did advise Mrs [redacted] that we could accommodate her request and reduce the gap but the warranty would be voided on the gate if adjustments were needed, since 1/2" is too small of a gap for a gate The cane bolt for the double gate was the next issue, Mrs [redacted] wanted a pipe of some sort installed in the ground so that it wouldn't move and later loosen I agreed to doing this for her at a later date After Mrs [redacted] had an inspection performed on the installation of the fence by a non certified home TRAC home inspector, whom submitted a bias report with inaccurate information, Mrs [redacted] brought up a concern about the brackets on the gate extending more than she wanted I explained to her that they were installed this way to provide the rails on the double gate with additional support again so the gate would not sag Since Mrs [redacted] feels that it is better to have no support for the gate rails and therefore I agreed to have them converted to final end brackets like she requested.For items 2, 3, & I advised her that I would get them taken care of for her and as you can see they in the pictures above they have been taken care of When we showed up to accommodate Mrs***'s requests her tenant was surprised and didn't believe that the gate needed any work done to it since the gate has been functioning well as of todayOverall, I believe that the gate was the least of the issue and instead believe that Mrs [redacted] would like to make us responsible for an action that her friend [redacted] acted on For that reason, Ranchers cannot be held accountable for any intentional actions taken on the fence that may intentionally harm it If the issue would have arose because of a installation not done properly then Ranchers would take full responsibility but that is nor the case When [redacted] point out to me that we did not meet the 18" depth mark for the posts like we stated on the contract, he picked a post of his choice (a loose post) and started digging beside it until reaching the bottom of the concrete that had a depth of 19" After [redacted] verified that we did meet our minimum depth he proceeded to state that the depth was not 19", this depth was verified by Mrs [redacted] with a measuring tape and verified the 19" Going above and beyond in showing and explaining everything as best as possible to Mrs [redacted] I feel that she will disregard all the facts and will continue to blame me, Ranchers, which makes it hard to resolve an issue with a cosumerOverall, attached are pictures of the gate issues that Mrs [redacted] wanted addressed The pictures will shoe before the fact and after the fact pictures so it can be verified that her concerns have been addressed.As for the posts, please have Mrs [redacted] the following questions: Did her friend, [redacted] , shake the posts excessively? Based on the post that [redacted] dug, did we meet our depth listed on the proposal? Based on the information our the contract, did we satisfy the contract 100% Was the inspector whom you had inspect the fence licensed as a home inspector? To Whom It May Concern, After speaking and verifying everything that was done at Mrs [redacted] 's home with my crew leader, there were only posts that were taken out which were the four that were replaced When our crew arrived to replace the posts, the posts to be replaced were marked with a string line and only those were replaced If there was a 5th post removed, why hasn't there been a picture of such broken post been presented? Furthermore, why didn't Mrs [redacted] say anything to our crew leader when she did a walk through with my crew leader ***? In order to resolve this complaint, I will visit the residence this afternoon June 17th of between & in the evening Please mark the location of where the 5th post, that was removed, was so I can verify this and have a new installed Ranchers Landscaping Owner, [redacted]

We recently had Ranchers Landscaping install a replacement privacy fence using foot pickets and stainless steel postsTheir pricing was very good, the quality of the materials excellent and the expert fence installation crew was friendly, polite and provided top quality installation and clean upWe would highly recommend their quality of materials and expert installation!

clearly states 4 posts and not 5, our contract goes into further details and states which posts were going to be replaced.  The specified post were replaced and were replaced in the exact location where they were previously.  When our crew completed the repairs, she VERIFIED that the repairs were completed and even asked our crew leader to address some minor concerns that she had before they left.  Based on our agreement and her conversation with our crew leader, we are considering her accusations false.

(Anchor solidly in soil all 12 loose posts.)Ranchers can do this for Mrs. [redacted] but being that we installed the posts just as we do for all customers and have never had this issue in the past, we can accommodate this request as long as Mrs. [redacted] agrees to a discounted labor rate $67.50 per hour instead of our normal $135.00 hourly rate.  Additional concrete will be needed and as long as she agrees to the cost of $87.72 for it.Issue 2. (Replace sharp rail brackets that present a safety hazard to public.)Ranchers has as already addressed this matter as shown in the pictures in my previous response to the Revdex.com.Issue 3. (Install left gate ground locking bracket.)Ranchers has already secured the cane blot for the double gate in the ground with a pipe so it doesn't come loose.Issue 4. (Narrow excessive gate gap from 1" to 1/2".)Ranchers has already addressed this concern and is shown in the pictures attached to my initial reply.Issue 5. (Pick up dropped...)Ranchers walked the property with a magnet after completing the installation to attempt and pick up as many screws as possible and if any screws were left behind it should be a minimal amount that the magnet could not be picked up because they were buried in the ground or not seen.  This was completed to the best of our abilities when the fence was completed.  Sincerely,[redacted]Owner, Ranchers Landscaping

I am rejecting this response because: Answer 1: Mr.[redacted] did not shake the posts excessively. I have invited Mr.[redacted] to help me with new fences acceptance and the contract completion. Mr.[redacted] was with me during that visit of my property and he was representing and protecting my property interest because I had requested him to help me with contract closure. Mr.[redacted] acted in advocacy of my property. He did not had any interest to destroy any item on my property. I can whitens  my statement. Mr.[redacted] visually has inspected new fence and noticed that some posts have very small amount of concrete for good anchoring to soil. I want Revdex.com to bring its attention on these Ranchers Landscaping statement-Ranchers Landscaping employees set posts in concrete on April 30th. On April 31st Ranchers Landscaping started early in the morning to install the brackets and heavy wood rails, and all heavy cedar fence pickets on new posts that were installed only 12 or 15 hours early on April 30th.I believe the new posts concrete after 12 or 15 hours was still wet and has not set solid yet. I believe that Ranchers Landscaping employees were in harry to finish the prodeject on April 31st and they have damaged wet posts concrete.Answer 2. I have asked Mr. [redacted] to open for visual inspection cement that anchors one loose post to soil. Mr.[redacted] has dug a hole beside one loose post and exposed the concret for visual examination. The examination  has revealed:1.The concrete has V- shape. To prove a secure post in loose soil, concrete must be U-shape.2.To prove secure post in loose soil the post concrete mast be bigger and dipper.Answer 3. As for now, the contract completion satisficed me only on 80%. After Ranchers Landscaping completes the following: 1.Anchor solidly in soil all 12 loose fence posts.2. Replace sharp rail brackets that present a safety hazard to public.3. Install left gate ground locking brocket.4.Narrrow excessive gate gap from 1" to 1/2".5.Pick up all dropped screws that could be picked up by the small children, what present a public hazard.I will consider contract as completed 100% only after all this items implemented.Answer 4. Mr. [redacted] has over 30 years of construction experience. I have hired Mr.[redacted] to help me with fence acceptance inspection.I trust Mr.[redacted]. To the best of my knowledge there is not definite requirements to build and inspect construction of fences in Texas. I want to bring Revdex.com attention to the fact that Ranchers Landscaping has reported to me that on April 31st afternoon my property new fence will be build and will be ready to safe usage by public. Ranchers Landscaping me to pay of contact dollar amount for completed fence. Ranchers Landscaping has not informed me by any information that new fence has any restrictions and limits for safe public usage, therefor I has assumed that on the April 31st  the new fence on my property was strong and safe for public usage and did  not present any safety hazards for small kids on my property.
