Rankine Construction

Review: Contractor, [redacted] Rankine, collected money for home improvement, waterproofing and underpinning project in my home and then abandoned the job and breached our contract after he destroyed the existing apartment, threw trash all over the property, compromised the foundation of the house and collected over $25,000.00 for that job . He was to dig out the area under my addition, underpin that area, and waterproof the entire lower level of the house (basement apartment).

He built a retaining wall that blocks my back building door and dumped concrete trash and other construction trash behind this wall.

He continued to find new projects that needed to be done without completing any one of his jobs and insisted on down payments for all the different jobs. He demolished the existing apartment, tearing out all the dry wall, crown and floor molding and insulation. He removed the granite counters and cabinets in the kitchen and the plumbing. He threw construction trash and dirt all over the property. He damaged property inside and outside the house and claimed he would repair them (which he never did). He claimed to be licensed and bonded with expert knowledge and ability to complete the project. He never called for an inspection of his work (which was very substandard), and when the homeowner (myself) finally called. All his work failed. He continued to ask for additional money without moving forward with the project or fixing any of the problems noted by the inspector. He came to work very infrequently always making poor excuses as to why he could not come and when he did come it was for 1-4 hours at a time with 1 -2 workers that did not appear competent or physically capable of performing the work. He became very rude when I started asking him how he was going to complete the project and refused to give him any more money before he reached agreed on milestones indicated in the contract. Then he completely stopped coming leaving the foundation very compromised, the basement apartment completely destroyed with mud and water washing into the apartment when it rained as he had partially dug out the dirt and created a tunneled area sloping towards the apartment that diverted water into the apartment, exposed one footer and removed the gravel and vapor barrier that was keeping the water out. The structural engineer stated that addition needed to be supported immediately or else it would break away from the main home and the property would be deemed uninhabitable and unsafe. I had to pay for a contractor to come in a install house jacks to temporarily stabilize the addition which is where myself and my daughters sleep, and divert the mud that was running under the addition and flooding the basement apartment.

All the work done by ** Rankine has to be removed and re-done which has more than doubled the cost of the project, and contractors are very hesitant to accept this project because of the liability that ** Rankine has created.Desired Settlement: Complaint to be filed with Revdex.com for other consumers to see

Refund of my money

Remove dirt he dumped around the property that is diverting water towards the house

Remove retaining wall he built that is blocking door to back building and also remove the trash he dumped behind the wall
