Ravinia Pines has always been a pleasant and nice place to live and we have been here almost 3 years. They implemented a new system to pay rent and etc. My application is not
Functioning good at all, therefore, there has been a problem with my payment records. I have proof showing in my bank acct that my payments have been paid and I am current with everything, but because the office doesn’t have a clue how to move the money from

Initial Business Response / [redacted] (1000, 18, 2017/12/13) */ A very reputable company with more than years of experience in this industry moved her home from [redacted] to our communityPrior to moving the home we instructed all resident that we were relocating to remove furniture from their homes The reason for this was to ease the weight for the moveMs [redacted] indicated that she understood the instructions that were given to herWhat she failed to tell the movers is that she and her husband had moved their living room set and kids bedrooms sets into the master bedroomThe master bedroom was located in the back of the homeAll residents had to sign a release form releasing the community from any damage incurred as a result of the moveShe did try and turn in a claim to the moving company and I believe it was denied because she failed to disclose information about the home We found a home for Ms [redacted] and went to great expense to make her and her family feel at homeHer previous home was a two bed one bathThe home Ms [redacted] and her family moved into is a three bed bath home, and as she mentioned years newerWe had the furnace repaired, replaced the water tank, had an electrician come out as wellOur community went above and beyond to help her and her familyAgain this was not our responsibility, but rather the right thing to do As of this date Ms [redacted] is still residing in the home with her family!

It's unfortunate that she is experiencing issues, but it clearly reads in the documents signed by *** that she is not supposed to make changes to the home*** had someone build a wall enclosing her dining room as to make it a bedroom for
one of her childrenWhen building the wall she had someone remove the thermostat and install it in another areaWhomever she had install the thermostat it was not properly installed causing issues with the furnaceBecause of these actions it will be up to *** to make the necessary repairs to the furnace and thermostatI/we would never have given her permission to make such changes to the homeThe dining room has no windows making it unsafe for someone to sleep in an enclosed room under those conditions
One of the documents that was signed it Cleary reads:
DECORATIONS & ALTERATIONS Tenants may not make any alterations to the Home, including but not limited to, antenna installations, additional phone or cable TV outlets and lock changes (including racing or addition of locks) without Landlord's prior written consentNo holes or stickers shall be put anywhere inside or outside of the Home, except a reasonable number of small nail holes for picture hanging will be permitted ONLY in sheetrock walls and in grooves of wood-paneled wallsTenants shall not alter or decorate the Home without prior written consent from the LandlordThe Landlord's consent to a particular decoration or alteration shall not be deemed consent to future decorations or alterationsTenants may not remove any of Landlord's fixtures, appliances or furniture from the HomeTenants may not use any adhesive material on the walls without prior written consent from the LandlordUpon the expiration or termination of the tenancy, the Home shall be returned to Landlord in the same condition as when received, reasonable wear and tear acceptedReasonable wear and tear is that which occurs without negligence, carelessness, accident or abuse

CONDITION OF RESIDENCE & ALTERATIONS Resident acknowledges that the Residence has been inspected, is fit for the use intended and that no promise to alter, repair or improve the Premises has been made by Lessor except as may be contained in this lease or a written addendum to the LeaseLessee accepts the Residence, fixtures, and equipment in its "AS IS, WHERE IS" condition
NO ALTERATIONS WITHOUT WRITTEN PERMISSIONLessee may not make alterations to the Residence and may not paint any part of the Residence without prior written approval of LessorNo holes or stickers, wallpaper, or other adhesive material shall be put anywhere inside or outside the Residence except for a reasonable number of small easily patched nail holes for picture hangingLessor's consent to a particular decoration or alteration shall not be deemed consent to future decorations or alterations
We called in a reputable Heating an Cooling company to access the repairs on the furnace and the other issues and were told that these problem's all stemmed from the thermostat being improperly wired and other wiring that had been done by the homeowner
There was never any promise of landscapingWhen moving in a truck or trucks were backed up onto the lawn areaWhich is a clear violation of our Rules and RegulationsBy parking on the lawn it created ruts, and again it would be their responsibility to repair the damage caused by the truck(s)

While we moved in we never parked on the lawn because she stated while signing our lease that it was against policyThe lawn is towards the back anyways so moving in would not have caused all the differentials in the land that far back of the trailerShe also never called in a reputable heating and cooling as she states she sent over her mainmen who said they have no idea what to do with a furnace besides change a fuseThey called their boss asking for assistance informing them the wiring inside the furnace was out of wack and that was when *** called me to inform me that it was the thermostatThey didn't once touch or look at it to know if it was the thermostat at allThey only knew the fuse was being blownI have two companies one being the company she normally calls owner and another company who both said they will quote "there was absolutely no way this furnace worked in over years" They also both stated the thermostat didn't cause any of these problems and that it was hooked up perfectly fineAgain she never called any actual company to look at thatI understand now that when talking to the landlord that we have to get it into writing or it will never happen just like the toilet I was promised back in September and I still have yet to receiveI have witnesses that sat during signing with her informing us all this that she has now backed down onAlso if they weren't going to fix the landscape why did they choose to only fix half of the landscape problem that went into my neighbors property but stop at the property lineThat makes zero senseAgain I now know not to speak to her unless it's written down

As the paperwork that was signed states you can NOT alter the home in any wayBy doing so the lease was violated, and now the resident is responsible for all repairsThere was an elderly gentleman living in the home before they moved in and the furnace was in working orderAlso when the home was being painted heat was needed in order for the paint to dryWhen the new carpet and lino where installed again the furnace must be in working order in order to lay this downHow could we have accomplished these tasks with a non-working furnace?
Again landscaping was never part of the discussion with this residentIn fact everything was fine with their yard so there was no need for a discussionThe resident next door yard was done because her yard consisted of dirt and some treesWe cut down the trees and put new dirt and seed as well as a blanketThat is all we do as far as landscaping goes

Please let me start with there was nor are there any issues with this home!
On several occasions I had to site Mr*** for blocking the fire exit to the homeThe maintenance team was at the home numerous times for alarmsThe mold
was not mold it was actually mildew from the bathtub not being cleaned on a regular basisMr*** failed to mention that he had a leaky washing machine, which caused us to repair the hallway floor on two occasionsI asked him to stop using the matching until it was repaired, which he failed to do
Mr., *** is claiming there was mold on the roof and the outside wall of the homeWe inspected the roof on several occasion and no mold was foundThe film on the outside wall was actually moss and not mold
We take all matters seriously regardless if a resident is on time or late with their paymentWhen Mr*** moved out of the home, we had to paint and repair large holes in the living room wall, replace carpet in all rooms because of neglectRepair the bathroom floor and hallway floor again because of the leaky washing machine
We are on the same line at the office as Mr*** and we have not experienced issuesIn fact I went over to Mr***' home with a member of the maintenance team and found no water pressure issuesWe ran the water in the bathtub and kitchen sink and again no issues

Our attempts to reach Mr*** have been unsuccessfulWe do not issue monthly statements as all residents have a
leaseTheir lease will state exactly what they're to pay each monthLate fees are listed in the lease as well as NSF fees, so there is no need to billHe has also not contacted either of us in the office requesting a statement for his account
We received proof May 19th that their dog was euthanizedI removed their pet fee myself after I received the paperworkPlease note Mr*** paid the full amount including the pet fee on 05/01/Had he included the paperwork with his rent the fee would have been removed that day! But my question is if you knew you no longer had the dog and you submitted proof why would you pay the full amount?
Mr*** said he had an issue under his home, however he never left a voicemail message at our office nor did he call the emergency lineOur emergency line is manned 24/for these types of issuesWe have maintenance staff residing in the community that are available 24/as well
We're here to help each and every resident no matter what the issue isThere are numerus residents we have given paint to so they can spruce up their homesWe also have a Beautiful Yard contest each monthIn fact Mr*** placed 2nd and received *** off his rent!
We love happy residents and if it takes us reimbursing Mr*** to accomplish that, we would love to then!

I want to let you all know how VERY MUCH we appreciate your involvement in getting our issues resolved...we are not completely sure, but...

we DO BELIEVE that everything got done today because it's the 24th and tomorrow the 25th was the last day they had to respond to your (Revdex.com) inquiry...now, isn't THAT coincidental? not! ...anyways, it definitely put us further in debt due to having to continually rent airconditioning units. if there is anything you can do about getting some or all of our rental fees back please let us know. ..again, thank you for all your help.
