Please find our response to # [redacted] : All maintenance calls are logged and responded to in a timely manner (documentation of this was previously provided) The odor of pet urine permeated the unit so bad our staff had to wear masks and tear out carpet, the pad was so corroded to the floor from being urinated on so much that is took days to get the pad removed from the floorAfter finally getting the pad scrapped off of the floors we had to seal them before new pad and carpet could be installed so that the odor would not pop back throughPrevious documentation provided shows calls that were submitted and responded to as well as photos from unit condition inspection while resident was occupying the unitCres will stand behind all deductions made and charges applied to tenant for damage to this owners property inflicted by resident

Tenant moved in to *** *** *** on 12/01/at the time of move in “she was given a move in condition report in which she did not turn in”The condition of the property was clean and ready for move inWe received very few maintenance calls and concerns during her stay in the property, those
that we did receive were responded to and taken care of in a timely manner.We did a condition inspection of the property in March of at which time the property was still in pretty good shape.We did a condition inspection in June of at which time we did document some clutter and photos to show that the condition was starting to appear as though the tenant was not taking care of the property.After this inspection we only visited the property two additional times while the tenant was occupying the unit and those visits were for maintenance issues that the tenant was having. Attached you will find:The property history notes documenting all service calls that were reported and responded to, all service tickets, correspondence regarding the toilet and no heat service call, photos from 07/01/inspection, photos from move out inspection 11/03/2015, service tickets for the turn over cost for the owner as well as security deposit statement and documentation sent to resident regarding resident charges.The move out photos will show the condition of the property upon move out vs even those of the inspection photos and that the resident is to be held accountable for damages that they caused to the property.The resident is not being charged nearly what it is costing to repair the unit to rentable condition.I would also like to note that during the turn over the odor of pet urine and damage from pet urine was so bad that our techs had to wear masks and remove all carpet, pad and even seal the floor underneath to try to mask the odor of pet urine.In years I have only seen one other property where it appeared the pet had urinated everywhere, Saxony was so bad that the padding was stuck to the floor and had to be scraped to remove it, I can’t say for sure but it appeared the pet used the carpet as the toilet.We have reviewed the complaint and all the supporting documents and the deposit reconciliation stands

There are no issues with the resident making payments per month, the issue is that the rent is not paid in full on timeThe agreement that was made between the owner and the resident was that the resident would pay all up once the resident received her tax money, after the residents two payments
per month would have been in advance This never happened the resident has not paid ahead and has continued to pay rent late each month The owners signed up with Cres to assist with lease enforcement and to be able to free up their timeCres is following the contract that was signed with the owners by managing the account and enforcing leases

The lease and charges are in accordance to our contact with the previous property owner and the owners contract with the resident. These numbers should have all been discussed and disclosed during the closing and have nothing to do with Cres Property Management. The amount that was refunded was the...

amount that was paid to us in the month of April and have nothing to do with the previous payments. Since the property sold and Cres no longer manages it is not up to Cres to refund monies that were paid to the previous owner prior to the sale/closing of the property.

We truly understand this resident’s frustrations of this repair not being attended too in a timely manner, our client who owns the property has her own maintenance staff and they did not show up to handle the repair... Cres Property management offered to contact one of the...

largest plumbing company here in Cincinnati to attend to the issue and bill our client directly. This plumbing outfit works 24 hours of the day and their dispatch stated they could be at the property later that night between 8pm and midnight, our client declined this wait time as her own maintance guy said he could be at the property after work between 7&8 pm. He did not show or call the tenant who had waited several hours. Cres property management has a contract with our client the owner of the property for Administrative duties only, therefore Cres Property Management is not authorized to make repairs on behalf of the owner without consent.   Regarding lawn care we have a landscaping and lawn service although this client chooses to use her own service   Cres is truly sympathetic and understands the frustrations with this tenant regarding these issues, we will be addressing these concerns with our client and hope to get these expedited faster in the future.
