This is letter should serve as a response to Revdex.com Case # [redacted] made by [redacted] against Aspen Square Management on May 15, In regards to the claim of negligence in our work order process, we have only been notified of one work order from this resident since we acquired this community in June of On November 14, 2016, the resident sent an email to the property in regards to her dishwasher not working properly Management responded approximately hours later and placed a work order in our system for maintenance to completeMaintenance completed the work order on November 17, by completely swapping out the dishwasher After business hours on the 17th, the Ms [redacted] emailed and stated that she did not like the “look” of the new dishwasherOn Monday, November 21, (our office is closed on weekends) we responded and explained that we would touch base with our maintenance team to try and locate a better optionBecause the dishwasher was operationally sound, our Foreman had to get permission to order a new appliance Once the order was approved and arrived on-site it was replaced with a brand new dishwasher We request that you take into consideration that Ms [redacted] ’s original work order was responded to immediately with a satisfactory solutionWe were not required to place a new appliance in the home, however, we elected to do so in order to please our residentMs [redacted] ’s request to address her broken appliance was responded to in less than hoursOn April 7, Ms [redacted] was offered the opportunity to renew her lease termOn April 10, the resident emailed the renewal offer back to us with the word “ NO” written in different places on the letter indicating that she would not be renewing her lease contractHowever, this was not an acceptable format as she did not include her signature, as indicated at the bottom of the formManagement explained to the resident that she needed to fill out the form appropriately and resubmit itMs [redacted] returned her written notice to vacate on 4/30/By signing this form, she indicated that she intended to move out on the last day of her current lease (5/31/17)Due to the high demand for our apartment homes, we are not allowing a month to month option for anyoneOnce a notice is submitted for move-out we assign someone from our waitlist to the homeA lease for the incoming tenant is signed within hoursUnfortunately, this was no different for Ms [redacted] ’s homeWe have explained to our resident that we no longer have the option to extend her lease since it has been released to the next tenant, even if we allowed the option of a month to month leaseMs [redacted] has had a sufficient time frame to secure housing after her lease terminates on 5/31/at Rancho Del SolShe indicated as early as 4/10/that she had no plans to renew her leaseUnfortunately, we also do not have the option to allow her to extend her lease as we have new tenants pending move in shortly after Ms [redacted] ’s move outIf the Revdex.com would like to review copies of any of the correspondence I have referenced in my response, we are happy to supply them for review Warm Regards, Kaylie S [redacted] Community Manager

Maintenance completed the work order on November 17, 2016 by completely swapping out the dishwasher.  After business hours on the 17th, the Ms. [redacted] emailed and stated that she did not like the “look” of the new dishwasher. On Monday, November 21, 2016 (our office is closed on weekends) we responded and explained that we would touch base with our maintenance team to try and locate a better option. We were not required to place a new appliance in the home, however, we elected to do so in order to please our resident. Ms. [redacted]’s request to address her broken appliance was responded to in less than 72 hours. On April 7, 2016 Ms. [redacted] was offered the opportunity to renew her lease term. On April 10, 2017 the resident emailed the renewal offer back to us with the word “ NO” written in 5 different places on the letter indicating that she would not be renewing her lease contract. However, this was not an acceptable format as she did not include her signature, as indicated at the bottom of the form. Management explained to the resident that she needed to fill out the form appropriately and resubmit it. Ms. [redacted] returned her written notice to vacate on 4/30/2017. By signing this form, she indicated that she intended to move out on the last day of her current lease (5/31/17). Due to the high demand for our apartment homes, we are not allowing a month to month option for anyone. Once a notice is submitted for move-out we assign someone from our waitlist to the home. A lease for the incoming tenant is signed within 24 hours. Unfortunately, this was no different for Ms. [redacted]’s home. We have explained to our resident that we no longer have the option to extend her lease since it has been released to the next tenant, even if we allowed the option of a month to month lease. Ms. [redacted] has had a sufficient time frame to secure housing after her lease terminates on 5/31/17 at Rancho Del Sol. She indicated as early as 4/10/17 that she had no plans to renew her lease.
